When someone tells me they want a brand-new home in a 55+ community, close to Folsom’s shopping and trails, Regency at Folsom Ranch is usually one of the first names on the list. It’s one of the newest age-restricted communities in the Sacramento area, and it’s still being built.
New construction comes with its own set of questions. What will the Mello-Roos be? Which collection fits my budget? How long will there be construction trucks around? I’ll walk through all of it here, so you can tour with clear eyes and a short list of what to ask.

How much do homes cost in Regency at Folsom Ranch?
New homes at Regency at Folsom Ranch started in the mid $500,000s and ran to the mid $900,000s as of fall 2026, based on Toll Brothers base pricing shown on new home listing sites. Resale homes had an average price of about $711,500 in July 2026, with some resale listings up to about $1.1 million.
Builder base prices don’t include lot premiums or the options you pick in the design studio, and those can add up fast. Toll Brothers was also selling quick move-in homes and some of its model homes in 2026. Around 12 resale homes were listed in July 2026, so you can compare new against resale side by side.

HOA dues and what they cover
HOA dues at Regency at Folsom Ranch run about $265 to $286 a month as of 2026, billed monthly. The lower figure is an agent estimate, and the higher one comes from a resale listing. Confirm current figures with me for a specific home.
Based on local guides and the builder’s description, the dues cover:
- Gate security
- The clubhouse and its upkeep
- The indoor and outdoor pools and spa
- The fitness center
- Pickleball and bocce courts
- Trails and dog parks
- Common-area landscaping
- Programming by the lifestyle director
I haven’t found a source confirming that front yard care is included, so plan on caring for your own yard unless the CC&Rs say otherwise. I also haven’t found a published transfer fee or capital contribution amount. We’d pull those from the documents for the home you choose.
Taxes and Mello-Roos
Yes, Regency at Folsom Ranch has Mello-Roos. Folsom Ranch carries Community Facilities District (CFD) taxes to pay for the roads, parks, and services built for the new area.
One local agent source puts it at roughly $160 to $185 a month for Regency homes. The real amount depends on the CFD and the parcel, so I check the Sacramento County tax bill for each address. When you add Mello-Roos to the HOA, the monthly carrying cost here is higher than at older communities, and it’s worth putting that number next to the purchase price before you decide.
Homes and floor plans
Toll Brothers offers five collections at Regency, from about 1,398 to 2,441 square feet. Most plans are single-story, with two or three bedrooms and two-car garages (some Shasta plans have room for a third car).
| Collection | Size (approx.) | Bedrooms and baths | Base price from (fall 2026) |
|---|---|---|---|
| Sequoia | 1,398 to 1,446 sq ft | 2 bed, 2 bath | About $558,000 |
| Redwood | 1,542 to 1,596 sq ft | 2 bed, 2 bath | About $660,000 |
| Mendocino | 1,815 to 1,925 sq ft | 2 to 3 bed, 2 to 2.5 bath | About $715,000 |
| Shasta | 1,815 to 2,441 sq ft | 2 to 3 bed, 2 to 2.5 bath | Varies by plan |
| Tahoe | 2,316 to 2,441 sq ft | 2 to 3 bed, 2.5 bath | About $951,000 |
Plan names include Crystal, Hartley, and Whitmore in Sequoia; Redding, Cresthaven, and Trinity in Redwood; Covelo and Newman in Mendocino; and Carmichael, Glenbrook, and Petaluma in Tahoe. Prices change often with new releases, so treat these as a starting point.
Amenities
The clubhouse
The 18,000 square foot clubhouse opened in July 2023 on about five acres. Inside are a social hall, a multipurpose room, conference rooms, and a fitness center with a separate fitness studio. There’s also an on-site market with food and drinks.
Pools
Regency has an indoor lap pool, an outdoor heated pool, and a spa. Having an indoor pool means lap swimmers can keep going through the winter.
Courts
There are seven lighted pickleball courts and bocce courts. Tennis is listed among the activities, but I haven’t confirmed a tennis court count.
Outdoors
Outside the clubhouse you’ll find an event lawn and fire pits. The community has miles of walking, hiking, and biking trails, plus dog parks next to protected open space.
Golf
There’s no golf course inside Regency.
Clubs and social life
Regency at Folsom Ranch has a full-time, on-site lifestyle director who plans a year-round calendar of events, classes, and club meetings. Clubs and interest groups include pickleball, bocce, and tennis, and new groups form as the community fills in.
I haven’t found a published club count or a travel club yet. Because so many neighbors are new, the social side is still taking shape, and that can be a nice thing. You get to help start the groups you want.
Health care nearby
The closest hospital is Mercy Hospital of Folsom (Dignity Health) at 1650 Creekside Drive, a few miles north across Highway 50. Here’s what’s close:
- Mercy Hospital of Folsom: full hospital with emergency care, north of Highway 50
- Kaiser Permanente Folsom Medical Offices, 2155 Iron Point Road: about 6 miles from Folsom Ranch, medical offices and urgent care, not a hospital
- Dignity Health medical office building: planned at Mercy Drive and McCarthy Way inside Folsom Ranch, slated to open in 2027
Regency is a community of independent homeowners, so there’s no assisted living or nursing care on site.
Getting around
Downtown Sacramento is about 30 minutes away by car, according to a local agent guide. Sacramento International Airport (SMF) is about 35 to 40 minutes away.
- Freeway: Highway 50 runs along the north edge of Folsom Ranch and connects to Folsom, Sacramento, and the foothills.
- Amtrak: the nearest station is Sacramento Valley Station in downtown Sacramento.
- Public transit: SacRT now runs Folsom’s transit, including SmaRT Ride on-demand rides in a Folsom zone with a discounted fare for seniors, and SacRT GO paratransit for ADA-certified riders. Whether the zone reaches Folsom Ranch south of Highway 50 is worth confirming with SacRT.
I didn’t find a community shuttle at Regency.
What’s nearby
- Shopping and dining: Palladio at Broadstone is about five minutes away, and the Folsom Premium Outlets area is close by.
- Historic Folsom: Sutter Street’s shops and restaurants are a short drive north.
- Water and outdoors: Folsom Lake and the trail network around it are nearby. Inside Folsom Ranch, the city is building about three miles of Class I trails.
Who tends to love Regency at Folsom Ranch
Regency tends to suit someone who wants a new single-story home, a big clubhouse, and a lifestyle director who keeps the calendar full. Pickleball players get seven lighted courts. Swimmers get an indoor pool for winter. Dog owners get dog parks and trails right next to open space.
The tradeoffs are worth weighing. Construction will continue nearby for a while, the monthly cost includes Mello-Roos on top of the HOA, and the trees and landscaping are young. If you want a settled neighborhood with mature shade, an older community might fit you better.
