A lot of people who call me about 55+ living in the Sacramento area start with the big-name communities up in Placer County. Then they realize their doctors, their friends, and their favorite places are all south of the city, and the question changes: “Is there anything like that closer to Elk Grove?”
There is. Glenbrooke by Del Webb is a smaller 55+ community in Elk Grove with all single-story homes and a lodge at its center. This guide puts everything in one place, from dues and Mello-Roos to floor plans, clubs, and the nearest hospitals, whether you’re looking for yourself or for a parent.

How much do homes cost in Glenbrooke?
As of 2026, Glenbrooke homes have generally sold between the mid $500,000s and the low $700,000s, with a median sale price around $577,000, according to a local community guide. A 2026 listing snapshot showed about a dozen homes for sale with an average asking price near $647,000.
Floor plan, lot, and upgrades move the price the most. The smallest plans start the range, and the larger plans with an office sit near the top.
Maggie updates these from MetroList sales every month. Ask for this month’s numbers.
HOA dues and what they cover
As of 2026, a local guide puts Glenbrooke dues at about $190 to $214 a month, often billed quarterly at about $570 to $642. Older listings show lower numbers, so confirm the current figure with me for any home you’re considering.
The dues cover:
- Front yard landscaping
- The Arbour Lodge, with its pool, spa, and fitness center
- Tennis, pickleball, and bocce courts and the putting green
- The walking trail, parks, and common areas
- The lifestyle director’s calendar of classes and events
For roughly $200 a month, you’re getting your front yard kept up plus a pool, a gym, and a full club calendar. That’s modest compared with many larger 55+ communities in the region. The backyard is your responsibility. The association is managed by FirstService Residential.
Dues tend to rise over time. Each year the board adopts a budget, and a reserve study plans for replacing big items like the pool, the Lodge roof, and equipment. Rising costs for water, insurance, and labor push dues up, and if reserves fall behind, a special assessment is possible. I couldn’t find a published transfer fee or capital contribution, so ask for the budget, reserve study, and resale packet before you commit.
Taxes and Mello-Roos
Yes, a local guide reports that Glenbrooke homes carry Mello-Roos, commonly estimated at about $240 to $260 a month. That’s a single source, so treat it as a starting point.
Mello-Roos bonds are time-based and end once they’re paid off, and the exact amount depends on the address. It shows on the property tax bill, on top of HOA dues. I can check the figure and the payoff timeline for any home you’re looking at so there are no surprises.
Homes and floor plans
Every home in Glenbrooke is single-story, with an attached two-car garage. Del Webb built eight models:
| Plan | Size and layout |
|---|---|
| Gianna | About 1,257 sq ft, 2 bedrooms, 2 baths |
| Aidan | About 1,343 sq ft, 3 bedrooms, 2 baths |
| Randall | About 1,371 sq ft, 2 bedrooms, 2 baths |
| Maggie | About 1,569 sq ft, 3 bedrooms, 2 baths |
| Colby | About 1,644 sq ft, 3 bedrooms, 2 baths |
| Sanders | About 1,859 sq ft, 3 bedrooms, 2 baths |
| Julie Marie | About 2,066 sq ft, 2 bedrooms, 2 baths |
| Williams | About 2,252 sq ft, 2 bedrooms plus office, 2.5 baths |
The plan names show up in listings, so this table helps you compare quickly. If you want a guest room for visiting family, look at the three-bedroom plans like the Aidan, Maggie, Colby, or Sanders. If you’d rather have a home office without giving up a bedroom, the Williams is the plan to watch for. Larger plans don’t always mean more bedrooms here, since the Julie Marie trades a third bedroom for bigger living spaces.
Since the homes were built between about 2007 and 2014, many are now old enough that original water heaters, HVAC systems, and carpet may be due for replacement. That’s normal, and it’s worth pricing into your offer.
Amenities
The Arbour Lodge
The Arbour Lodge is the hub. It has a fitness center with an aerobics and dance studio, a multi-purpose ballroom, a catering kitchen, a library, billiards, and indoor and outdoor fireplaces.
Pool
Outside the Lodge there’s an outdoor lap pool and a spa.
Courts and games
Glenbrooke has two tennis courts and four outdoor pickleball courts lined on them, plus bocce, a horseshoe court, and a putting green. The courts aren’t lighted, and one court guide notes that pickleball players bring their own nets, so ask how that works when you visit.
Walking and parks
Local guides mention four parks, a rose garden with a gazebo, a central fountain plaza, and a walking trail with fitness stations. Because Glenbrooke isn’t gated, it has an open, walkable feel.
Clubs and social life
Glenbrooke has a full-time lifestyle director who schedules classes, health and wellness talks, day trips, and travel, and helps residents organize clubs. Guides count 30 or more resident groups.
Examples include a Cruise Club, an RV’ers Club, travel presentations, a Local Outings group, Theater Goers, bridge, bunco, billiards, and live music nights. Outings have included casino trips, wine tasting tours, movie outings, and golf outings. At this size, you start to recognize faces at the pool and on evening walks fairly quickly.

Kaiser also has medical offices in Elk Grove. There’s no clinic inside Glenbrooke.

SacRT runs Elk Grove’s bus service. Under a one-year city pilot approved in March 2026, Elk Grove residents 62 and over ride 17 select SacRT routes free. SacRT Flex has an Elk Grove zone for seniors 62+, and Elk Grove ADA paratransit serves certified riders.
What’s nearby
- Shopping and groceries: two large shopping centers nearby, including the Raley’s center, plus the Laguna Ridge shopping corridors within about 5 to 10 minutes
- Parks and trails: the Laguna Creek trails, Elk Grove Regional Park, and the Elk Grove Civic Center and aquatic center
- Golf: Emerald Lakes Golf Course, a public 9-hole course in Elk Grove, and Bartley Cavanaugh Golf Course, a public course in Sacramento
Who tends to love Glenbrooke
Glenbrooke tends to suit people who like a smaller, easy-to-know community, single-story living, and a lodge with a pool, tennis, and pickleball close to home. The cruise and RV clubs make it appealing if you like to travel with company, and the lifestyle director keeps outings on the calendar.
With the front yard handled, it’s an easy place to lock up and leave for a few weeks. The tradeoffs: there’s no golf course and no on-site restaurant, it isn’t gated, Mello-Roos adds to the yearly cost, and the airport is a longer drive than from the Natomas communities.
