Who We Are
Surroundings is a boutique real estate and lending brokerage in downtown Sacramento. We plan the sale, the purchase and the loan as one move, and you choose how much of it we handle.
Why we exist
One team for the whole move
Most moves have more parts than people expect. There is a home to sell, a next home to find and a loan to line up. Each part usually comes with its own professional, and the handoffs between them are where plans come apart.
Surroundings exists to close those gaps. Maggie is a licensed real estate broker and a mortgage broker, so the home and the financing can come from one plan. That is an option, never a requirement.
We do our best work for homeowners making their next move. That might mean downsizing after years in one home, relocating to the Sacramento region or selling an inherited house. Each one involves several decisions at once, and we keep them on one timeline.

Surroundings is Maggie B. Hopkins's brokerage, at 500 Capitol Mall in downtown Sacramento. Maggie is the broker-owner, licensed in real estate since 2006, and every sale, purchase and loan runs under her brokerage. Rachel Dee Minyard is a REALTOR® and the team's Creative Director, and she lists and sells homes for her own buyers and sellers.

Maggie B. Hopkins
Maggie owns and leads the brokerage, so every sale and purchase runs under it, and she leads every loan. She has been licensed in real estate since 2006, has 23 years in real estate and lending combined, and has owned Surroundings since 2023. Credit, mortgages and the math behind a move are where she does her deepest work.
She is a Seniors Real Estate Specialist® and a Certified Probate & Trust Specialist.

Rachel Dee Minyard
Rachel is a REALTOR® and the team's Creative Director. She lists and sells homes for her own clients, sees what a home could become when other people walk past it, and finds another way forward when a deal changes. Before real estate she spent 25 years in sales and design and ran two Sacramento businesses of her own, and that shapes how she prices, positions and negotiates.
She has held her real estate license since 2023. She helps sellers show a home at its best and helps buyers find a place that fits the way they live.

You get enough explanation to feel informed. Then we tell you what we would do and why. The decision stays yours, and we never rush your timeline.

Any home, any condition
A dated house or a true fixer still gets a real plan and a real buyer. We keep a ready network of cash buyers, so condition never decides whether we take a home.
03 / Senior moves
No care-provider referral fees, ever
Some senior placement services are paid by the communities they recommend. We are not. We never take a placement fee from any community or care provider, so our advice is about what fits you.
04 / Lending
Lending as an option
As a mortgage broker, Maggie shops loans across a network of approved lenders so you compare real options. Get a quote from us and shop us against anyone. Do you prefer your own lender? That works too.
Our wraparound service
One call for the whole move
Well MOVED™ is the wraparound service from Surroundings. Leaving a longtime home for something smaller, closer or with more care means many pieces to manage.
We coordinate the repairs and staging. We line up the estate sale, donations and movers. Financing for the next home comes from the same team if you want it.
It works whether you are making the move yourself or managing it for someone you love from out of town. You are never managing five vendors alone.
