When people first look at Sun City Lincoln Hills, the size is usually what stops them. Close to 6,800 homes, two big lodges, 36 holes of golf. A question I hear a lot goes something like this: “Will I find my place there, or will I feel lost?”
It’s a fair question, and it’s often the adult son or daughter who asks it first. So I’ve put everything in one place: prices, HOA dues, taxes, floor plans, amenities, health care, and what’s nearby. If you’re reading from another state, my hope is that this page answers most of what you’d want to know before a first visit to Lincoln.

How much do homes cost in Sun City Lincoln Hills?
As of July 2026, homes in Sun City Lincoln Hills ranged from about $462,000 to about $950,000, with a median sale price around $625,000 to $650,000. Those figures come from local listing and market data. At the same time, homes.com showed about two dozen houses for sale, with a median list price near $649,500.
The smallest plans and the attached homes sit at the low end. Larger homes, especially on golf course or pond lots, sit at the top. Condition matters a lot here because many homes are 18 to 27 years old. An updated kitchen, a newer roof, or a replaced HVAC system can move the price more than square footage does.

HOA dues and what they cover
As of January 2026, the standard assessment was about $188 a month, billed quarterly at about $564. Homes in The Villas section pay more, about $578 a month, because that section includes extra exterior services.
Here’s what the standard dues pay for:
- Use of Orchard Creek Lodge and Kilaga Springs Lodge
- The indoor and outdoor pools and both fitness centers
- The Sports Pavilion courts
- Walking trails and common-area upkeep
- The activities program and Lifestyle staff
Standard dues don’t include your own yard. Front and back yard care is the owner’s job in most of the community. In The Villas, the higher dues include front yard landscaping plus exterior roof and paint work.
Golf is paid separately, so the dues don’t carry the cost of the courses. The association also reported about $13.5 million in reserves and an operating budget of about $20.1 million. That’s a healthy cushion, though any HOA can levy a special assessment if a large repair comes up.
I couldn’t confirm a current transfer fee or capital contribution charged at purchase. Your escrow paperwork will list any fee, and I can look for it before you write an offer. Please confirm current figures with me for the home you like.
Taxes and Mello-Roos
Most homes in Sun City Lincoln Hills carry a Community Facilities District tax, according to a local source. That source names CFD 2003-1 and puts the yearly amount at roughly $1,183 to $3,679, depending on the home’s square footage, with some bonds scheduled to pay off between 2024 and 2033.
Treat those numbers as a starting point. The amount is set parcel by parcel, and it shows up on the property tax bill. I can pull the tax bill for any address you’re serious about so you see the real figure before you commit.
Homes and floor plans
Del Webb built more than 40 floor plans here. Single-family homes range from about 901 to 3,068 square feet, with one to four bedrooms, one to three and a half baths, and an attached garage.
The attached homes are smaller, from about 917 to 1,519 square feet, with one or two bedrooms, one and a half to two baths, and a one-car garage.
A few plan names you’ll hear: the Woodleaf at about 901 square feet, the Mariposa at about 1,020, the Millpond at about 1,120, and the Pinehill at about 1,539 square feet with three bedrooms, two baths, and a two-plus-car garage. Most buyers I talk with are looking for single-level living, and that’s common here, though I’d confirm it plan by plan.
Amenities
Orchard Creek Lodge
This is the main hub at about 68,000 square feet. It has two outdoor pools and an indoor pool, a fitness center, an aerobics room, and an indoor walking area. Meridians Restaurant & Bar serves breakfast, lunch, and dinner, so a meal out doesn’t require a drive.
Kilaga Springs Lodge
The second lodge is about 40,000 square feet, with its own indoor pool and fitness center. The Spa at Kilaga Springs offers massage, skin care, and nail services, and the Kilaga Springs Cafe serves coffee, beer, and wine.
Sports Pavilion
The Sports Pavilion has 13 dedicated, lighted pickleball courts, lighted tennis courts, 12 bocce courts, a softball field, and horseshoe pits. The resident pickleball club reports more than 700 members, with drop-in play each morning, a beginner court, and weekly training clinics.
Golf
The Lincoln Hills Golf Club has two 18-hole courses, Orchard and Hills, designed by Billy Casper and Greg Nash. They’re open to the public, and green fees are separate from your HOA dues.
Trails and ponds
Ponds sit throughout the community, and local guides describe about 27 miles of fitness trails that wind past them. It’s a pleasant place for a morning walk.
Clubs and social life
Sun City Lincoln Hills has more than 80 chartered clubs and groups. They range from cycling, hiking, and amateur radio to bridge, books, writing, and gardening. There are also caregiving and support groups.
A full-time Lifestyle department plans concerts, dances, comedy nights, plays, and movies. Staff also run monthly coach day trips to shows in Tahoe and Reno, theater and opera in San Francisco, and wine country stops in Amador, El Dorado, and Placer counties.
New residents register at the Orchard Creek Lodge membership desk and receive the Compass magazine, a community directory, and a newcomer packet. Compass is where you’ll find club meeting times and the event calendar.
The WellFit department adds classes many families ask me about: balance and fall prevention, gait training, aquatic therapy, and Rock Steady Boxing for Parkinson’s.

Who tends to love Sun City Lincoln Hills
This community suits people who want a full calendar. If you’d like to try pickleball one morning, a ceramics class that afternoon, and a concert at night, it’s all here.
Golfers like having two public courses inside the community. Walkers like the pond trails. And it works well for lock-and-leave travel, since the association cares for the common areas while you’re away. Hire a gardener for your own yard and you’re set.
The tradeoffs are worth naming. Many homes are close to 20 years old or more, so updates vary. The airport is a longer drive than from Roseville. And the size is a plus for some and a lot for others, which is why I suggest spending a full day at both lodges before deciding.
