Your Home Value in Placer County, From Real Sales Near You

You get a real number for your home, built from the sales on your street, with what to fix, what to leave and what you would walk away with.

A Number You Can Act On

Your home value in Placer County depends on details an online estimate cannot see. It cannot see your kitchen, the oaks on your lot or the sale down the street that closed last week. It also cannot tell whether your home carries a Mello-Roos special tax or sits where buyers struggle to insure.

Surroundings walks the home, reads the actual comparable sales and gives you a value with reasons attached. You also get a short list of what to fix and what to leave. There is no obligation to list. You get the reasoning in writing, so you can share it with anyone helping you decide.

Who Will Value Your Placer County Home?

Rest assured that at Surroundings, we are a real estate and mortgage brokerage serving Placer County that handles your home and your loan questions under one roof, and our two agents bring two different specialties.

Maggie B. Hopkins specializes in the financial side of selling a home. She has been licensed in real estate since 2006 and is also a mortgage broker, so she knows how appraisers and lenders read a home and your price reflects what a buyer's appraisal is likely to support. As a Seniors Real Estate Specialist® (SRES®) and Certified Probate & Trust Specialist, she also guides right-sizing, inherited-home and trust sales.

Rachel Dee Minyard, our REALTOR® and Creative Director, specializes in positioning a home for the market. She lists and sells homes and understands the psychology of buyers and how a home should make them feel. She rearranges and edits what is already in your home so the rooms feel open and buyers can picture themselves there, often without renting a single piece, then plans the photos and marketing around what buyers in Placer County value most.

Whichever of us you work with, you get the same careful home valuation and a straight answer about what it means for you.

In a county where some neighborhoods are brand new and others date to the Gold Rush, appraisers lean hard on the closest true comparables, and we do the same.

People ask for a value for different reasons. Some are deciding whether to sell. Others are planning a parent's move, settling an estate or splitting property in a divorce. Each purpose gets the same careful number. If you plan to buy next, Maggie also works as a mortgage broker who shops loans across a network of approved lenders, so your next purchase can run on the same team for convenience. Our Home Valuation Process in Placer County

  1. You tell us about the home and why you want a value. A sale, an estate and a divorce each call for a slightly different report.
  2. We pull comparable sales near your address. We match era, size, lot and community. Placer prices change sharply between towns.
  3. We walk the home. Condition, updates and layout all move the number.
  4. We check the costs a buyer will weigh. Those include any special tax, HOA dues and an insurance outlook for your address.
  5. You get a value range and a preparation list. We show which repairs are likely to pay for themselves and which are not.

The pricing step of our process explains how we think about equity.

What Moves Home Values in Placer County

Town is the biggest factor. Resideline's six-month closed-sale medians as of October 3, 2026 were $1,220,000 in Granite Bay and $690,950 in Rocklin. Roseville came in at $625,000 and Lincoln at $610,000. Auburn's 12-month median was $585,000. Realtor.com data through FRED put the county's median asking price at $749,000 in May 2026.

Special taxes shift value inside a town. Many newer Roseville neighborhoods sit inside Community Facilities Districts, and buyers compare monthly cost, not only price. Two similar homes can sell for different amounts when one carries a larger special tax.

Elevation brings insurance into the price. Foothill premiums have risen sharply, and some buyers near Auburn and Colfax end up on the California FAIR Plan with a separate difference-in-conditions policy. Buyers favor a home with a clean insurance history or a Firewise USA neighborhood. Placer has more Firewise communities than any county in the nation.

Community rules narrow the comparables. A home in Sun City Roseville or Sun City Lincoln Hills is compared with other 55+ sales, since the buyer pool differs.

Land and setting count in the foothills. In Loomis, Penryn and Newcastle, lot size, outbuildings, wells and septic systems all shape value, and comparable sales are fewer. Penryn sits at 627 feet and Newcastle at 797 feet, below Auburn at about 1,227 feet and Colfax at 2,425 feet. Higher towns bring more snow and different insurance questions. We widen the search carefully and explain every adjustment.

Location features add or subtract too. A Granite Bay home near Folsom Lake's Granite Bay entrance or a Lincoln home near the Wise Road wineries draws different buyers than one beside a busy road. Highway 65 traffic between Roseville and Lincoln is a known peak-hour bottleneck, and buyers factor commute into what they will pay.

New construction sets a ceiling in some areas. Roseville's Sierra Vista plan has 8,679 homes planned, and a nearby resale home competes with builders offering brand-new homes.

Property tax matters if you are buying next. Our property tax calculator and Prop 19 guide help you plan the move.

Frequently Asked Questions

Who will value my Placer County home?

One of our agents walks your home in person and prices it from recent sales near you in Placer County. Maggie B. Hopkins, a real estate and mortgage broker, brings the appraisal, lending and estate view. Rachel Dee Minyard, our REALTOR® and Creative Director, brings expertise in positioning a home for today's buyers. The valuation is free, with no obligation to list.

What is the median home value in Placer County?

It depends on the measure. Realtor.com data through FRED put the median asking price at $749,000 in May 2026. Resideline's closed-sale medians as of October 3, 2026 ranged from $585,000 in Auburn to $1,220,000 in Granite Bay.

Why is my online estimate different from your number?

Online estimates cannot see condition, updates or the most recent nearby sales, and they rarely account for Mello-Roos or insurance. We walk the home and use real comparable sales.

Does Mello-Roos lower my Placer County home's value?

It can affect price, because buyers compare the full monthly cost. The size of the special tax and how it compares with nearby homes both matter.

Is the home valuation free?

Yes, and there is no obligation to list your home with us.
