Four Seasons in El Dorado Hills: Prices, HOA, Amenities and a Local Guide (2026)

A question I hear from people looking at El Dorado Hills goes something like this: “I like the idea of a 55+ community, but I don’t want one so big it feels like a small city.” Four Seasons at El Dorado Hills tends to come up right after that.

It’s a gated neighborhood of 460 single-family homes in the foothills east of Folsom, with one clubhouse, a big outdoor pool, and a two-acre community garden. Below is everything I’d want you to know before you tour, from prices and HOA dues to the nearest hospital and how long the drive to the airport takes.

How much do homes cost in Four Seasons at El Dorado Hills?

Homes listed in Four Seasons at El Dorado Hills ran from about $595,000 to about $865,000 as of September 2026, based on listing site data. The median sale and median list price sat in the low to mid $700,000s, roughly $720,000 to $746,500, and sale prices were down about 8% from a year earlier.

Every home here is a resale, since construction wrapped up in 2009. Around eight homes were for sale in September 2026, so the choice at any one time is small. A smaller home that needs updating and a large, remodeled plan can be $250,000 apart.

Maggie updates these from MetroList sales every month. Ask for this month’s numbers.

HOA dues and what they cover

HOA dues at Four Seasons run about $225 to $300 a month, depending on the source, as of 2026. The association bills quarterly, with payments due October 1, January 1, April 1, and July 1. Agent guides and listings quote the amount as a monthly figure, which is why you’ll see a range. Confirm current figures with me before you write an offer.

Here’s what the dues cover, based on the association’s own summary and local guides:

  • Front yard landscaping (backyards are the owner’s)
  • The entry gates and private roads
  • Common areas and walking trails
  • The Lodge clubhouse
  • The heated outdoor lap pool and spa
  • The fitness center
  • Tennis, pickleball, and bocce courts
  • The two-acre community garden

FirstService Residential manages the association, with an on-site general manager and assistant community manager at The Lodge. I haven’t found a published transfer fee or capital contribution amount, so that’s something we’d pull from the escrow documents for a specific home.

Taxes and Mello-Roos

Local agent guides report no Mello-Roos at Four Seasons at El Dorado Hills. That’s a real plus when you compare it with newer communities nearby, where a special tax can add a few hundred dollars a month.

Your base property tax is set by the purchase price, like any California home. I’d still check the El Dorado County tax bill for the exact parcel before you commit, because special assessments are tied to each address.

Homes and floor plans

Four Seasons has 10 floor plans, from about 1,389 to 3,245 square feet. Homes have two to four bedrooms, two to three bathrooms, and a two-car or two-and-a-half-car garage.

The plans carry California place names:

  • Carmel, about 1,389 square feet
  • Mill Valley, about 1,502 square feet
  • Sausalito, about 1,703 square feet
  • Monterey, about 1,932 square feet
  • Tiburon, about 2,010 square feet
  • Lake Tahoe, about 2,229 square feet
  • Palm Springs, about 2,329 square feet
  • Santa Barbara, about 2,612 square feet
  • Napa Valley, about 2,828 square feet
  • San Francisco, about 3,245 square feet

The homes are now roughly 17 to 22 years old. So some have new kitchens, flooring, and HVAC, and others are close to original. When we tour, I look at the roof, the HVAC age, and the water heater, since those are the bills that show up first.

Amenities

The Lodge

The Lodge is the 12,500 square foot clubhouse at 3186 Four Seasons Drive. It has a ballroom with a commercial chef’s kitchen for events, plus rooms for clubs, classes, cards, and billiards.

Pool and fitness

Outside The Lodge is a heated, Olympic-size outdoor lap pool with a spa. The fitness room has cardio machines, a sauna, lockers, and showers.

Courts

There are two lighted competition tennis courts, pickleball, bocce, shuffleboard, and horseshoes. Each sport has its own resident club.

Community garden and trails

The two-acre community garden includes a small vineyard and orchard. Paved, tree-lined walking trails wind through the neighborhood, often along the creeks.

Golf

There’s no golf course inside Four Seasons. A resident golf league plays at courses around the area.

Clubs and social life

Four Seasons runs on resident-run clubs. One local guide counts more than 50. Here are some of the clubs and groups listed:

  • Art, sewing and quilting, and cooking
  • Book club, bridge, bunco, mah jongg, and poker
  • Pickleball, tennis, bocce, and a golf league
  • Garden club, yoga, line dancing, and exercise classes
  • A travel club, karaoke, and a concerts group
  • A speakers series and a civic league

The calendar also includes dances, dinners, seminars, an Oktoberfest, and holiday parties. One source says there’s no full-time lifestyle director here, and residents organize most of the events themselves. If you like having a say in what happens, that’s a good fit. If you’d rather have staff plan everything for you, ask about that when you tour.

Health care nearby

The closest full hospital is Mercy Hospital of Folsom (Dignity Health) at 1650 Creekside Drive in Folsom, about 3.6 miles from El Dorado Hills. It has a 24-hour emergency room.

  • Mercy Hospital of Folsom: about 3.6 miles from El Dorado Hills, 24-hour ER
  • Marshall Medical Center, Placerville: about 16 miles, a Level III trauma center
  • Kaiser Permanente Folsom Medical Offices, 2155 Iron Point Road, Folsom: medical offices, not a hospital

Four Seasons is a neighborhood of independent homeowners, so there’s no assisted living or nursing care on site.

Who tends to love Four Seasons at El Dorado Hills

Four Seasons tends to suit someone who wants a smaller gated community with a busy club calendar, without a golf course to pay for. Gardeners love the two-acre garden. Swimmers love the lap pool. Tennis and pickleball players have lighted courts a short walk away.

It’s also a decent lock-and-leave option, since the HOA keeps up front yards and common areas while you travel. The tradeoffs are honest ones: the homes are older, the inventory is small, and you’ll drive for most errands.
