Downsizing in Sacramento Without Leaving the City You Know
Move to something smaller on your schedule, with repairs, estate sales, movers and the money all coordinated for you.

What Downsizing in Sacramento Can Look Like
Right-sizing in Sacramento rarely means leaving town. More often it means trading a two-story in East Sacramento for one level, or a big Land Park yard for a gated 55+ community in Natomas. Some people stay on the same side of the river they have lived on for decades.
"I don't know where to start" is a fair place to begin. The plan covers the sale, the next home and a lifetime of belongings, on your schedule.
Often an adult son or daughter makes the call, sometimes from out of state. The plan is the same, and every decision stays with the person whose home it is.

Why Sacramento Downsizers Choose Surroundings
Surroundings, a real estate and lending brokerage, is led by Maggie B. Hopkins, a Seniors Real Estate Specialist® (SRES®) and Certified Aging-in-Place Specialist (CAPS). She holds a B.S. in Health Care Administration and has completed the RCFE (Residential Care Facility for the Elderly) Certification Course.
We never take a placement fee from any community or care provider. Our job is the right sale and the right next home.
We line up the estate sale, donations, repairs, staging and movers, so nobody manages five vendors alone. Our full approach is on the downsizing page.
Our Downsizing Process in Sacramento
- Start with the next chapter. One level, less yard, closer to doctors or to people you love. Staying put and adapting the home is a fair answer too, and CAPS training covers that.
- Know what the house will bring. We price from sales on your own street, in your home's era.
- Check the tax side. Homeowners 55 and older may carry their Prop 13 tax base to the next home under Prop 19. See Prop 19 in Sacramento.
- Sort the belongings. We coordinate estate sale help, donations and movers before the photos.
- Buy and sell on one timeline. We decide together whether to buy first or sell first, and close on the dates you choose.
Local Context: Where Sacramento Downsizers Land
The city has two age-restricted 55+ communities, both gated and both in Natomas.
- Heritage Park in North Natomas has 965 homes in three gated villages around a 25,000-square-foot clubhouse. MetroList data counted 17 senior-community sales there from April through September 2026, at a median of $495,000.
- Four Seasons at Westshore is built around a private lake with a 22,700-square-foot Lodge. The same pull showed five sales in those six months at a median of $585,000.
Published HOA dues in 2026 ran about $200 to $340 a month at Heritage Park and about $270 to $280 at Four Seasons at Westshore.
Not everyone wants a 55+ community. The Pocket and Greenhaven, built from 1958 into the early 1990s, have many single-story homes near the river levee trails. Midtown condos put the farmers market, the Crocker Art Museum and Music Circus within reach.
Selling in the city comes with its own line item. The City of Sacramento's transfer tax of $2.75 per $1,000 is collected when the deed records.
The Sale, the Next Home and the Financing in One Place
Surroundings is a one-stop shop, so one call covers the sale, the next home and the money. Nobody carries messages between three offices.
The money side has more choices than most people expect. Some pay cash from the sale, and some keep a small mortgage to hold onto savings. Some review a reverse mortgage for purchase (HECM) as a planning tool, never a pitch. Maggie is a licensed mortgage broker who shops loans across a network of approved lenders. Give yourself options, and bring your own lender or planner if you prefer.
Taxes on the sale matter too. The IRS lets you exclude up to $250,000 of gain on a main home, or $500,000 on a joint return, if you meet its two-of-five-years ownership and use tests. A long-held Land Park or East Sacramento home can have gain beyond that, so talk with your tax advisor early.
Any rate we quote comes with its APR, and approval depends on your full application.

Frequently Asked Questions
Are there 55+ communities inside the City of Sacramento?
Yes. Heritage Park in North Natomas and Four Seasons at Westshore in Natomas are both gated, age-restricted 55+ communities inside the city. Others, such as Glenbrooke in Elk Grove and Regency at Folsom Ranch, sit in nearby cities.
What do homes cost at Heritage Park and Four Seasons at Westshore?
MetroList data for April through September 2026 showed a median of $495,000 across 17 sales at Heritage Park and $585,000 across five sales at Four Seasons at Westshore. Prices depend on the plan and the lot.
Can I keep my low property tax if I downsize in Sacramento?
You may be able to. Prop 19 lets homeowners 55 and older transfer the taxable base of their main home to a new main home in California, if both happen within two years. You file a claim with the Sacramento County Assessor.
How do I help my parent downsize when they're overwhelmed?
Start with what the next home needs, such as one level or a shorter drive to doctors, before anyone sorts a box. In a city home, that may mean comparing a Natomas 55+ community with a single-story house in the Pocket. We coordinate the estate sale, donations, repairs and movers, and every decision stays with your parent.
Do you take placement fees from senior communities?
We do not. We have never taken a placement fee from any community or care provider, and we never will.
