For anyone planning their next chapter, and the families who love them
You do not have to decide anything today.
Well MOVED helps families through a parent's move, and helps you plan your own next chapter, from the first conversation to the next home. Maggie and Rachel both list and sell homes and work every Well MOVED move together. Maggie brings the lending and the planning; Rachel brings the design eye and the preparation. We have each been the child on one side of this.

Which one are you?
For you, planning your own next chapter
Your house. Your timing. Your call.
Maybe the house got quiet. Maybe the stairs, the yard and the upkeep take more out of you than they used to. Maybe you just want more people around and less to take care of.
Whatever brought you here, you are the one who decides what comes next. We talk with you first. Your children can be part of every conversation, or none of them. That is up to you.
And you don't have to forget someone to start over. The memories come with you.

What you may be asking yourself
Questions we hear every week.
- “I'm not ready to leave this house.”You don't have to decide today. We can start with what the house is worth and what your choices are, and you take it from there, at your pace.
- “There are so many communities. How do I pick?”We walk you through the kinds of places, the questions worth asking inside, and which ones fit the life you want now.
- “I want to be close to family, not in their lives.”Across town from the grandkids is different from down the hall. We help you find the right distance, with your own friends and your own circle.
- “I don't want to deal with selling and moving.”We coordinate the sorting, donations, cleanout, repairs and the sale, so you can put your energy into the move itself.
- “Will I have to move again later?”Some communities add more care as you need it, so you buy once and stay. We help you see which ones do.
Paying for what's next
Your home may be the biggest part of the plan.
Much of what you have built may be sitting in this house. Maggie is a real estate broker and a mortgage broker, so she can show you the whole picture: what the home could sell for, what you would walk away with, and how that fits the next place.
If you are 62 or older, a reverse mortgage for purchase (a HECM for Purchase) can help you buy your next home with no monthly mortgage payment. You make a down payment from your own funds, often from the sale of this home, and you still pay the property taxes, insurance and upkeep.

A note from Maggie and Rachel
You knew this time was coming.
Maybe you even prepared. Still, that does not mean you are ready for it.
Maybe a parent fell. Maybe a doctor said a sentence that stayed with you. Maybe you noticed that the stairs in the house you grew up in have become a daily risk. Now you carry a list that no one gave you, and you are carrying it between work, your own family, and a phone that rings at odd hours.
We built Well MOVED for you, to make a major transition feel less heavy, for the parents making it and for the families who love them.

What families tell us first
You are not giving up on them.
You may be thinking: “I cannot bring this up with Mom. It feels like giving up on her.” Or: “If I raise it with my siblings, it will turn into a fight.” Those thoughts are common, and they come from love.
A plan protects your parent's independence, because it keeps the decision in their hands instead of leaving it to a hospital discharge or an emergency.
- The house is usually the fourth conversation, not the first.
- The one who lives closest usually carries the most, and often says the least.
- Families who start early have more choices than families who start in a crisis.
Where your family is
The five conversations, in order.
Families get stuck when they start with the house. Most conversations go in this order, and it helps to know where you are. Most agents get a call at number four. We would like to be useful at one and two.
- 1How do we talk to Mom and Dad?Is it time? Should they live with one of us?
- 2Who is responsible for what?Who drives, who handles the doctors, who keeps the paperwork.
- 3Money.What there is, what it needs to cover, and what feels fair.
- 4The house.Keep it, adapt it, sell it, or hold it for a while.
- 5Who speaks to the parents, and who takes charge? This is settled last, once everyone has heard the options.
Is it time?
What the house may be telling you.
Sometimes the signs are loud. More often they are small. Any one of these is a reason to start talking, and none of them is a reason to rush.
What you may notice in your parent
- Stairs have become a daily challenge.
- The house feels too big to manage.
- The garden has turned from a joy into a chore.
- Mail is stacking up, or bills are being missed.
- They are lonely, even though the house is full of memories.
What the house may be telling you
- No one has used the upstairs in weeks.
- The kitchen and bathroom were designed for a different decade of life.
- The house is quiet, but not in a peaceful way.
- Repairs keep waiting for a day that does not come.
Why it helps to have someone beside you
What's at risk when a family does this alone.
Most families have never sold a parent's home before. That is normal. It is also where the expensive mistakes come from.
Selling for less than the home is worth.
Pricing off an online estimate, fixing the wrong things, or taking the first investor letter that arrives.
Running out of steam.
Hundreds of small decisions, made while caring for a parent and working a job. The house sits, and the bills keep coming.
Money mistakes that follow your parent.
Taxes, the property tax base, and how the next home or care gets paid for. Some of these can't be undone after closing.
Family tension.
When siblings hear different things at different times, small questions turn into big arguments.
Well MOVED is built to head off all four. Call us and we will tell you which ones matter most for your family.

Aging in place
Change the home, not the address.
Aging in place means changing your home so it works for you now and for years to come. Often it takes less than people think: grab bars, a walk-in shower, railings, better lighting, a bedroom on the main floor.
Maggie is a Certified Aging-in-Place Specialist (CAPS®). She can walk your home with you, point out what would make the biggest difference, and help you plan the work in the right order.

