Living in Lincoln

Lincoln neighborhoods sit on the flat western edge of Placer County, about 167 feet above sea level, where the valley floor starts to roll toward the foothills. The city covers about 24.2 square miles. Much of it was built after 2000, but the town itself is older than most of its neighbors.

Theodore Judah laid out the original townsite in 1859 along the planned California Central Railroad. Track reached Lincoln on October 14, 1861, and the town incorporated on August 7, 1890. Its name honors Charles Lincoln Wilson, who raised money for that railroad.

Clay made the town. Gladding, McBean & Co. started making sewer pipe here in the 1870s after clay deposits turned up nearby, and the plant on the edge of downtown still makes architectural terra cotta today. Pacific Coast Building Products bought the factory in 1976 and kept the old name. The kilns you pass on the way into town are the reason Lincoln exists.

Growth came fast after 2000. The Census counted 11,205 people in Lincoln in 2000 and 42,819 in 2010, nearly four times as many in ten years.

How Surroundings Serves Lincoln

A Lincoln home often comes with more line items than its price shows. Many newer streets sit inside a Community Facilities District with a Mello-Roos special tax. Most neighborhoods have an HOA. Three large age-restricted communities have their own rules and their own buyer pool. All of that changes what a home costs to own and what it will sell for.

Maggie B. Hopkins is the broker and owner of Surroundings. She is a real estate broker and a mortgage broker, so one call covers the house and the loan. Convenience is the point: one team, one plan, and loan options shopped across a network of approved lenders. Get a quote from us and compare it. You are always free to bring your own lender.

Maggie has been licensed in real estate since 2006 and has 23 years in real estate and lending combined. She is a Seniors Real Estate Specialist® and a Certified Aging-in-Place Specialist, which matters in a city with Sun City Lincoln Hills, Esplanade at Turkey Creek and Trilogy at Bickford Ranch. Rachel Dee Minyard, our REALTOR® and Creative Director, lists and sells homes, and she leads how our listings are prepared, photographed and presented.

Lincoln Neighborhoods & Communities

Historic downtown grew up along the railroad and Lincoln Boulevard. Highway 65 used to run straight through it. The Lincoln Bypass, a new stretch of Highway 65 nearly 12 miles long from Industrial Boulevard to north of Sheridan, opened in October 2012 and moved through traffic out of town. Downtown holds the city's oldest homes and McBean Park, a 24-acre park with a pool, a skate park and a stadium.

Twelve Bridges lies on the east side of town. The City of Lincoln certified the environmental report for the Revised Twelve Bridges Specific Plan in August 1997, and building followed in phases. It is home to Catta Verdera Country Club and to the Lincoln Public Library at 485 Twelve Bridges Drive, a 39,300-square-foot building that opened in 2007.

Lincoln Crossing sits west of Highway 65 off Ferrari Ranch Road. It is a master-planned neighborhood built around a community clubhouse.

Sun City Lincoln Hills is a Del Webb 55+ age-restricted community on nearly 3,000 acres, with the Orchard Creek and Kilaga Springs lodges. Its streets are public roads, so there is no gate. Read our Sun City Lincoln Hills guide for HOA dues and the special tax.

Newer building areas keep spreading outward. In the Village 7 plan south of Moore Road near Sorrento Parkway, Lewis Planned Communities filed production homes under the Liberty at Lincoln name. Esplanade at Turkey Creek, a Taylor Morrison 55+ community, sits beside Turkey Creek Golf Club. Trilogy at Bickford Ranch, a Shea Homes 55+ neighborhood, has a Lincoln mailing address but sits in unincorporated Placer County.

Lincoln Housing Market & Home Types

MetroList closed sales for September 2026 give a clear read on Lincoln's 95648 ZIP code:

  • 96 homes sold, up from 91 in September 2025.
  • The median sold price was $627,500, about the same as $625,000 a year earlier.
  • Sold homes went for a median $336 per square foot.
  • Sold homes spent a median 37 days on market, against 29 in Roseville's ZIP codes the same month.

Supply was steady going into fall. On October 4, 2026, MetroList showed 274 active listings and 89 pending in 95648. Against 96 sales a month, that is roughly three months of homes for sale, so a well-priced home still sells and an overpriced one sits.

Most of Lincoln's housing went up during the growth after 2000, in master-planned neighborhoods with HOAs and special taxes. Downtown holds older homes on the original town grid. Past the city limits, the 95648 ZIP code also reaches rural parcels and the farm roads toward Sheridan. That spread is why a ZIP-wide median is a starting point and not a price for your street.

Neighborhood Tour & Local Lifestyle

Lincoln's weekends point toward farm country. The Placer County Wine Trail's 2026 map lists Lincoln members including Wise Villa Winery & Restaurant at 4200 Wise Road, Ciotti Cellars and Dora Dain Wines on Crosby Herold Road, and Rancho Roble Vineyards on Fleming Road. Goathouse Brewing Co. pours at 600 Wise Road, and Dueling Dogs Brewing Co. brews a witbier with Satsuma mandarins from its own orchard.

Golf is part of the map here. Turkey Creek Golf Club at 1525 Highway 193 is a public course from 1999, with an old granite quarry turned into a lake on two holes. Lincoln Hills Golf Club runs the Hills and Orchard courses inside Sun City Lincoln Hills, and it is owned separately from the HOA.

Thunder Valley Casino Resort at 1200 Athens Avenue books concerts in The Venue. The City of Lincoln owns Lincoln Regional Airport, a general aviation field about three miles west of town with a runway of roughly 6,000 feet. The city also runs 25 municipal parks.

Summer runs hot, with an average July high of 94 degrees. The commute comes up in almost every conversation, because Highway 65 south to Roseville is the main way out.

What clay competitions look like.

Feats of Clay, an annual national and international ceramics competition hosted by the Art League of Lincoln, was held at the historic Gladding, McBean terra cotta factory from 1987 to 2011. The 2026 exhibition ran April 23 through May 31.

The numbers: a full year of sales

Every neighborhood has a median, and in Sacramento the median only tells part of the story. Lot sizes vary. Eras mix. Custom homes sit beside tract homes. So even where the median is $621,000, there are one-of-a-kind homes that sell for far more, and the street, the lot and the details move the number.

Last year, 1,077 single-family homes sold in ZIP 95648 (October 1, 2025 to September 30, 2026). The typical home was built in 2005, with 3 bedrooms and about 1,935 square feet, on a lot of about 6,608 square feet. Half of the sales landed between $540k and $760k, depending on lot size, condition, square footage and more, and the median was $621,000. In Lincoln, 113 of those 1077 sales closed at $930k or more, and the highest reached $3.76M. Condos and townhomes aren't included. This is what happened, not what will happen.
