The Sacramento Market, Every Month

The real numbers for your area each month, in plain words. No spam.

September 2026 Numbers. Updated Monthly.

The September 2026 numbers are updated monthly.

Every number below comes from MetroList closed residential sales for September 2026, pulled on October 12, 2026. Each area shows four things:

  • Homes sold: how many sales closed in the month.
  • Median sold price: the middle sale. Half sold for more, half for less.
  • Median price per square foot: a way to compare homes of different sizes.
  • Median days on market: for homes that sold, how long they took to sell.

Each area is compared with August 2026 and with September 2025. A median moves when the mix of homes that sold changes, not only when prices change. Small areas can swing a lot in one month, so we point out where that is happening. These are past sales, not a forecast.

The report comes from Surroundings.

Sacramento County

  • Homes sold: 1,032 (August: 1,086. September 2025: 1,081)
  • Median sold price: $545,000 (August: $533,500. September 2025: $525,000)
  • Median price per square foot: $327 (August: $329. September 2025: $325)
  • Median days on market: 22 (August: 19. September 2025: 23)

What changed: Sales were down 5.0 percent from August and 4.5 percent from a year ago. The median price was up 2.2 percent from August and 3.8 percent from a year ago.

In plain words: Slightly fewer homes sold across the county, at a slightly higher middle price. Price per square foot barely moved over the year. Homes took a few more days to sell than in August, about the same as last September.

Land Park (95818, 95822)

  • Homes sold: 42 (August: 45. September 2025: 53)
  • Median sold price: $609,000 (August: $520,000. September 2025: $600,000)
  • Median price per square foot: $418 (August: $423. September 2025: $404)
  • Median days on market: 15 (August: 12. September 2025: 18)

What changed: Sales were down 7 percent from August and 21 percent from a year ago. The median price jumped 17 percent from August, but price per square foot barely moved, so the jump reflects which homes sold this month. Over the year, the median was up 1.5 percent and price per square foot was up 3.5 percent.

In plain words: Larger or pricier homes made up more of September's sales. Homes in these two ZIP codes still sold faster than the county as a whole.

Arden-Arcade (95821, 95825, 95864)

  • Homes sold: 58 (August: 66. September 2025: 71)
  • Median sold price: $543,500 (August: $537,500. September 2025: $505,000)
  • Median price per square foot: $334 (August: $355. September 2025: $334)
  • Median days on market: 28 (August: 17. September 2025: 19)

What changed: Sales were down 12 percent from August and 18 percent from a year ago. The median price was up 1.1 percent from August and 7.6 percent from a year ago.

In plain words: The middle price is higher than last year, while price per square foot is the same as last September. Homes took noticeably longer to sell than in August.

Fair Oaks (95628)

  • Homes sold: 28 (August: 37. September 2025: 44)
  • Median sold price: $632,500 (August: $660,000. September 2025: $592,500)
  • Median price per square foot: $302 (August: $342. September 2025: $319)
  • Median days on market: 11 (August: 20. September 2025: 27)

What changed: Sales were down 24 percent from August and 36 percent from a year ago. The median price was down 4.2 percent from August and up 6.8 percent from a year ago.

In plain words: Fewer homes sold, and the ones that did sold in a median of 11 days. With only 28 sales, one month can swing a lot, so watch the trend over several months.

Citrus Heights (95610, 95621)

  • Homes sold: 62 (August: 68. September 2025: 57)
  • Median sold price: $475,000 (August: $488,500. September 2025: $450,000)
  • Median price per square foot: $312 (August: $323. September 2025: $332)
  • Median days on market: 18 (August: 18. September 2025: 21)

What changed: Sales were down 9 percent from August and up 8.8 percent from a year ago. The median price was down 2.8 percent from August and up 5.6 percent from a year ago.

In plain words: This is one of two areas in this report with more sales than last September. The median is higher than a year ago while price per square foot is lower, which points to larger homes making up more of the sales.

West Sacramento (95605, 95691)

  • Homes sold: 22 (August: 32. September 2025: 47)
  • Median sold price: $514,000 (August: $536,500. September 2025: $550,000)
  • Median price per square foot: $344 (August: $314. September 2025: $314)
  • Median days on market: 22 (August: 23. September 2025: 28)

What changed: Sales were down 31 percent from August and 53 percent from a year ago. The median price was down 4.2 percent from August and 6.5 percent from a year ago. This is a small sample.

In plain words: There were very few sales this month, so the median is easily pulled around. Price per square foot rose, which suggests smaller homes made up more of the sales.

  • Median days on market: 37 (August: 35. September 2025: 33)

What changed: Sales were up 3 percent from August and 5.5 percent from a year ago. The median price was down 2.7 percent from August and up 0.4 percent from a year ago.

In plain words: More homes sold than last year at nearly the same middle price. Lincoln had the longest days on market of the areas in this report.

What This Means for You

If you own a home: In six of these eight areas, fewer homes sold than last September. In seven of the eight, the median price was higher than a year ago. Your own home's price still comes from the sales closest to it, which can differ from any area median.

If you are buying: In five of these eight areas, homes took longer to sell in September than in August. Longer days on market can mean more time to look and compare.

If your area is not listed: This month's report covers the eight areas above. We can pull the same numbers for Elk Grove, Carmichael, Rocklin, El Dorado Hills, Davis or your own ZIP code on request.
