Heritage Park in Sacramento: Prices, HOA, Amenities and a Local Guide (2026)

A question I hear a lot from people touring 55+ communities around Sacramento goes something like this: “I want a place with things going on, but I don’t want to drive forty minutes to get anywhere.” Heritage Park in North Natomas is one of the first places that comes to mind when someone says that.

It’s an established community. The trees have grown in, the club calendar has been running for about twenty years, and the airport and downtown are both close. If you’re weighing a move for yourself, or helping a parent think it through, this guide puts everything I’d want you to know in one place, from dues and prices to the nearest hospital.

How much do homes cost in Heritage Park?

As of mid 2026, listing data put the median asking price in Heritage Park at about $499,000 to $519,000, and the median single-family sale near $527,500. Homes ranged from roughly $399,000 for smaller plans to about $875,000 for the largest homes with upgrades.

Those figures come from listing and guide sites covering March through July 2026. Size, plan, lot, and how updated the kitchen and baths are drive most of the spread. Listing sites also showed prices softening a bit over the past year, so a current snapshot matters before you set a budget.

Maggie updates these from MetroList sales every month. Ask for this month’s numbers.

HOA dues and what they cover

As of September 2026, published figures for Heritage Park dues run from about $200 to about $390 a month. One 2026 listing showed $267 a month, and one guide reports a median near $340. The amount can differ by home type, so confirm the current figure for a specific address with me before you decide.

Here’s what the dues cover, according to the association and several guides:

  • The 25,000 square foot clubhouse, with indoor and outdoor pools, spas, the fitness center, and the ballroom
  • Tennis and pickleball courts
  • Front yard landscaping and maintenance
  • Exterior house painting about every seven years for the duet homes
  • Gates, common areas, and the neighborhood parks

In plain words, your dues buy two pools (one indoor, so you can swim in January), a full gym, courts, a ballroom, a sit-down pub, and a front yard you don’t have to tend. No golf course sits on the budget, so your dues aren’t carrying fairways.

Dues usually rise over time as the board adopts a new budget each year, and a clubhouse this size has pools, roofs, and equipment that wear out. A reserve study plans for those replacements. If reserves fall short, an association can raise dues or charge a special assessment. I couldn’t find a published transfer fee or capital contribution, so ask for the budget, the reserve study, and the resale disclosure packet early.

Taxes and Mello-Roos

I couldn’t find a published source confirming Mello-Roos for Heritage Park. Newer sections of many Placer and Sacramento County communities carry Mello-Roos or CFD taxes, and some Natomas neighborhoods carry special assessments of their own.

The property tax bill for the specific address is the reliable answer. I can pull that for any home you’re looking at, so the true monthly cost is clear before you write an offer.

Homes and floor plans

Heritage Park homes were sold in four collections: Coastal, Caribbean, Riviera, and Martinique. Together they run from about 1,087 to 3,264 square feet, with two to four bedrooms, one and a half to three bathrooms, and two or three car garages.

Most homes are single-story, which matters to anyone planning to stay for the long haul. A few plans have a second story. Along with detached single-family homes, there are duplex-style homes called duets, which share a wall and get scheduled exterior painting through the association.

Many plans include a den that works as an office or a guest room. Because the homes are about twenty years old, some still have original kitchens, roofs, or HVAC systems. Others have been updated top to bottom. That difference shows up in price, and it should shape how you budget.

Amenities

The clubhouse

Almost everything happens at the 25,000 square foot clubhouse. Inside you’ll find an indoor pool and spa, a fitness center, an aerobics room, a ballroom that holds more than 200 guests, a library, a lounge, a computer center, billiards, a fireside room, and multi-purpose rooms for classes and club meetings.

Pools

There’s one indoor pool and one outdoor pool, plus spas. The indoor pool is a big plus in a Sacramento winter.

Pickleball and tennis

Heritage Park has three dedicated outdoor pickleball courts with permanent lines and nets, and two lighted tennis courts. The pickleball club is one of the busier groups, with more than 100 members reported. One source also lists basketball.

Dining

The Royal Palm Pub, a restaurant and bar inside the clubhouse, has been reported open six nights a week. Having dinner a short walk from home is rare in Sacramento-area 55+ communities.

Parks

The streets are laid out around five small neighborhood parks of about an acre each, which makes for easy evening walks.

Clubs and social life

Heritage Park has a full-time activities director who keeps the calendar full, including on rainy days. Sources count anywhere from about 40 to nearly 80 clubs, and the number shifts as groups form and fade.

Named groups include quilting, cards, fitness classes, wine, performing arts, charity work, an Easy Riders club, the pickleball club, and a resident travel club. The travel club is a nice option if you’d rather not plan every trip yourself. I couldn’t confirm specific organized trips, so ask the clubhouse staff for a recent calendar when you tour.

Residents find events and reservations through the Heritage Park Owners Association site.

Health care nearby

Three full hospitals sit within about 12 to 15 miles:

  • Sutter Medical Center Sacramento, about 11.7 miles, roughly 18 minutes
  • Mercy General Hospital, about 12.4 miles, roughly 19 minutes
  • Kaiser Permanente Sacramento Medical Center, about 15.2 miles, roughly 22 minutes

Drive times depend on traffic. There’s no clinic inside Heritage Park. The Village at Heritage Park, a separately run senior living community with independent living, assisted living, and memory care, is nearby at 2001 Rose Arbor Drive. It has its own operator and isn’t part of the homeowners association, but some families like knowing more care is close by if needs change.

Getting around

Heritage Park sits near Interstate 5, about five miles north of downtown Sacramento. Downtown is roughly a 15 minute drive outside rush hour.

Sacramento International Airport (SMF) is usually about 10 to 15 minutes away, which is one of the closest airport drives of any 55+ community in the region. The nearest Amtrak station is Sacramento Valley Station at 401 I Street downtown, about a 17 minute drive from North Natomas.

If driving becomes harder, SacRT Flex runs an on-demand shuttle in the Natomas zone for eligible riders, including seniors 62 and over, and SacRT GO Paratransit serves certified riders. Seniors 62+ also get discount fares on regular SacRT routes.

What’s nearby

  • Groceries: Raley’s at 4650 Natomas Boulevard and Safeway at 2851 Del Paso Road
  • Shopping: the Natomas Park retail area, under two miles away, and Natomas Marketplace at I-80 and Truxel Road, with several shopping centers within about three miles
  • Parks: North Natomas Regional Park, 47 acres at 4989 Natomas Boulevard
  • Downtown: the Golden 1 Center, theaters, and restaurants about 15 minutes south

Natomas is a busy, growing part of town. Errands are quick, but the main roads get heavy at rush hour, so drive them at the times you’d be out.

Who tends to love Heritage Park

Heritage Park tends to suit people who want a busy club calendar, indoor and outdoor pools they can use year round, and a pub at the clubhouse. Pickleball players like the dedicated courts and the active club.

It also works well for anyone who travels often, since the airport is close and the front yard is handled while you’re gone. Golfers should know there’s no course inside the gates, so tee times mean a drive.
