Trilogy at Bickford Ranch in Lincoln: Prices, HOA, Amenities and a Local Guide (2026)

A lot of people start looking at 55+ communities with one picture in mind. A single-story home, a place to walk in the morning, and a clubhouse where it’s easy to say yes to lunch with someone new. Then they tour a brand new community like Trilogy at Bickford Ranch and wonder if a place that’s still being built can feel like home yet.

That’s a fair question, and I like to talk it through with both the buyer and any grown kids who are helping. New construction has real advantages. It also has tradeoffs that are easier to weigh before you fall in love with a floor plan. Below is everything I could confirm from the builder, Placer County, and local guides as of September 2026, so you can compare it with confidence.

How much do homes cost in Trilogy at Bickford Ranch?

As of September 2026, Shea Homes lists new homes starting at about $504,000. The plans I could see on the builder’s site ran from $503,999 for the smallest plan to $740,499 for a 2,332 square foot, three-bedroom plan, and the larger plans sit above that.

Those are base prices. Lot premiums, design upgrades, and builder incentives move the final number, and it often lands well above the starting price. Because this is a community still selling new homes, there’s no long resale history yet, so I don’t have a reliable median sale price to give you.

Maggie updates these from MetroList sales every month. Ask for this month’s numbers.

HOA dues and what they cover

I couldn’t confirm a published HOA dues figure for Trilogy at Bickford Ranch as of September 2026. I’ve seen estimates online, but they were based on similar communities, not on this association’s own budget, so I’m leaving them out.

Here’s what the dues are known to support, based on the builder and local guides:

  • Upkeep and landscaping of common areas
  • The Ridge Wellness + Social Club, including the pool, fitness studios, and courts
  • The gates
  • Trails and open space inside the community
  • Lifestyle staff who plan events and classes

Two things to ask for in writing. First, whether your own front yard is maintained by the HOA, offered as an add-on, or yours to handle. No source I found settles that. Second, whether there is a club membership amount separate from the HOA amount, since some Trilogy communities list them separately. I also couldn’t confirm a transfer fee or capital contribution at purchase, so ask the sales team for the full list of closing-related HOA charges.

Dues tend to rise over time, and in a community that’s still being built they often change as new amenities open. Before you buy, ask for the current budget, the latest reserve study, and any planned special assessments. Please confirm current figures with me before you compare this community with others.

Taxes and Mello-Roos

Expect Mello-Roos or CFD taxes here. Trilogy at Bickford Ranch is new construction inside a newer master plan, and one local guide estimates property tax plus Mello-Roos at around 1.8% of the price each year. That’s an estimate, and the real amount can differ from one lot to the next.

Newer sections of many Placer and Sacramento County communities carry Mello-Roos or CFD taxes. I can check the actual figure for a specific address before you write an offer, and I’d recommend doing that for any home you’re serious about.

Homes and floor plans

Every home at Trilogy at Bickford Ranch is single-story, single-family, and detached. Plans run from about 1,450 to 2,900 square feet, with 2 to 3 bedrooms, 2 to 3 bathrooms, and 2 to 3 car garages depending on the plan.

A few of the plans listed by Shea Homes as of September 2026:

  • Unite: 1,448 sq ft, 2 bedrooms, 2 baths, from $503,999
  • Explore: 1,868 sq ft, 2 to 3 bedrooms, 2 baths, from $576,499
  • Perspective: 2,332 sq ft, 3 bedrooms, 2 baths, from $740,499

Other plan names on the builder and listing sites include Pinnacle, Affirm, Discover, and Starion. Plans and prices change with each release, so ask me which homesites are available now and which plans fit them.

Open, single-level layouts are a big reason people look here. If you’re thinking ahead about aging in place, it’s worth walking each plan with an eye on shower entries, hallway widths, and where the laundry sits. I’m a Certified Aging-in-Place Specialist, and that’s one of the things I look at on a tour.

Amenities

The Ridge Wellness + Social Club

The center of the community is The Ridge Wellness + Social Club, which sits on the ridge and celebrated its grand opening in August 2026. According to Shea Homes and the opening announcement, it includes:

  • 1876, an on-site restaurant and bar
  • A fitness center with separate strength and movement studios
  • A resort pool with lap lanes
  • Sports courts with pickleball
  • Bocce
  • An outdoor event lawn, meeting rooms, and lounge space

I couldn’t confirm a court count for pickleball, an indoor pool, or tennis courts, so ask about those on a tour if they matter to you.

Trails and open space

The builder describes miles of walking, biking, and hiking trails running through open space. The larger Bickford Ranch plan sets aside more than 1,000 acres of open space with preserves, parks, and trails, according to Placer County.

Golf

There’s no golf course inside Trilogy at Bickford Ranch that I could confirm. Courses nearby include Twelve Bridges Golf Club, Turkey Creek Golf Club, Lincoln Hills Golf Club, and Whitney Oaks Golf Club.

