What Is Your Home Worth? A Sacramento Home Valuation Built From Your Street
You get a real number for your home, built from the sales on your street, with what to fix, what to leave and what you would walk away with.

Wondering What Your Home Would Sell For?
Maybe a neighbor on your street just sold. Maybe you are picturing a smaller place in Carmichael, or sorting out a parent's house in Land Park. Or you are simply curious. Whatever brought you here, you want a number you can trust and a clear sense of what would change it.
That is what a home valuation in Sacramento should give you. An online estimate can't. It can't see your redone kitchen, your corner lot or the sale down the block that closed last week.

How We Value Your Sacramento Home
- We start with your street. In East Sacramento, a house in the Fab Forties and one the same size on J Street can sell far apart. Your price comes from the sales closest to your home, not a ZIP code average.
- We walk through your home with you. We note what buyers and their inspectors will notice, and what an algorithm misses.
- We check it against the loan side. Because we also do lending, we test the price against what a buyer's appraisal is likely to support, so it holds up in escrow.
Rest assured that at Surroundings, we are a Sacramento real estate and mortgage brokerage that handles your home and your loan questions under one roof, and our two agents bring two different specialties.
Maggie B. Hopkins specializes in the financial side of selling a home. She has been licensed in real estate since 2006 and is also a mortgage broker, so she knows how appraisers and lenders read a home and your price reflects what a buyer's appraisal is likely to support. As a Seniors Real Estate Specialist® (SRES®) and Certified Probate & Trust Specialist, she also guides right-sizing, inherited-home and trust sales.
Rachel Dee Minyard, our REALTOR® and Creative Director, specializes in positioning a home for the market. She lists and sells homes and understands the psychology of buyers and how a home should make them feel. She rearranges and edits what is already in your home so the rooms feel open and buyers can picture themselves there, often without renting a single piece, then plans the photos and marketing around what buyers in your neighborhood value most.
Whichever of us you work with, you get the same careful home valuation and a straight answer about what it means for you.

What You Walk Away With
- A price range with reasons. Where your home sits today and what would move it up or down.
- The sales behind it. The recent nearby sales we used, so you can check our thinking.
- A fix-or-leave list. What is likely worth doing before a sale, and what to skip.
- Your likely take-home. An estimate after the loan payoff, closing costs and fees.
There is no cost and no pressure to list. Some people ask a year or more before they plan to move.

Frequently Asked Questions
Who will value my home at Surroundings?
One of our agents walks your home in person and prices it from recent sales on your street. Maggie B. Hopkins, a real estate and mortgage broker, brings the appraisal, lending and estate view. Rachel Dee Minyard, our REALTOR® and Creative Director, brings expertise in positioning a home for today's buyers. The valuation is free, with no obligation to list.
How accurate are online home value estimates?
They're a starting point. Automated estimates use public records and recent sales but can't see your home's condition, updates or exact street. They can miss by a meaningful amount in either direction, which is why a walk-through matters before you set a price.
Is a home valuation the same as an appraisal?
No. An appraisal is a licensed appraiser's opinion of value, usually ordered for a lender during a sale. Our valuation is your agent's pricing recommendation built from comparable sales and a walk-through, with advice on repairs and timing. It's free and carries no obligation.
Should I make repairs before getting a valuation?
No. Get the valuation first. We'll tell you which repairs are likely to return more than they cost and which to skip, so you don't spend money that won't come back at the sale.
How much can we get for Mom's house?
It depends on condition, location and recent sales nearby, and we'll give you a range after walking the home. We'll also show what preparation would add, what it would cost and what a sale without repairs would bring, so you can decide together.
