Downsizing in Carmichael After Decades in One Home
Move to something smaller on your schedule, with repairs, estate sales, movers and the money all coordinated for you.

What Downsizing in Carmichael Usually Starts With
Right-sizing in Carmichael often starts with a house that has been home for 30 or 40 years. The Census Bureau's 2024 survey put the median year built here at 1970, and about 91% of Carmichael's housing predates 1990. In a community that old, a right-sizer's house often comes with decades of updates, repairs and memories.
The house usually holds a lifetime of belongings, a big yard that has become work and a kitchen from another era. "I don't know where to start" is a fair place to begin.
The goal is to sell this home and land in the next one on one plan, on your schedule. Sometimes the call comes from a son or daughter managing a parent's move from out of town. The plan is the same, and the decisions stay with the person whose home it is.
Talk Through My Right-sizing Plan
Why Carmichael Downsizers Choose Surroundings
Surroundings, a real estate and lending brokerage, is led by Maggie B. Hopkins, a Seniors Real Estate Specialist® (SRES®) and Certified Aging-in-Place Specialist (CAPS). She holds a B.S. in Health Care Administration and has completed the RCFE (Residential Care Facility for the Elderly) Certification Course.
We never take a placement fee from any community or care provider. Our advice about where to go next is not tied to who pays us.
We coordinate the pieces that usually land on you: repairs, the estate sale, donations, staging and movers. Rachel Dee Minyard, our REALTOR® and Creative Director, can list the home and helps decide what to stage and what to leave. Our full approach is on the downsizing page.
Our Downsizing Process in Carmichael
- Talk first. We start with what the next home needs: one level, less yard, closer to doctors or closer to people you love. Staying put is a fair answer too.
- Walk the house with aging-in-place eyes. If you might stay, Maggie looks at the entry steps, the bathrooms, the doorways and whether a bedroom and full bath can work on one floor.
- Price the home. We price from comparable sales near your street and show you a range before we have walked the inside, then a firm number after.
- Check the tax side. Homeowners 55 and older may be able to carry their Prop 13 base to the next home under Prop 19. See Prop 19 in Sacramento.
- Sort, prepare, launch. Estate sale help, donations and movers come first. Then come repairs worth doing, photos and a planned launch.
- Buy and sell on one timeline. We decide together whether to buy first or sell first, and put closing dates and any rent-back in writing.
Local Context for Downsizing in Carmichael
Some Carmichael right-sizers never leave the ZIP code. Eskaton Village Carmichael, at 3939 Walnut Avenue, opened in 1992 on about 37 acres. It is a life plan community with independent living, assisted living, memory care and skilled nursing on one campus, in apartments and cottages.
Buying in there works differently from buying a house. You buy a membership under a continuing care contract, not a deed. Under Eskaton's 90% Repayable Agreement, you or your estate get back 90% of what you paid plus 50% of any appreciation when the membership resells. Under the 5-Year Amortized Plan, the refundable amount drops 20% a year. California's Department of Social Services oversees continuing care contracts, and state law gives new residents 90 days after moving in to cancel.
A life plan community changes how the house sale is planned. If the house is paying for the entrance fee, the closing date and the move-in date have to line up, and we plan backward from both.
Health care is close for anyone staying nearby. Mercy San Juan Medical Center, a Dignity Health hospital with a Level II trauma center, is on Coyle Avenue in Carmichael.
The house itself may need less than you fear. Buyers expect a 1960s ranch to look like one. We tell you which updates buyers here pay for and which ones they plan to redo anyway.
Sale, Next Home and Financing From One Team
Right-sizing already has enough moving parts. Surroundings is a one-stop shop: one call covers the sale, the next home and the financing, so nobody carries messages between offices.
The money side has more paths than most people expect. Some pay cash from the sale. Others keep a small mortgage to protect savings. For some homeowners, a reverse mortgage for purchase (HECM) is worth reviewing as a planning tool, never a pitch and never a promise. Maggie is a licensed mortgage broker who shops loans across a network of approved lenders. Give yourself options, and bring your own lender or planner if you prefer.
When comparing the next step, look at:
- Entrance fees and monthly fees in writing, if a life plan community is on the list.
- HOA dues and what they cover, if you buy a smaller home.
- Whether Prop 19 lets you carry your tax base.
- The APR next to any rate, and approval depends on the full application.

Frequently Asked Questions
Do I own my home at Eskaton Village Carmichael?
No. You buy a membership under a continuing care contract, which gives you the right to live in a specific unit and access to care on campus. You do not receive a deed.
Should I fix up my Carmichael house before downsizing?
You should usually fix only some things. Buyers expect an older Carmichael ranch to show its age, so we point out the few repairs that pay off and leave the rest. Homes in any condition can sell.
Can I keep my low property tax when I downsize?
You may be able to. Prop 19 lets homeowners 55 and older transfer the taxable base of their main home to a new main home anywhere in California, up to three times, when both happen within two years. You file a claim with the county Assessor.
How do I help my parent downsize when they're overwhelmed?
Start with what the next home needs before anyone sorts a box. In Carmichael that can mean comparing a life plan community such as Eskaton Village with a smaller house nearby, or adapting the current ranch home to one floor. We coordinate the estate sale, donations, repairs and movers, and every decision stays with your parent.
Do you take placement fees from senior communities?
No. We have never taken a placement fee from any community or care provider, and we never will.
