Some people want brand new construction. Others walk into an established 55+ community, see the mature oaks and a club calendar that’s been running for twenty years, and feel at home right away. Springfield at Whitney Oaks in Rocklin is the second kind of place.
A question I hear from both buyers and their grown kids is whether an older community means older problems. Sometimes it does, and it’s worth budgeting for updates. But it can also mean lower Mello-Roos, front yards that are already handled, and a social life that’s well past the “still forming” stage. Here’s what I could confirm about Springfield at Whitney Oaks as of September 2026.

How much do homes cost in Springfield at Whitney Oaks?
As of September 2026, resale listings in Springfield at Whitney Oaks have ranged from the high $400,000s (one listing at $449,000) to the $800,000s (one at $848,500). One guide says most homes list between $500,000 and $700,000.
Price depends heavily on size, lot, views, and how much the home has been updated. A home with its original 2000-era kitchen and baths will price differently from one that’s been redone, so I look at both the list price and what you’d spend after moving in.
Maggie updates these from MetroList sales every month. Ask for this month’s numbers.
HOA dues and what they cover
HOA dues in Springfield at Whitney Oaks run about $271 to $305 a month as of September 2026, depending on the parcel. That figure covers two associations: the Springfield HOA and the larger Whitney Oaks Community Association (WOCA).
According to guides and the HOA, the dues cover:
- Front-yard landscaping maintenance
- Both clubhouses, The Gables and The Oaks
- Pool and spa operations
- Fitness rooms, courts, and other shared facilities
- Gate security
- A full-time activities director
Backyards are generally the owner’s job. For under $310 a month, front-yard care plus two clubhouses is a good amount of value compared with many newer communities.
I couldn’t confirm a transfer fee or capital contribution at sale, so ask for the full list of HOA charges in escrow. And because the community is more than 20 years old, ask for the reserve study, the budget, and any planned special assessments for roofs, pools, or streets. Please confirm current figures with me.
Taxes and Mello-Roos
Many homes in Springfield at Whitney Oaks have no Mello-Roos, and listings often point that out. But one guide notes that not every parcel is free of it, so don’t assume.
I check the actual tax bill for any address you’re serious about before you write an offer. That way you know your full monthly cost, with property tax, HOA, and any special taxes, before you commit.
Homes and floor plans
Every home in Springfield at Whitney Oaks is single-story. Pulte built about 20 floor plans, from about 1,182 to nearly 3,500 square feet, with 1 to 3 bedrooms and 2 to 3.5 bathrooms.
Most homes have two-car garages. Some have an extra golf cart bay, and some have a three-car garage. The Pulte model names include the Bartlett, Markham, Crocker, Hopkins, Huntington, Stanford, Fremont, Sutter, Whitney, Sequoia, Shasta, Sierra, Tahoe, and Yosemite, among others.
Since the homes were built between 1998 and 2003, I pay extra attention to roof age, HVAC, water heaters, and windows, and at whether the bathrooms work for aging in place. As a Certified Aging-in-Place Specialist, I can help you see which updates matter now and which can wait.
Amenities
The Gables and The Oaks
The Gables is the main clubhouse, at about 6,000 square feet. Guides and the HOA list a ballroom, billiards, a library and computer center, and an arts and ceramics studio with a kiln. The Oaks is the second clubhouse.
Pools and fitness
- Two heated pools and a spa
- Fitness center and an aerobics studio
Courts
- 8 lighted outdoor pickleball courts next to The Gables, reserved through the Gables front desk, per the HOA
- 2 lighted tennis courts, per the HOA
- Lighted bocce
Trails
One guide counts nine paved and decomposed granite walking trails with valley views. The larger Whitney Oaks area adds more than 200 acres of trails and wetlands.
Golf
Whitney Oaks Golf Club, an 18-hole course designed by Johnny Miller, sits next to the community. It’s a separate club, so play and membership aren’t part of HOA dues. The clubhouse there has the Pyramid Bar and Grill.
Clubs and social life
Springfield at Whitney Oaks has more than 30 clubs and interest groups, and one source puts it at over three dozen. A full-time activities director works for the HOA.
Examples include a Book Club, Canasta, Computer and Technology, Duplicate Bridge, Fine Arts, a Pickleball Club, a Travel Club, and Wine Appreciation. A Senior Golf Club plays weekly at local courses. If something’s missing, residents can start a new club by requesting a charter from the HOA.
I couldn’t confirm organized bus trips run by the HOA itself, so ask the activities office what’s on the calendar.
Health care nearby
The closest hospitals are in Roseville:
- Sutter Roseville Medical Center
- Kaiser Permanente Roseville Medical Center
There’s no clinic or care on site; it’s an independent community of owned homes. I didn’t find sourced road miles, so try the drive.
For rides, Placer County Transit runs Rocklin/Loomis Dial-A-Ride, open to everyone. As of the schedule I found, seniors pay $1.25 a ride, with service weekdays and Saturdays, booked by phone or the GO South Placer app up to 14 days ahead. Placer Rides and Seniors First MyRides also help residents 60 and older who no longer drive.
Getting around
- Sacramento International Airport (SMF): about 40 to 45 minutes, per local guides
- Downtown Sacramento: I didn’t find a sourced drive time; it’s a straight run down Interstate 80
- Amtrak: Rocklin station, at Rocklin Road and Railroad Avenue, is on the Capitol Corridor; Roseville station adds the California Zephyr
- Freeways: Interstate 80 and Highway 65 both run through the Rocklin area
What’s nearby
- Groceries: Save Mart at The Shops at Stanford Ranch, a little under 2 miles from Whitney Oaks, with Costco and a Walmart Neighborhood Market a few minutes away
- Shopping: downtown Rocklin about 5 miles away, plus Blue Oaks Town Center, The Fountains at Roseville, and Westfield Galleria at Roseville
- Parks and trails: Boulder Ridge Park, with a duck pond and paved walking trails, and McCormick Park, known for its trail system
- Golf: Whitney Oaks Golf Club next door
Whitney Oaks itself is a residential area, so you drive out for errands. The upside is that the big Roseville shopping centers and medical offices are a short trip away, and you come home to oak-covered hills with views of the Sierra and the valley.
Who tends to love Springfield at Whitney Oaks
It tends to suit people who want an established club calendar from day one, love pickleball or bridge, and like walking trails with valley views. The front-yard care and gates make lock-and-leave travel easier. Golfers like having Whitney Oaks Golf Club next door. And a community that’s been finished for years means no construction trucks.
The tradeoff is age. Homes from 1998 to 2003 can need roofs, HVAC, or kitchen and bath updates, so budget for that and get a good inspection.

How far is the nearest hospital?
Sutter Roseville Medical Center and Kaiser Permanente Roseville Medical Center are the closest hospitals. I didn’t find a sourced mileage.
How do I see homes there?
Springfield is resale only, so homes come up through the MLS. I can set up showings and let you know when something that fits comes up. The HOA’s site at springfieldhoa.com has more on the clubs and facilities.
Most people buying here also have a house to sell, and the timing of the two moves is often the hardest part. I help with selling the current home, buying the new one, and the loan in one plan. You can compare Springfield with all Sacramento-area 55+ communities, and when you’re ready, reach out and we’ll talk it through.
