Lincoln Home Value, Built From Sales Near Your Street
You get a real number for your home, built from the sales on your street, with what to fix, what to leave and what you would walk away with.

What Your Lincoln Home Is Worth This Month
Your Lincoln home value depends on which part of town you are in, whether you are in an age-restricted community and what the special tax looks like on your parcel. A ZIP-wide median gets you close. Sales on your own street and in your own community get you the real number.
Surroundings builds your price from closed sales near your address, not from an online estimate. You see the homes we compared and why, so you can check the work yourself. Knowing what your home is worth helps whether you plan to sell next month, refinance or plan a few years out.
Who Will Value Your Lincoln Home?
Rest assured that at Surroundings, we are a real estate and mortgage brokerage serving Lincoln that handles your home and your loan questions under one roof, and our two agents bring two different specialties.
Maggie B. Hopkins specializes in the financial side of selling a home. She has been licensed in real estate since 2006 and is also a mortgage broker, so she knows how appraisers and lenders read a home, and your price reflects what a buyer's appraisal is likely to support. As a Seniors Real Estate Specialist® (SRES®) and Certified Probate & Trust Specialist, she also guides right-sizing, inherited-home and trust sales.
Rachel Dee Minyard, our REALTOR® and Creative Director, specializes in positioning a home for the market. She lists and sells homes and understands the psychology of buyers and how a home should make them feel. She rearranges and edits what is already in your home so the rooms feel open and buyers can picture themselves there, often without renting a single piece, then plans the photos and marketing around what buyers in Lincoln value most.
Whichever of us you work with, you get the same careful home valuation and a straight answer about what it means for you.
A price from us comes with no pressure to list. If you do sell later, the same numbers carry into the plan. Our home valuation service explains how we build every price.
How We Build a Lincoln Price
- We start with closed sales near you. These are homes in the same neighborhood, of similar size and age, that sold recently.
- We separate 55+ sales from all-ages sales. The buyer pools differ, so the comparables do too.
- We adjust for what buyers pay for. That includes lot, upgrades, condition, single-story layout and golf or open-space frontage.
- We check the competition. Active listings and nearby new homes show what a buyer will see next to yours.
- We give you a range and a recommendation. You decide what to do with it.
The pricing step of our process covers this in more depth.
Local Context for Lincoln Home Prices
MetroList closed sales for Lincoln's 95648 ZIP code tell this story for September 2026:
- 96 homes sold at a median of $627,500, against $645,000 in August and $625,000 in September 2025.
- The median price per square foot was $336, down from $344 in August and $345 a year earlier.
- Sold homes took a median 37 days, up from 33 a year earlier.
Supply shapes the number too. MetroList showed 274 active listings and 89 pending in 95648 on October 4, 2026, roughly three months of homes at September's pace. Buyers have choices, so a price above recent sales tends to sit.
Prices held roughly level over the year while price per square foot slipped a little. In plain terms, buyers are paying about the same total for homes, and a bit less for each square foot.
Community rules split the comparables. From April through September 2026, Sun City Lincoln Hills had 155 MetroList sales at a median $654,100, and Esplanade at Turkey Creek had 26 at a median $798,000. Those prices run above the citywide median, and they only compare well with other 55+ sales.
Street features move the number inside Lincoln. Frontage on the Lincoln Hills, Catta Verdera or Turkey Creek golf courses draws a different buyer than a home on a busy road. The special tax matters as well, because a buyer compares the full monthly cost of your home with the one down the street.
Asking prices and sold prices tell different stories. MetroList's median list price across Lincoln listings was $660,000 in early October 2026, above the $627,500 sold median for September. That gap is normal, and it is why we build your price from what homes closed at, not what neighbors are asking.
Lincoln and Roseville also moved differently over the year. Roseville's September 2026 median of $629,606 was up about 4 percent from a year earlier, while Lincoln's rose 0.4 percent. A Lincoln price built from Roseville's trend would overshoot.
New homes are part of the picture too. Builders are active in the Village 7 plan and at Esplanade at Turkey Creek, and Trilogy at Bickford Ranch sells through its builder off MetroList. A buyer comparing your home with a new one weighs your finished yard and settled street against a base price plus upgrades, so we account for both.
