When people start comparing 55+ communities near Roseville, Heritage Placer Vineyards often comes up because the prices start lower than many newer communities in the area. That gets attention. Then the questions start. What’s built and what’s still coming? What will the monthly costs be once Mello-Roos is added? And will there be enough going on?
Those are good questions, and grown kids helping a parent usually have the same ones. New construction can be a wonderful fit, but it pays to know what you’re buying into. Here’s what I could confirm about Heritage Placer Vineyards from Lennar, the HOA, and local guides as of September 2026.

How much do homes cost in Heritage Placer Vineyards?
As of September 2026, Lennar’s listings start at about $517,000, and the highest Lennar listing I saw was about $706,000. One local guide says some homes reach the $800,000s.
A few base prices from Lennar listings:
- Residence 1437: 1,437 sq ft, 2 bedrooms, 2 baths, from $516,990
- Residence 1634: 1,634 sq ft, 3 bedrooms, 2.5 baths, from $531,990
- Residence 1712: 1,712 sq ft, 2 bedrooms, 2.5 baths, from $537,990
Builder pricing moves with incentives, lot premiums, and upgrades, and resales are starting to appear as the community fills in. Maggie updates these from MetroList sales every month. Ask for this month’s numbers.
HOA dues and what they cover
HOA dues at Heritage Placer Vineyards depend on the collection. As of September 2026, listings show about $260 a month for Lazio and Emilia and about $325 a month for Molise. Dues are billed monthly.
Based on the HOA and local guides, the dues cover:
- The Forum clubhouse and its fitness and aerobics center
- The enclosed pool, the outdoor pool, and the spa
- Pickleball, tennis, and bocce courts
- Common-area landscaping and the community park
- Community events and general upkeep
- The gates
I couldn’t confirm whether the HOA maintains individual front yards, or what transfer fee or capital contribution applies at purchase. Ask for both in writing, along with the current budget and reserve study, since dues in a growing community often change as new amenities open. Please confirm current figures with me.
Taxes and Mello-Roos
Yes, expect Mello-Roos at Heritage Placer Vineyards. NorCal55Plus lists it among the newer Northern California 55+ communities with an active CFD (Community Facilities District) tax.
I couldn’t confirm the exact amount, and it can differ by parcel. I check the tax bill for a specific address before you write an offer, so you see your full monthly cost with HOA, property tax, and Mello-Roos together.
Homes and floor plans
Every home at Heritage Placer Vineyards is single-story and detached. Lennar builds them in three collections, Emilia, Lazio, and Molise. Lennar’s current listings run from about 1,437 to 2,988 square feet, and some guides list plans as small as about 1,250 square feet. Most have 2 to 3 bedrooms, and some guides list plans with up to 4.
Some plans include Lennar’s Next Gen suite, a separate living space within the home. That can work well for a live-in caregiver, a hobby room, or long visits from family. The Emilia collection alone has 398 homes planned.
New homes are a good time to plan for aging in place, since a curbless shower or wider doorway costs much less to add during the build. As a Certified Aging-in-Place Specialist, I can help you think through those choices before the design appointment.
Amenities
The Forum
The Forum is the main recreation center, with nearly 5,000 square feet of fitness and wellness space. It has a fitness and aerobics center and an enclosed pool. Outside, there’s an outdoor pool, a spa, and poolside lounge areas.
Courts
- Pickleball, with two lighted courts at The Forum per one community guide
- Tennis
- Bocce
The Palazzo
The Palazzo is a second clubhouse, scheduled for completion in 2026. Guides describe gathering rooms for events, a catering kitchen, a bar, patios, and an event lawn. I couldn’t confirm that it has opened yet, so ask for the current status on your tour.
Parks and trails
There’s a community park with a picnic area and an event lawn, and guides describe walking and biking trails through the community’s open spaces and neighborhoods.
Golf
There’s no golf course in the community. Nearby courses include Woodcreek Golf Club, Timber Creek Golf Course, and Sierra Pines Golf Course.
Clubs and social life
This is a newer community, and the club calendar is still growing. 55places lists no activities director as of my research, which is common while a builder is still selling.
Residents have started their own groups. There’s a resident pickleball club with its own website that runs training and social events through the year, and guides list bocce and tennis groups too. Once The Palazzo opens, it’s designed to host community events and gatherings.
I couldn’t confirm a total club count, a newsletter, or a travel club. If an active calendar is high on your list, ask the HOA what’s running today.
Health care nearby
The nearest hospitals, per the builder and community guides:
- Sutter Roseville Medical Center
- Kaiser Permanente Roseville Medical Center
- Mercy San Juan Medical Center
I didn’t find sourced road miles. There’s no clinic or care on site; it’s an independent community of owned homes.
For rides, Placer Rides helps Placer County residents 60 and older who can’t drive by reimbursing a volunteer driver they choose, and Seniors First MyRides uses volunteer drivers for medical visits and errands in the Roseville area. Roseville’s on-demand transit serves only inside city limits, and this address is in the county, so I couldn’t confirm a Dial-A-Ride zone that covers it.
Getting around
Heritage Placer Vineyards sits west of Walerga Road, a short way south of Baseline Road, on the west side of the Roseville area.
- Downtown Sacramento: about 30 minutes, per Lennar and guides (one guide puts it about 25 miles)
- Sacramento International Airport (SMF): about 30 minutes, per one community guide
- Amtrak: Roseville station, on the Capitol Corridor and the California Zephyr
- Main roads: Baseline Road runs east into Roseville
The airport side of town is one plus of this location compared with communities farther north and east.
What’s nearby
- Groceries: Raley’s at 4051 Woodcreek Oaks Boulevard, about 2.6 miles away, plus WinCo Foods and Safeway nearby
- Shopping: Westfield Galleria at Roseville and The Fountains at Roseville
- Parks: Mahany Park, Glen Willow Park, and Northbrook Park, with Folsom Lake State Recreation Area for bigger outings
- Golf: Woodcreek Golf Club, Timber Creek Golf Course, and Sierra Pines Golf Course
The area around Placer Vineyards is still being built out, so expect more shopping and services to arrive over time, and more construction traffic along the way.
Who tends to love Heritage Placer Vineyards
It tends to suit people who want a brand new single-story home at a lower starting price than many nearby options, enjoy pickleball and swimming, and like the idea of helping shape a new community’s clubs. The gated setup makes lock-and-leave travel easier, and the airport is closer than from many 55+ communities in Placer County.
The tradeoffs are construction, a club calendar that’s still growing, and Mello-Roos on top of HOA dues. It’s worth seeing the full monthly number before you decide.

Is it gated?
Yes. Heritage Placer Vineyards is a gated community.
What does the HOA cover?

Is there golf?
No course in the community. Woodcreek, Timber Creek, and Sierra Pines golf courses are nearby.
How far is the nearest hospital?
Sutter Roseville Medical Center, Kaiser Permanente Roseville Medical Center, and Mercy San Juan Medical Center are the closest. I didn’t find a sourced mileage, so try the drive from the home you like.
How do I see homes there?
You can visit the Lennar welcome home center, and the HOA’s site at hpvineyardshoa.com has community details. If you’d like your own representation on a new home, bring me along on your first visit, since builders usually ask about that when you first register.
Most buyers here also have a home to sell, and getting the timing of the two right is usually the biggest worry. I help with selling the current home, buying the new one, and the loan in one plan. You can compare this community with all Sacramento-area 55+ communities, and when you’re ready, reach out and we’ll talk it through.
