Home Valuation in El Dorado Hills, Built From Your Village's Sales
You get a real number for your home, built from the sales on your street, with what to fix, what to leave and what you would walk away with.

A Home Valuation in El Dorado Hills Has to Start With the Village
A home valuation in El Dorado Hills is only as good as the sales behind it. Online estimates often treat 95762 as one market, but a house in an original 1960s village, one in Lake Forest Village and one in Serrano sell to different buyers at different prices per square foot. A number built from the wrong village can be off by a lot.
The range is wide. Resideline's six months to October 2026 put the median El Dorado Hills sale at $900,000, with the middle half of sales between $315 and $412 a square foot. That spread is about $97 a square foot, or close to $200,000 on a 2,000-square-foot house.
From Surroundings you get a price range built from recent sales in your own village and your type of home, plus a list of what to fix and what to leave.

Who Will Value Your El Dorado Hills Home?
Rest assured that at Surroundings, we are a real estate and mortgage brokerage serving El Dorado Hills that handles your home and your loan questions under one roof, and our two agents bring two different specialties.
Maggie B. Hopkins specializes in the financial side of selling a home. She has been licensed in real estate since 2006 and is also a mortgage broker, so she knows how appraisers and lenders read a home, so your price reflects what a buyer's appraisal is likely to support. As a Seniors Real Estate Specialist® (SRES®) and Certified Probate & Trust Specialist, she also guides right-sizing, inherited-home and trust sales.
Rachel Dee Minyard, our REALTOR® and Creative Director, specializes in positioning a home for the market. She lists and sells homes and understands the psychology of buyers and how a home should make them feel. She rearranges and edits what is already in your home so the rooms feel open and buyers can picture themselves there, often without renting a single piece, then plans the photos and marketing around what buyers in El Dorado Hills value most.
Whichever of us you work with, you get the same careful home valuation and a straight answer about what it means for you.
A written custom home valuation from us is useful for a sale, a trade-up, an estate, a divorce or a refinance decision, and there is no obligation to list.
How We Price a Home in El Dorado Hills
- Village comps. We use closed sales from your village and nearby villages built in the same era, adjusted for size, lot and condition.
- A walk-through. We note updates, deferred repairs, views and the details photos miss.
- The monthly cost a buyer sees. We count HOA dues and the parcel's Mello-Roos, which shift what a buyer can pay.
- A range, not a guess. You get a written range with the sales behind it. The pricing step of our selling process explains how we set position.
- What to fix and what to leave. We separate repairs that pay back from repairs that do not.
This is a custom home valuation, not an appraisal.
Local Context: What Moves Prices in El Dorado Hills
Village and era come first. The original villages trace to the 1960s master plan, Lake Forest Village to the 1980s and 1990s, and Serrano, Blackstone, The Promontory and the 55+ communities to later decades. Buyers pay for updated systems in older homes and for lot size and setting in newer gated villages.
Monthly costs come next. Local guides put El Dorado Hills Mello-Roos at roughly $1,000 to $3,800 a year, and HOA dues vary widely. A home with a lower special tax than its neighbors can support a higher price, because the buyer's total payment is what the loan approves.
Timing moves the number too. Resideline's monthly median price per square foot went from $360 in May 2026 to $381 in June, then $367 in July and $354 in August. A price set from spring sales may need adjusting by fall.
Off-market sales hide part of the picture. About 19% of El Dorado Hills closings in Resideline's six months to October 2026 never appeared on a listing service, so an online estimate can miss sales that a local broker knows about.
Where Your Home Sits in the El Dorado Hills Price Range
Resideline's trimmed sales for the six months to October 2026 show how El Dorado Hills prices stack up. Of 403 sales, 92 closed between $553,000 and $742,000 and 135 closed between $742,000 and $931,000. Another 106 landed between $931,000 and $1.31 million, 51 between $1.31 million and $1.69 million, and 19 above $1.69 million.
Fewer buyers compete at the top. A home in the $742,000 to $931,000 band had more comparable sales behind it than one priced above $1.5 million, where a few sales a month set the market. Pricing a high-end home in Serrano or The Promontory takes a wider look at recent sales and more weight on the walk-through.
Updates pay back differently by village. In an older home, a new roof or HVAC system can matter to an appraiser and a buyer's inspector, while cosmetic changes may not return their cost. In a newer gated village, buyers tend to compare lot, view and finish against nearby homes, so condition is only part of the price.
55+ Homes, Solar and Other Special Cases
Homes in the age-restricted communities sell in their own market. MetroList recorded 27 sales in Heritage El Dorado Hills from April through September 2026, at a median of $640,000, and 12 in Four Seasons at El Dorado Hills at a median of $700,000. Comparing a Heritage home to a non-restricted house down Latrobe Road would miss the point.
Solar ownership matters at Heritage, where homes came with solar panels. Owned solar can transfer with the house, while a lease or financing agreement has to be assumed or paid off, and each one changes what a buyer will pay.

Frequently Asked Questions
Who will value my El Dorado Hills home?
One of our agents walks your home in person and prices it from recent sales near you in El Dorado Hills. Maggie B. Hopkins, a real estate and mortgage broker, brings the appraisal, lending and estate view. Rachel Dee Minyard, our REALTOR® and Creative Director, brings expertise in positioning a home for today's buyers. The valuation is free, with no obligation to list.
What is the average price per square foot in El Dorado Hills?
Resideline put the median at $362 a square foot in the six months to October 2026, with the middle half of sales between $315 and $412. Your village and your home's condition decide where yours falls.
Why do online estimates for El Dorado Hills homes disagree?
They often blend villages of different eras and miss off-market sales. About 19% of recent El Dorado Hills closings never appeared on a listing service, per Resideline.
Does Mello-Roos lower what my El Dorado Hills home is worth?
It can. Buyers and lenders look at the total monthly payment, so a parcel with a higher special tax can support a lower price than a similar home without one.
Is a home valuation the same as an appraisal?
No. A custom home valuation uses recent sales and a walk-through to estimate a price range. An appraisal is a licensed appraiser's report, usually ordered by a lender.
