Living in Placer County

Placer County neighborhoods run from brand-new streets in West Roseville to Gold Rush storefronts in Auburn and lake homes on the North Shore of Lake Tahoe. The county covers 1,502 square miles and stretches about 65 miles from the Roseville suburbs to the Nevada state line. About 41 percent of Lake Tahoe's surface sits inside it.

Placer is also where the Sacramento region is growing fastest. The California Department of Finance counted 434,823 residents on January 1, 2026. That 1.4 percent gain in one year made Placer the fastest-growing county in California for 2025 to 2026. Census estimates show about 7,100 people arriving from other U.S. counties between July 2024 and July 2025, far more than any other source of growth.

The county splits into three regions. South Placer covers the valley floor and lower foothills, where Roseville, Rocklin and Lincoln sit beside Granite Bay and Loomis. Roughly three-quarters of the county's residents live there. Gold Country climbs through Auburn, Newcastle, Penryn and Colfax. The Sierra Nevada region follows Interstate 80 up to Tahoe City, Kings Beach, Olympic Valley and Northstar.

Placer's history explains its towns. Gold was found in Auburn Ravine in May 1848, and the county took its name from placer mining when it formed in 1851. Roseville became a railroad town in 1908 when Southern Pacific moved its switching yards there, and Olympic Valley hosted the 1960 Winter Olympics.

How Surroundings Serves Placer County

Placer County asks more financial questions of a buyer than most of the region. A newer Roseville street may carry a Mello-Roos special tax. A foothill home near Auburn or Colfax may need a homeowners insurance quote before anyone writes an offer. A Lincoln commute runs down Highway 65. Each of those changes the monthly payment, and the monthly payment decides whether a house works.

Maggie B. Hopkins is the broker and owner of Surroundings, a one-stop shop for real estate and mortgage brokering. The benefit is convenience: one call, one team and one plan for the home and the loan. Maggie shops your loan across a network of approved lenders, so you compare competitive options instead of taking one bank's offer. Get a quote from us and compare it. On a Placer County home, she can lay the special tax, the insurance estimate and the loan side by side the same afternoon, with nothing lost in a handoff. You are always free to bring your own lender. Sellers benefit too, because we read a buyer's financing closely before you accept an offer.

Maggie has been licensed in real estate since 2006 and has 23 years in real estate and lending combined. She is a Seniors Real Estate Specialist® and a Certified Probate & Trust Specialist. Those credentials matter in a county with two large Del Webb age-restricted communities, Sun City Roseville and Sun City Lincoln Hills. Rachel Dee Minyard, our REALTOR® and Creative Director, lists and sells homes, and she leads how every listing is prepared and presented.

Placer County Neighborhoods & Communities

Roseville is the county's largest city, with 165,455 residents on January 1, 2026 by the state's count. Its homes range from early-1900s houses near the old rail yards to the Sierra Vista plan in West Roseville, where 8,679 homes are planned on 2,064 acres. Kaiser Permanente and Sutter Roseville Medical Center are its two largest private employers. Our guide to buying a home in Placer County covers how a Roseville search works.

Rocklin sits where Interstate 80 meets Highway 65. It incorporated in 1893 around granite quarries and the railroad, and today it holds Sierra College, William Jessup University and the Quarry Park Amphitheater. Rocklin Unified School District serves the city. Recent closed sales put Rocklin's median price above both Roseville and Lincoln.

Lincoln grew from 11,205 residents in 2000 to 49,757 in 2020, the fastest growth of any U.S. city over 10,000 that decade. Most of its housing is newer, and its historic downtown dates to 1859. Lincoln is also home to Sun City Lincoln Hills, a Del Webb 55+ community on nearly 3,000 acres. Our page on downsizing in Placer County covers it in detail.

