Some people know right away that they don’t want 36 holes of golf or a lodge the size of a small hotel. They want a nice single-story home, a clubhouse where people know their name, and someone else to mow the front lawn. The Club at Westpark in West Roseville is one I often suggest they see.
It’s a Del Webb community of 704 homes, mid-sized and settled, built around one clubhouse called The Retreat. Whether you’re planning your own move or helping a parent from across the country, here’s what I’d want you to know about prices, fees, taxes, floor plans, and everyday life there.

How much do homes cost in The Club at Westpark?
As of September 2026, homes in The Club at Westpark were listed from about $540,000, and a recent sale closed near $740,000. Those figures come from listing sites. About seven homes were for sale in early September 2026.
I couldn’t confirm a reliable median for a community this size. Price differences come mostly from the plan, the lot, and how much the home has been updated since it was built.
Maggie updates these from MetroList sales every month. Ask for this month’s numbers.
HOA dues and what they cover
As of September 2026, HOA dues were about $220 to $250 a month. Published figures vary by source. Older guides list about $177, and recent listings show up to $250, so I’d confirm the current number with the association.
Your dues cover:
- Front yard maintenance
- The Retreat clubhouse and its 24-hour fitness center
- The outdoor pool, spa, and bocce courts
- Concierge service at The Retreat
- A full-time lifestyle director and the events calendar
In plain words, the dues buy you a gym that never closes, a pool and spa, a front yard you don’t have to mow, and a staff member whose job is to plan things for you to do. For many people moving from a larger home, that front yard care alone is a welcome change.
Back yards are generally the owner’s job, though the CC&Rs will say for sure. The association is managed by FirstService Residential. I couldn’t find public reserve figures or a published transfer fee, so I’d request the budget, reserve study, and fee list early in escrow. Please confirm current figures with me.
Taxes and Mello-Roos
Local sources say homes in The Club at Westpark carry Mello-Roos. One guide cites about $220 to $240 a month, but that range overlaps the HOA figures, so I don’t trust it on its own.
The amount is set parcel by parcel and appears on the property tax bill. I’ll pull the bill for any address you’re serious about so you know the real monthly cost of owning there, dues and taxes together.
Homes and floor plans
Del Webb built nine single-story floor plans here. Homes range from about 1,645 to 2,815 square feet, with two to four bedrooms, two to three baths, and attached garages from one to three cars.
- Nichols: about 1,645 square feet, three bedrooms, two baths, two-car garage
- Berry: about 1,795 square feet, three bedrooms, two baths, two-car garage
- Sheley and Stadley: about 1,992 and 2,071 square feet
- Holsinger, Bowen, and Sherwood: about 2,385 to 2,485 square feet
- Cooper and Tiburon: about 2,732 and 2,815 square feet
Many homes have 10-foot ceilings, eight-foot doors, and open layouts. Some plans add a library, a breakfast nook, a back porch, or extra garage storage. Because these homes were built from 2006 to 2014, they’re newer than the Sun City communities but old enough that some updating may be due.
Amenities
The Retreat
The Retreat is the heart of the community at about 10,000 square feet. It has a 24-hour fitness center, an aerobics room, billiards, a kitchen, lounge areas, and Wi-Fi. An on-site concierge helps with questions and bookings.
Pool, spa, and outdoor spaces
Outside, there’s a swimming pool and spa, bocce courts, and an outdoor fireplace patio. That patio hosts one of the community’s signature events, Jazz by the Fire.
Fitness classes
Classes such as yoga, Pilates, and Zumba meet at The Retreat. The gym is open around the clock, which helps if you like to work out early or late.
I couldn’t confirm pickleball or tennis courts inside the community, and there’s no golf course, restaurant, or large trail system of its own. The surrounding WestPark neighborhood does have paved trails and city parks.
Clubs and social life
The Club at Westpark has more than 30 resident-run clubs and groups. Examples include bridge, mahjong, bocce, wine tasting, a lunch bunch, cardmaking, a River Cats baseball fan group, and Wii bowling.
A full-time lifestyle director plans the calendar. Past events have included Jazz by the Fire, culinary demonstrations, movie nights, and potlucks. Planned outings have gone to San Francisco and Reno.
With 704 homes and one clubhouse, it’s a place where you can get to know people without needing a map of three lodges.
Health care nearby
The main hospitals are in Roseville: Sutter Roseville Medical Center and Kaiser Permanente Roseville Medical Center on Eureka Road, which has an urgent care department.
For smaller needs, Sutter Urgent Care has a West Roseville location on Woodcreek Oaks Boulevard. There’s no care on site, since these are owned homes. If more support is needed down the road, Eskaton Village Roseville in West Roseville offers independent living, assisted living, and memory care.
Getting around
The Retreat sits on Kennerleigh Parkway in the WestPark area, west of Fiddyment Road and north of Pleasant Grove Boulevard.
- Sacramento International Airport (SMF): about 30 to 40 minutes by car from Roseville, usually via I-80 and I-5, according to travel estimates.
- Downtown Sacramento: reached by way of I-80. I didn’t find a published drive time from this exact spot, so I’d try the drive at the hour you’d usually travel.
- Amtrak: the nearest station is in Roseville at 201 Pacific Street, on the Capitol Corridor.
- Local rides: Roseville Transit’s Arrow on-demand service goes anywhere inside city limits, with a senior discount.
What’s nearby
West Roseville has grown quickly, and shopping has followed. The West Roseville Marketplace at Fiddyment Road and Pleasant Grove Boulevard is expanding, and Raley’s O-N-E Market anchors a center on Blue Oaks Boulevard.
Parks and trails in the WestPark area include:
- Pistachio Regional Park, a 45-acre city park on Westpark Drive
- Nela Luken Park, with a railroad-themed misting sculpture
- Fiddyment Park, with a covered picnic area
- Miles of paved walking and biking trails linking the neighborhoods
For a bigger shopping day, the Westfield Galleria at Roseville and the Fountains at Roseville are a short drive east. For internet, broadband directories list AT&T, Xfinity from Comcast, and Consolidated Communications in Roseville. Check service for the specific address.
Who tends to love The Club at Westpark
It tends to suit people who want a single-story home, front yard care, and a social calendar without the scale of a Sun City. Bocce, cards, wine tasting, and an evening by the outdoor fireplace are the rhythm here.
It’s a good lock-and-leave option, since the HOA handles the front yard. Early risers and night owls like the 24-hour gym.
Families who live out of state often like that it’s a smaller place to learn. One clubhouse, one main calendar, and a concierge to call with questions makes it easier to help a parent settle in from a distance.
The tradeoffs are worth weighing. There’s no golf course, restaurant, or confirmed pickleball inside the community. And with Mello-Roos on top of HOA dues, the fixed monthly cost is higher than in some older communities.