Clubs and social life

Trilogy communities are run with a full-time lifestyle director and hospitality staff, and here that’s the BlueStar Resort and Golf team. Shea Homes posts a monthly events calendar, and the opening announcement describes the club as built around wellness, recreation, dining, social events, and lifelong learning.

What I don’t have yet is a count of resident clubs, a newsletter, or confirmation of a travel club or off-site trips. With a club that opened in August 2026, the calendar is still taking shape. That can be a plus if you’d like to help start a book club or a walking group, and a minus if you want a full lineup on day one.

Health care nearby

The closest hospitals are in Roseville and Auburn:

  • Sutter Roseville Medical Center
  • Kaiser Permanente Roseville Medical Center
  • Sutter Auburn Faith Hospital

I didn’t find a source for exact road miles, so I’ll leave those out. There’s no clinic or care on site. This is an independent community of owned homes.

For rides, Placer Rides helps Placer County residents 60 and older who can’t drive by reimbursing a volunteer driver they choose, and Seniors First MyRides uses volunteer drivers for medical visits and errands around Rocklin, Roseville, Lincoln, and Auburn. I couldn’t confirm that Bickford Ranch falls inside a Placer County Transit Dial-A-Ride zone, so check the zone map before counting on it.

Getting around

Bickford Ranch sits near Sierra College Boulevard and Highway 193, about half a mile east of Lincoln. Shea Homes puts it about 24 miles northeast of Sacramento.

  • Downtown Sacramento: about 30 minutes, per the builder
  • Sacramento International Airport (SMF): about 40 minutes, per community guides
  • Amtrak: the nearest stations are Rocklin, on the Capitol Corridor, and Roseville, on the Capitol Corridor and the California Zephyr
  • Freeways: Highway 65 runs through Lincoln, and Sierra College Boulevard heads south toward Rocklin and Interstate 80

Drive times depend a lot on the hour. A morning trip to the airport can take noticeably longer than a midday one.

What’s nearby

For now, everyday errands happen in Lincoln, Rocklin, and Roseville. Placer County also has a Bickford Ranch Marketplace project in the works for the area.

  • Groceries: Safeway, Sprouts Farmers Market, and Walmart in Lincoln
  • Shopping: Lincoln Crossing and Lincoln Hills Town Center, with the larger Roseville centers a bit farther
  • Golf: Twelve Bridges Golf Club is about a mile and a half away, per one guide, with Turkey Creek, Lincoln Hills, and Whitney Oaks close by
  • Outdoors: Folsom Lake is within reach, the Sierra foothills start right here, and Lake Tahoe makes a weekend trip

Who tends to love Trilogy at Bickford Ranch

It tends to suit people who want a brand new single-story home, like the idea of a club with a restaurant and a fitness focus, and enjoy walking or biking on open land with foothill views. The gated setup can make lock-and-leave travel easier too.

There are honest tradeoffs. Construction will continue for a while, so expect some noise and trucks. It sits a little farther out than the Roseville options. And a newer community is still building its traditions, which some people love being part of and others would rather skip.

Frequently asked questions

Is Trilogy at Bickford Ranch age-restricted?

Yes. It’s a 55+ age-restricted (age-qualified) neighborhood inside the larger Bickford Ranch master plan. The rest of Bickford Ranch has all-ages neighborhoods from other builders.

Can my grandkids visit?

Yes, guests can visit. Under California’s senior housing law, younger guests’ stays are generally limited, commonly to 60 days a year, but each community sets its own rules in its CC&Rs, so ask for the guest policy in writing.

Is it gated?

Yes. Trilogy at Bickford Ranch is a gated community.

What does the HOA cover?

Dues support the Ridge club, the pool and courts, common-area landscaping, the gates, trails, and lifestyle staff. I couldn’t confirm the current dollar amount or whether front yards are included, so ask for the budget.

Is there Mello-Roos?

Expect it. This is new construction in a newer master plan, and the amount can differ by lot. I can check a specific address for you.

Is there golf?

Not inside the community. Twelve Bridges, Turkey Creek, Lincoln Hills, and Whitney Oaks golf courses are all nearby.

Is there a restaurant on site?

Yes. 1876, a restaurant and bar, is inside The Ridge Wellness + Social Club.

How far is the nearest hospital?

The closest hospitals are Sutter Roseville Medical Center, Kaiser Permanente Roseville Medical Center, and Sutter Auburn Faith Hospital. I didn’t find a sourced mileage, so plan a test drive from the homesite you like.

How do I see homes there?

You can visit the Shea Homes sales team, and the builder has details on its Trilogy at Bickford Ranch page. If you’d like your own representation on a new-build purchase, bring me in before your first visit, since builders usually ask about representation when you first register.

Most people buying here also have a house to sell, and the timing of the two can feel like the hardest part. I help with selling the current home, buying the new one, and the loan, all in one plan, so nothing falls between the cracks. You can compare this community with all Sacramento-area 55+ communities, and when you’re ready, reach out and we’ll talk it through.