Granite Bay is unincorporated and mostly residential, set between Roseville and Folsom Lake, and the county provides its services. Loomis incorporated in 1984, partly to avoid annexation by Rocklin. Taylor Road through Loomis is the old Highway 40, lined by the historic High Hand and Blue Goose fruit sheds.

Auburn is the county seat. Old Town keeps buildings from the Gold Rush years, and the American River canyons of the Auburn State Recreation Area begin at the edge of town. Newcastle sits at 797 feet and Penryn at 627 feet, both small foothill communities with orchard and quarry roots. Colfax climbs to 2,425 feet and is a stop on Amtrak's California Zephyr. Selling in these foothill towns brings its own questions, which we cover on selling your home in Placer County.

Placer County Housing Market & Home Types

Resideline's closed-sale data, updated October 3, 2026, gives a clear read on South Placer prices over the last six months:

  • Granite Bay had a median sold price of $1,220,000.
  • Rocklin came in at $690,950.
  • Roseville came in at $625,000.
  • Lincoln came in at $610,000.
  • Auburn came in at $585,000, measured over 12 months from October 2025 to September 2026.

Asking prices run higher than closed prices. Realtor.com data published through FRED shows a Placer County median listing price of $749,000 in May 2026, up from $730,500 in September 2025. Every source measures something different, so we quote one source per number and re-pull them before any pricing conversation.

Home types follow the terrain. The valley floor holds large subdivisions from the late 1990s and 2000s, plus new construction in Sierra Vista and Placer Vineyards. Placer Vineyards alone is approved for 14,132 homes on 5,230 acres, with a buildout the county expects to take 20 to 30 years. Many newer neighborhoods sit inside Community Facilities Districts, so a Mello-Roos special tax shows up on the property tax bill.

The foothills hold older homes, acreage and rural lots, and wildfire insurance is the first question buyers ask there. Tahoe-side homes behave as a separate market, and many of them are vacation homes.

Neighborhood Tour & Local Lifestyle

Placer County weather changes with the elevation. Summer on the valley floor runs hot, with July highs averaging about 94 degrees in Roseville and Rocklin. Auburn averages about 63 days a year at 90 degrees or above. Colfax gets about 7 inches of snow in an average year, and Tahoe City sits at about 6,250 feet with a full mountain winter.

Weekends have real range here. Folsom Lake's Granite Bay entrance has a main beach and a 32-mile bike path to Old Sacramento. The Auburn State Recreation Area protects 42,377 acres along about 40 miles of the North and Middle Forks of the American River. The Placer County Wine Trail's 2026 map lists 21 member wineries, with the densest clusters on Wise Road and Mt. Vernon Road.

Golf runs from city-owned Woodcreek and Diamond Oaks in Roseville to Turkey Creek in Lincoln and The Ridge in Auburn. Thunder Valley Casino Resort opened near Lincoln in June 2003 and books concerts in The Venue. Westfield Galleria at Roseville holds more than 190 stores, and downtown Roseville's Vernon Street keeps the 1940 Tower Theatre and the Blue Line Arts gallery.

November brings the Mountain Mandarin Festival, which celebrates the county's signature foothill crop at @the Grounds in Roseville. The 33rd festival is set for November 20 to 22, 2026. Interstate 80 ties the whole county together, and Amtrak's Capitol Corridor stops in Roseville, Rocklin and Auburn.

Neighborhoods in Placer County

  • Auburn

Old Town has Gold Rush streets. The American River's forks meet below it. The foothills rise around both. Auburn keeps all three within one small area, and the railroad that followed the gold still shows in the streets.

  • Granite Bay

Granite Bay sits just west of Folsom Lake and east of Roseville, in Placer County. The typical lot is about 17,300 square feet, larger than in most of Sacramento County, and the neighborhoods range from older streets near the lake to guard-gated communities.

  • Loomis, Penryn and Newcastle

Three small foothill towns sit along the same rail line in Placer County, a few miles apart. Fruit shaped all three, and granite shaped one of them.
