Selling Your Home in Lincoln, Ready to Compete With the Model Homes
You get a clear pricing plan, real marketing, and a buyer whose loan we can check, so your sale closes on the date you planned.

A Lincoln Sale Has Two Kinds of Competition
Selling your home in Lincoln means competing with other resales and with brand-new homes a few miles away. A buyer may tour your house in the morning and a builder's model in the afternoon. Your price, your condition and your paperwork all get compared with both.
Surroundings prices your home from Lincoln's closed sales, prepares it to win that comparison and reads every buyer's financing before you accept. Because Maggie is also a mortgage broker, she can tell a solid pre-approval from a shaky one. You end up with an offer that holds through escrow.
Talk About Selling My Lincoln Home
Why Lincoln Sellers Choose Surroundings
Maggie B. Hopkins has been licensed in real estate since 2006 and has 23 years in real estate and lending combined. She is a two-time Sacramento Association of REALTORS® Masters Club honoree.
Rachel Dee Minyard, our REALTOR® and Creative Director, lists and sells homes and brings 25 years of sales and design to pricing, positioning and preparation. In Lincoln her job is often making a resale photograph as well as the model home down the road. We also take homes in any condition, and our cash-buyer network gives a dated property a real path to a sale.
If you are buying again after the sale, your sale, next purchase and loan can all run through one team. Our home selling service explains how pricing, preparation and marketing fit together.
Our Selling Process in Lincoln
- We price from Lincoln closed sales. You see the sold homes closest to yours and the new homes a buyer will compare it with.
- We gather the documents early. That means the Mello-Roos notice, HOA documents and the state compliance statements listed below.
- We get the home ready to stand next to a model. Rachel plans repairs, staging and photography, and you approve what gets done.
- We launch the marketing. The marketing step of our process shows how we reach buyers.
- We check each buyer's loan before you accept. The strongest price on paper loses its shine if the loan stalls in underwriting.
- Escrow runs to closing. We track every contingency date in the contract.
What Lincoln Sellers Need to Have Ready
California sets most of the paperwork for a Lincoln sale. Under Health and Safety Code section 19211, you certify in writing that the water heater is braced or strapped. Section 13113.8 of the same code requires an operable smoke alarm in a single-family home that is sold. Civil Code section 1101.4 requires you to disclose in writing whether the home has noncompliant plumbing fixtures. The state disclosure forms also cover carbon monoxide devices.
Special taxes have their own rule. If your home sits in a Community Facilities District, Civil Code section 1102.6b requires a good-faith effort to get the district's Mello-Roos notice and give it to the buyer. Many Lincoln homes are in one, so we request the notice when we list.
HOA documents come next. Twelve Bridges, Lincoln Crossing and Sun City Lincoln Hills all have associations, and buyers expect the CC&Rs, budget and fees early. Requesting them at listing keeps escrow on schedule. Before you sign a listing, we also check with the City of Lincoln whether any local requirement applies to your address.
Local Context for Lincoln Sellers
MetroList closed sales for September 2026 put Lincoln's 95648 median at $627,500 across 96 sales, at a median $336 per square foot. In August the median was $645,000 and the price per square foot was $344, so the most recent month matters when you set a price.
Inventory is steady. On October 4, 2026, MetroList showed 274 active listings and 89 pending in 95648, and sold homes took a median 37 days. A home priced in line with recent sales still sells, while one priced above them waits.
New construction sets part of the bar. Builders are active in the Village 7 plan and at Esplanade at Turkey Creek, and Trilogy at Bickford Ranch sells through its builder off MetroList. Buyers weigh your finished yard and settled street against a builder's base price plus upgrades, and we make that case in your marketing.
Lincoln and Roseville moved differently this year, which shapes how your price reads. MetroList put Roseville's September 2026 median at $629,606, up about 4 percent from a year earlier, while Lincoln's rose 0.4 percent to $627,500. A buyer who toured Roseville first will see your home as a fair trade only if the price tracks Lincoln's own recent sales.

Frequently Asked Questions
What does a Lincoln seller have to provide in California?
California requires written disclosures and compliance statements, including water heater bracing, smoke alarms, carbon monoxide devices and any noncompliant plumbing fixtures. Homes in a Community Facilities District also need the Mello-Roos notice.
How long does it take to sell a home in Lincoln?
Sold homes in Lincoln's 95648 ZIP code took a median 37 days to sell in September 2026, according to MetroList. Escrow then runs on the timeline your contract sets.
How do I compete with new construction when selling in Lincoln?
Price against both resales and builder homes, and show what a buyer gets without paying for upgrades. A finished yard, window coverings and an established street are real advantages over a base-price model.
Do I have to give buyers the Mello-Roos notice?
Yes, if your home is in a Community Facilities District. Civil Code 1102.6b requires a good-faith effort to get the district's notice and deliver it to the buyer.
