How we list a home

Where a lot of agents miss the mark: marketing

You would not believe how many agents think putting a sign in the yard and listing it on the MLS is marketing a house.

Almost any home gets an offer eventually. The real question is whether it is the best offer, on the best terms, from a buyer whose loan will actually close. That comes down to pricing, presentation and marketing, the parts most listings skip.

Getting the start wrong costs real money. Sacramento appraiser Ryan Lundquist reported in September 2026 that the average price reduction before a home went into contract in our region was 6.3 percent, or $44,624. That is why every home we list runs through EPIC.

EPIC is our listing system, only at Surroundings

  1. How most agents handle pricing

Pull a generic CMA online and pick a price.

    Equity

The EPIC way, only with Surroundings

We walk the home and show you the real sales an appraiser will use. Repairs are priced strategically once the walk-through is done and every note is in, so you see what you would walk away with before you sign.

  2. How most agents handle getting the home ready

Photos of the house as it is, the week it lists.

    Presentation

The EPIC way, only with Surroundings

We decide the story buyers will see before anything goes public, then stage, photograph and film the home to tell it.

  3. How most agents handle finding buyers

The MLS, the big sites, and whoever happens to be searching that day.

    Impact

The EPIC way, only with Surroundings

We go find buyers instead of waiting for them: targeted ads, a nosy neighbor party, at least two open houses with personal invitations, and matching your home with buyers already looking in the area.

  4. How most agents handle the launch

A couple of open houses, a sign in the front yard, then wait and see who calls.

    Campaign

The EPIC way, only with Surroundings

We launch your home, we don't just list it: a timed plan from the weeks before it goes live through launch day and follow-up, with a strategy for every call and every offer.

Your options

Four ways to sell your home

There isn't one right way to sell a house. The right path depends on your time, your budget and what you want out of the sale.

  1. Way 1 · Hands-offSell as-isNo work before listing. It sells for less, but it reaches a real pool of buyers: investors and people who want a project. Often a faster, simpler close, with nothing spent up front.
  2. Way 2 · Opens up buyersGood enoughJust enough to pass a typical inspection and qualify for regular financing. Clean, working, nothing that scares off a lender, so more than cash buyers can make offers.
  3. Way 3 · Often the best returnStrategic upgradesA few targeted updates on top of good enough, only the ones that return more than they cost. Not a remodel. Just the moves that actually move the number.
  4. Way 4 · Top of the rangeFully fixed upA finished home with updated systems earns a real premium, because the buyer isn't budgeting for a new roof or HVAC right after closing.

None of this is required. Plenty of homes sell as-is, and that can be exactly the right call. We walk the home with you, price out anything worth doing, and you decide. Whichever way you choose, the marketing is the same.

Marketing

We are great at the things most agents miss

Most listings go on the MLS and wait for whoever happens to be searching that day. We go find the buyers.

  • A launch, not a listingYour home goes live with its full marketing in place, timed to the day it hits the MLS, instead of being posted in pieces.
  • Ads that go find buyersTargeted Facebook and Instagram ads built around your home, usually for two weeks, reaching people who are not searching yet. Every ad follows Fair Housing rules.
  • The neighbors, invitedWe invite more than a hundred neighbors by flyer and by mail to the first open house. Neighbors know people who want to live nearby.
  • A first-night open houseAn evening event with drinks and light snacks, so people see the home relaxed and come back with a friend.
  • Photos, video and the storyStaged, photographed and filmed, with the listing written for one buyer standing at the front door.
  • Numbers you can seeHow many people saw the ads, how many clicked, and how many came through the door. Reach is a number, and we report ours.

What sellers say about the process

  • ★★★★★

“We live out of state and was unsure how to get our house market-ready. Maggie handled everything. … Thanks to her strategy and negotiating, we received multiple offers within a week, and sold for over $60,000 more than we expected.”

    Amber Leonti, on Google

  • ★★★★★

“She made our home-selling experience smooth and successful, even while we were out of state. Her expertise shone through in every aspect: from choosing attractive paint colors, creating beautiful marketing materials, and staging our home to organizing innovative open houses (and neighbor parties!).”

    Angella Okawa, on Google

  • ★★★★★

“I have worked with Maggie twice - a refinance and a home sale. She has been fantastic in both cases. … Maggie is incredibly trustworthy and I know she has always looked out for my best interests.”

    Sarah Hodge, on Google

  • ★★★★★

“Maggie helped us both buy and sell our house in Sacramento. Because we had to sell the house remotely, it involved a lot of coordination and a lot of on-the-ground work. … She handled staging and marketing completely on her own. … I don't know how we could have managed the process without her, especially being remote.”
