Downsizing in Lincoln, With Three 55+ Communities to Compare

Move to something smaller on your schedule, with repairs, estate sales, movers and the money all coordinated for you.

One Plan for the Sale, the Next Home and the Move

Right-sizing in Lincoln gives you more choices than most towns in the region. Three age-restricted communities sit inside or beside the city, and the all-ages neighborhoods have smaller homes too. The hard part is usually not finding the next house. It is deciding what to fix, when to sell and what to do with everything you own.

Surroundings plans the sale of your current home, the purchase of the next one and the financing as one project. If your family is helping from out of town, they get the same updates you do. We never take a placement fee from any community or care provider.

Why Lincoln Downsizers Choose Surroundings

Maggie B. Hopkins is a Seniors Real Estate Specialist® and a Certified Aging-in-Place Specialist. She also holds a B.S. in Health Care Administration. That mix helps when the question is not only which house, but whether stairs, distance to care or staying put makes more sense.

She has been licensed in real estate since 2006 and is also a mortgage broker. If a reverse mortgage for purchase (HECM) could help you buy the next home with less cash out of pocket, she can walk you through how it works, and you decide with your advisors whether it fits. We make no promises and offer only options. Our downsizing service covers the general approach.

Our Downsizing Process in Lincoln

  1. We start with what you want daily life to look like. Golf, a lodge calendar, a smaller yard or a shorter drive to doctors each point to a different community.
  2. We price your current home. You learn what it is worth before you choose what to spend.
  3. We decide what repairs are worth doing. Rachel Dee Minyard, our REALTOR® and Creative Director, prices and lists homes, and she separates the repairs that pay off from the ones that do not.
  4. We line up the next home. That could be a resale in Sun City Lincoln Hills, a new build at Esplanade or Trilogy, or something else entirely.
  5. We plan the order and the move. We can sell first, buy first or do both on the same timeline, with help sorting belongings.
  6. We close both sides. One team watches both escrows.

Local Context for Downsizing in Lincoln

MetroList sales from April through September 2026 show how Lincoln's 55+ choices differ:

The three feel different on the ground. Sun City Lincoln Hills is a large Del Webb community with two lodges, public streets and no gate, and its HOA ran about $188 a month as of January 2026. Esplanade at Turkey Creek is a gated Taylor Morrison community with a 20,000-square-foot Lodge and an indoor lap pool, with HOA dues of about $349 a month. Trilogy is gated, newer and still building, and it sits in unincorporated Placer County with a Lincoln address. Special taxes apply in all three, and the amount varies by parcel.

Amenities differ as much as price. Sun City Lincoln Hills has 13 lighted pickleball courts, and its Hills and Orchard golf courses belong to Lincoln Hills Golf Club, which is owned separately from the HOA. Esplanade at Turkey Creek has no course inside the gates, but Turkey Creek Golf Club is next door. Trilogy's Ridge Wellness + Social Club includes a restaurant and bar called 1876.

Taxes can move with you. Under Proposition 19, a homeowner 55 or older can transfer a Prop 13 tax base to a replacement home anywhere in California, up to three times in a lifetime, according to the State Board of Equalization. Each replacement must be bought within two years of selling the original, and the claim is filed with the assessor where the new home sits. Our Prop 19 guide covers the details.
