Rocklin Home Value, Built From Your Street's Sales
You get a real number for your home, built from the sales on your street, with what to fix, what to leave and what you would walk away with.

A Price You Can Plan Around
A Rocklin home value estimate is only useful if it comes from sales that look like your house. An online number blends a 1960s Sunset Whitney home with a newer Whitney Ranch two-story and calls it a city median. You need the price buyers will pay for your home, on your street, this season.
Surroundings builds that number by hand. Your agent pulls recent sales near your address, adjusts for condition and lot, and tells you which repairs would change the result. There is no cost and no obligation to list.

Who Will Value Your Rocklin Home?
Rest assured that at Surroundings, we are a real estate and mortgage brokerage serving Rocklin that handles your home and your loan questions under one roof, and our two agents bring two different specialties.
Maggie B. Hopkins specializes in the financial side of selling a home. She has been licensed in real estate since 2006 and is also a mortgage broker, so she knows how appraisers and lenders read a home, and your price reflects what a buyer's appraisal is likely to support. As a Seniors Real Estate Specialist® (SRES®) and Certified Probate & Trust Specialist, she also guides right-sizing, inherited-home and trust sales.
Rachel Dee Minyard, our REALTOR® and Creative Director, specializes in positioning a home for the market. She lists and sells homes and understands the psychology of buyers and how a home should make them feel. She rearranges and edits what is already in your home so the rooms feel open and buyers can picture themselves there, often without renting a single piece, then plans the photos and marketing around what buyers in Rocklin value most.
Whichever of us you work with, you get the same careful home valuation and a straight answer about what it means for you.
People ask what a home is worth for many reasons: selling, refinancing, settling an estate, dividing property in a divorce or planning a right-sizing move. We tailor the report to the decision you are making. Our home valuation service explains what the report includes, and the seller guide covers next steps.
Our Home Valuation Process in Rocklin
- We pull nearby closed sales. These are sales in the same neighborhood, of similar size and era.
- We walk through or review the home. Condition, updates and layout change the number.
- We adjust for Rocklin-specific factors. Special taxes, HOA dues, lot and view all matter to buyers here.
- We show the active competition. Buyers compare your home with what is listed today.
- You get a range and a recommendation. We explain what would move it up or down.

What Moves Home Prices in Rocklin
Resideline's six-month data updated October 3, 2026 shows the city-wide picture. The median sold price was $690,950 across 428 closings, and the middle half ran from $555,000 to $869,000. The median price per square foot was $328, with the middle half between $293 and $372.
Month to month the market held fairly steady. Resideline's monthly medians per square foot were $327 in May, $332 in June, $321 in July and $340 in August 2026. A partial September count showed $322. Your own number comes from sales near you, not from these city figures.
Neighborhood era drives much of the spread. Sunset Whitney dates to the late 1950s and 1960s, Stanford Ranch to the 1980s onward, and Whitney Oaks and Whitney Ranch to later years. Inside Springfield at Whitney Oaks, MetroList closed sales from April through September 2026 had a median of $567,500 across 13 sales.
Even one community shows a wide spread. Those 13 Springfield sales ran from $398,000 to $880,000, a gap that comes from floor plan, lot, updates and condition. A city or community median is a starting point. The price for your home comes from the three to six sales that match it most closely.
Special taxes matter to buyers too. Two similar homes can sit in different Community Facilities Districts, and the City of Rocklin says some of its 11 districts can rise up to 2 to 4 percent a year. A heavier tax line can lower what a buyer is willing to pay.
The source of a median matters. Resideline found that about 21 percent of Rocklin closings in its window never appeared on a listing service, and the MLS-listed median was $700,500 against $690,950 for all sales. Single-family houses made up 89 percent of closings. We tell you which sales your number rests on, so you can check our work.
Your tax assessment is a separate number. The Placer County Assessor says that under Proposition 8, your assessment must be the lower of your factored base year amount or your market price on January 1. Its review form is available from July 2 to December 31 each year. The appeal deadline is September 15, and a review does not preserve appeal rights.

Frequently Asked Questions
Who will value my Rocklin home?
One of our agents walks your home in person and prices it from recent sales near you in Rocklin. Maggie B. Hopkins, a real estate and mortgage broker, brings the appraisal, lending and estate view. Rachel Dee Minyard, our REALTOR® and Creative Director, brings expertise in positioning a home for today's buyers. The valuation is free, with no obligation to list.
What is Rocklin's median sold price right now?
Resideline's data updated October 3, 2026 put Rocklin's six-month median sold price at $690,950 across 428 closings, with a median of $328 per square foot.
Why does a website show a different Rocklin number than you do?
Automated estimates blend neighborhoods and eras together. We use closed sales near your address and adjust for condition, lot and special taxes.
Can I ask Placer County to lower my assessment?
Yes, if your market price on January 1 fell below your assessed amount. The Placer County Assessor's review form is available July 2 to December 31, and the appeal deadline is September 15.
Does Mello-Roos affect what my Rocklin home is worth?
It can. Buyers compare monthly costs, so a larger special tax line can lower what they will pay compared with a similar home nearby.
How much do Rocklin homes sell for per square foot?
Resideline's six-month median was $328 per square foot as of October 3, 2026, with the middle half of sales between $293 and $372.
Is the MLS median the same as the overall Rocklin median?
No. Resideline's six-month MLS-listed median was $700,500, while the median for all closings was $690,950, because about 21 percent of sales never hit a listing service.
