What this site is and is not
This site shares general information about our real estate and lending services and about homes and places in the Sacramento region. It is not legal, tax, lending, or investment advice. For advice about your own situation, talk with a qualified attorney, CPA or financial advisor.
Reading this site, using the chat assistant, or sending us a form does not make us your agent or your mortgage broker. An agency relationship begins only when you sign a written agreement with us, such as a listing agreement or a buyer representation agreement.

Loans and lending information

Every loan depends on underwriting, including a review of credit, income, assets and the property, and program terms and availability change over time.
Calculators and examples on this site, including our property tax calculator, give estimates for planning only. Your actual figures come from your lender, the county and your escrow officer.

Listing information on this site comes from our own listings and, where shown, from the multiple listing service. It is believed to be reliable but is not guaranteed. Homes can sell, change price or be withdrawn before this site is updated, and square footage, lot size and school district should be verified independently.
Market figures such as median prices are reported with their source and date. They describe a moment in time and will change.
Using this site
The text, guides, design and video on this site belong to Surroundings or the people who license them to us. You are welcome to read, print and share pages for your own personal use.