What Well MOVED coordinates
One plan, one point of contact.
Sorting and packing
We go through a lifetime of belongings at the pace your family sets.
Estate sales and donations
We arrange estate sale coordinators and donation pickups for you.
Cleaning and repairs
We bring in trusted contractors and crews, so you are not managing them from out of town.
Repairs and strategic upgrades
If you want them, we coordinate the repairs and the few upgrades that help a home sell faster and for more. None of it is required. Many homes sell just as they are.
Preparing the house
We rearrange and edit what is already in the home so the rooms feel open, often without renting a single piece.
The sale
The home is priced from real comparable sales and photographed well, with the story of the home told.
Movers and the next home
We book a mover, get the new place ready and plan the day of the move.
Fix it up or sell it as it is?
Four ways to sell the house
- Way 1 · Hands-offSell as-isNo work before listing. It sells for less, but it reaches a real pool of buyers: investors and people who want a project. Often a faster, simpler close, with nothing spent up front.
- Way 2 · Opens up buyersGood enoughJust enough to pass a typical inspection and qualify for regular financing. Clean, working, nothing that scares off a lender, so more than cash buyers can make offers.
- Way 3 · Often the best returnStrategic upgradesA few targeted updates on top of good enough, only the ones that return more than they cost. Not a remodel. Just the moves that actually move the number.
- Way 4 · Top of the rangeFully fixed upA finished home with updated systems earns a real premium, because the buyer isn't budgeting for a new roof or HVAC right after closing.
None of this is required. Plenty of homes sell as-is, and that can be exactly the right call. We walk the home with you, price out anything worth doing, and you decide. Whichever way you choose, the marketing is the same.
If the home is part of an estate or a trust, or several people share ownership, speak with an estate or elder law attorney early. We work alongside them and do not give legal or tax advice.
How Well MOVED works
From the first call to moving day, in seven steps.
At the pace your family needs. Some families move in a month. Some take a year.
Step 1: A first call
You tell us what is happening. No forms and no pressure. We tell you what we would look at first.
Step 2: The walk-through
We walk the home, with your parent if they are comfortable. We note what buyers will notice, what needs repair and what can stay as it is.
Step 3: Your plan, in writing
The options side by side, with the numbers, and a clear recommendation. You decide, and your parent has a voice in every step.
Step 4: The belongings
Family chooses first. Then the estate sale, the donations and the final haul. The estate sale waits until the family has taken what they want to keep.
Step 5: Preparation and launch
Repairs worth making, cleaning and staging, then photos and video. The home goes live with its marketing already in place.
Step 6: Offers and escrow
We compare offers on what your parent nets, the terms and the strength of the buyer's loan. Then we manage escrow through closing.
Step 7: The move, and after
We time the move-out around the next home, so your parent is not caught between two places. After that, we keep in touch.
Money, in plain English
The home often holds most of the family's wealth.
That is why money conversations can get emotional quickly. There are several ways a family can use home equity, and which one fits depends on your parent's age, income, health and goals. Maggie is a licensed mortgage broker. She can explain selling and moving, a home equity line of credit, a bridge loan or a reverse mortgage.
A reverse mortgage works well for some households and poorly for others, and anyone considering one should speak with an independent counselor first. We will not tell you which to choose, and we do not promise a rate, an approval or a result.
Explore home loans with MaggieWho we trust, and why we never take a fee
Well MOVED never accepts a placement or referral fee from any community or care provider.
Families ask us for a recommendation: an elder law attorney, a mover, a senior community. We tour the communities, ask the hard questions, meet the staff, and recommend based on what we saw. You are never steered anywhere because it benefits us.

Meet Rachel →Questions we hear
Before you call.
Do you take placement or referral fees from senior communities?
No. Well MOVED never accepts a placement or referral fee from any community or care provider, so a recommendation from us is never paid for. You see our terms for the real estate and lending work in writing.
Do we have to decide anything on the first call?
No. You only have to know your options. Many families call months before they move.
What if my parent wants to stay in the house?
That is their decision. We walk through aging-in-place changes and what staying costs next to what moving costs.
Should we sell first or buy the next home first?
It depends on equity and income. Selling first gives you a firm budget. Buying first avoids moving twice but may need bridge financing or a rent-back. We run both with you, with Maggie's lending side in the room.
Can you help if I live out of state?
Yes. We coordinate the sorting, repairs, sale and move in Sacramento and send you updates at the points you choose.
Will buyers want an older home that hasn't been updated?
Yes. Many Sacramento buyers look for older homes because of the larger lots, mature trees and solid construction, even when the finishes are dated. Marketed well, these homes draw people who love character and want to make the space their own.
How should we get a long-time home ready to sell?
Start with sorting, a deep clean and the small repairs that change first impressions, like paint, lighting and the yard. The goal isn't to make it brand new. It's to let buyers see the layout, the light and the strengths right away.
How do you price a long-time family home fairly?
The price reflects what the home does well (location, lot, structure) and what it still needs. We compare similar sales and buyer demand nearby to set a price that respects the home's history and still brings strong offers.
Should we sell to a cash buyer or list it?
A cash buyer brings speed and simplicity, which helps when time is short or repairs are heavy. Listing on the open market brings more buyers and often a higher price. Your timeline, the repairs and how much stress you want to carry decide which fits your family.
What if there are repairs we can't afford before selling?
You may not need to do every repair. Some buyers are glad to take on projects for the right price and location. We help you pick the fixes that matter most, or sell as-is with pricing and marketing that still brings serious buyers.
How do we handle the emotional side of selling the family home?
Name the feelings early and build time into the plan for sorting, sharing stories and saying goodbye. We keep the practical decisions moving while leaving room for the moments that honor what the home meant to your family.
