Living in Carmichael

Carmichael neighborhoods grew out of a land sale. In 1909 Daniel W. Carmichael laid out Carmichael Colony No. 1 on about 2,000 acres of the old Rancho San Juan grant. He then added Colony No. 2, about 1,000 acres of Rancho Del Paso land bounded by Walnut Avenue, Arden Way and Sutter Avenue. He sold it as small country home sites and pitched orange growing as, in his words, "a gentlemanly occupation."

The 2020 Census counted 79,793 people in Carmichael across 15.57 square miles, all in ZIP code 95608. The American River runs along the south edge, and Ancil Hoffman Park sits inside a bend of it.

Carmichael is not a city, and that changes who you call. There is no city hall. The Sacramento County Board of Supervisors makes land use decisions, and the North Division of the Sacramento County Sheriff's Office handles law enforcement. Most other services come from special districts with their own elected boards. Water comes from the Carmichael Water District on some streets and the Sacramento Suburban Water District on others. Parks come from the Carmichael Recreation and Park District or, on some streets, the Mission Oaks Recreation and Park District. The Sacramento Metropolitan Fire District covers fire and medical calls.

How Surroundings Serves Carmichael

Surroundings counts Carmichael as home ground. Maggie B. Hopkins has held a California real estate license since 2006 and has 23 years in real estate and lending combined. She is a Seniors Real Estate Specialist® (SRES®), a Certified Aging-in-Place Specialist (CAPS), a Certified Probate & Trust Specialist and a Certified VA Loan Specialist.

Maggie's specialties fit Carmichael's housing. About 91% of the homes here were built before 1990. A parent's move, an inherited house or a long-held ranch home each needs a plan before it needs a sign.

We offer real estate and mortgage brokerage under one roof. One call covers the house and the loan, and Maggie shops the loan across a network of approved lenders so you compare real options. You are always free to bring your own lender. We never take a placement fee from any community or care provider, and homes in any condition get a real plan and a real buyer.

Rachel Dee Minyard, our REALTOR® and Creative Director, lists and sells Carmichael homes too. She helps sellers price and position a home, decide what to stage and what to fix, and plan how the photos should tell the story of a home with mature trees and a big yard.

Carmichael Neighborhoods & Communities

Carmichael is easiest to understand through its landmarks and main roads. Here is how the parts we work most often differ.

  • The Carmichael Colony area. Sacramento County made this a Neighborhood Preservation Area in 2002. The ordinance aims to keep the area's "semi-rural" character by holding today's density and traffic patterns. The Carmichael Colony Neighborhood Association gets formal notice of rezonings, use permits and lot splits nearby.
  • Carmichael Creek. A second preservation area, adopted in 1988, protects what the county calls the neighborhood's "unique semi-rural residential character." Anyone planning an addition or second unit here should expect the county to look closely.
  • Near Ancil Hoffman Park and the river. Streets off California Avenue and Tarshes Drive lead to the 396-acre park, its 18-hole county golf course and the Effie Yeaw Nature Center. The William B. Pond Recreation Area, with its stocked fishing pond, is also on the Carmichael side of the American River Parkway.
  • Fair Oaks Boulevard and Marconi Avenue. These are the main shopping corridors. Jensen Botanical Garden sits at 8520 Fair Oaks Boulevard.
  • Around Carmichael Park and Engle Road. Carmichael Park, at 5750 Grant Avenue, covers 38 acres. The La Sierra Community Center on Engle Road houses the 95-seat Chautauqua Playhouse.
  • Along Walnut Avenue and Coyle Avenue. Eskaton Village Carmichael, a life plan community, is at 3939 Walnut Avenue. Mercy San Juan Medical Center, a Dignity Health hospital founded in 1967, is at 6501 Coyle Avenue.

Carmichael also holds a piece of state trivia. Casa de los Gobernadores was built in the mid-1970s as an official home for California's governor. No governor ever lived there, and the state sold it to private owners in 1983.

Carmichael Housing Market & Home Types

Carmichael's homes are mostly mid-century. The Census Bureau's 2024 American Community Survey put the median year built at 1970. About 91% of Carmichael's 33,342 housing units went up before 1990, and only about 260 were built in 2010 or later. The 1970s were the busiest decade, followed closely by the 1950s and 1960s.

About 58% of units are detached single-family homes. The rest range from duplexes and fourplexes to roughly 3,800 units in buildings with 50 or more apartments. About 57% of occupied homes are owner-occupied, per the same survey.

Owners in that survey put the median worth of their Carmichael homes at $597,200. That is an owner estimate, not a sales price.

MetroList data for September 2026 covers the communities on either side of Carmichael but not Carmichael's own ZIP code. Fair Oaks (95628) closed 28 sales at a median of $632,500. Arden-Arcade closed 58 sales at a median of $543,500. Those are their numbers, not Carmichael's. For a home in 95608, we pull the comparable sales on your street ourselves.

Sacramento County as a whole closed 1,032 sales that month at a median of $545,000, up 3.8% from September 2025, according to the same MetroList data.

Parks, Markets and Sunday Mornings in Carmichael

Carmichael Park is the town square. It has five ballfields, six tennis courts, a nine-hole disc golf course, the Veterans' Memorial Building and the Great Wall of Carmichael mural. A certified farmers market runs there every Sunday from 9 a.m. to 2 p.m., year-round.

The park district's voters approved Measure G in November 2022. It is a $31.9 million bond to renovate parks the district says were mostly built in the 1950s and 1960s, repaid through a tax on property inside the district.

The Effie Yeaw Nature Center sits on a 100-acre preserve of river woodland inside Ancil Hoffman Park, run by the nonprofit American River Natural History Association. The Carmichael Times reported that it marked its 50th anniversary in 2026. Sacramento County lists the Ancil Hoffman course as a Golf Digest top-75 public course.

The Jedediah Smith Memorial Trail runs along the river past Carmichael on its 32 paved miles from Discovery Park to Folsom Lake. Public schools in Carmichael are in the San Juan Unified School District, the only public school district in the community. Confirm the assigned school with the district directly.

The Effie Yeaw Nature Center in Ancil Hoffman Park was built in 1976 and named for a teacher who led nature walks along the river from 1955. It marks its 50th anniversary in 2026.

The numbers: a full year of sales

Every neighborhood has a median, and in Sacramento the median only tells part of the story. Lot sizes vary. Eras mix. Custom homes sit beside tract homes. So even where the median is $592,425, there are one-of-a-kind homes that sell for far more, and the street, the lot and the details move the number.

Last year, 518 single-family homes sold in ZIP 95608 (October 1, 2025 to September 30, 2026). The typical home was built in 1964, with 3 bedrooms and about 1,758 square feet, on a lot of about 10,019 square feet. Half of the sales landed between $495k and $750k, depending on lot size, condition, square footage and more, and the median was $592,425. In Carmichael, 66 of those 518 sales closed at $900k or more, and the highest reached $3.23M. Condos and townhomes aren't included. This is what happened, not what will happen. Good to know before you look

The county publishes flood maps for Arcade Creek, which crosses part of Carmichael. Older tracts were recorded between 1956 and 1964, so we check wiring and sewer age. We look these up for each address.
