A Lincoln Move You Can Plan From Anywhere
Relocating to Lincoln means buying in a town most people only know from a map. You see newer neighborhoods, a casino resort and a lot of golf. What you do not see from far away is which streets carry a special tax, which side of town has the shorter drive, and which addresses are in the city at all.
Surroundings plans your move from wherever you live now. One call and one team cover the home and the mortgage, so the person touring homes for you already knows your budget. Give yourself options before you arrive: Maggie shops your loan across a network of approved lenders, and you are free to bring your own.
Why People Relocating to Lincoln Choose Surroundings
A relocation stacks deadlines. A job start date, a lease ending somewhere else and a moving truck all pull at the same time. One client said it this way: "Even when things get hairy, Maggie has it handled." Moves are where things get hairy.
Maggie has been licensed in real estate since 2006 and has 23 years in real estate and lending combined. If you are selling a home in another state or across the Bay, she maps the timing of both sides so you are not carrying two payments longer than planned. Our relocation service lays out how we work with buyers who are not here yet.
Our Relocation Process for Lincoln
- We start with your daily routine. Where you work, how often you drive south and what you want on a weekend decide which side of Lincoln fits.
- You get approved before you travel. Your payment includes the special tax and HOA dues common in Lincoln.
- We tour on video first. You see the home, the street and the drive to Highway 65.
- You fly in for the finalists. That takes one trip, a short list and time to drive the commute yourself.
- We write the offer and run escrow locally. Most documents can be signed remotely, and inspections and appraisal happen while you pack.
The research step of our buying process shows how we size up a town like Lincoln for a buyer who has only seen it online.
Lincoln Through a Newcomer's Eyes
Lincoln sits about 167 feet above sea level on flat ground at the valley's edge. Average July highs reach 94 degrees and average January lows drop to 39, with about 20 inches of rain a year. Shade trees and a covered patio earn their keep here.
The road network is the first thing to learn. Highway 65 is the main route south to Roseville and Interstate 80. Since October 2012 the Lincoln Bypass has carried Highway 65 around downtown on a new alignment nearly 12 miles long. Driving south at peak hours still slows near Roseville, so a newcomer who commutes should drive it at rush hour before choosing a street.
City limits matter for daily life. Inside the city, the City of Lincoln provides water, sewer and trash service and PG&E supplies electricity. Trilogy at Bickford Ranch has a Lincoln address but sits in unincorporated Placer County, so its services and land-use rules come from the county.
A few things surprise people from bigger metros. Gladding, McBean has been making clay products here since the 1870s and still turns out architectural terra cotta. The city owns Lincoln Regional Airport, a general aviation field about three miles west of town. Wineries and farm breweries line Wise Road a short drive from the newer neighborhoods.
Prices often surprise Bay Area buyers in the other direction. MetroList closed sales for September 2026 put Lincoln's 95648 median at $627,500, at a median $336 per square foot, across 96 sales.
The everyday map is worth learning before you choose a street. The Lincoln Public Library sits at 485 Twelve Bridges Drive in a building that opened in 2007. McBean Park, near downtown, covers 24 acres with a pool, a skate park and a stadium, and the city runs 25 municipal parks in all. Thunder Valley Casino Resort at 1200 Athens Avenue books touring concerts, and Turkey Creek Golf Club on Highway 193 is open to the public.
Some newcomers plan to bring a parent or move into an age-restricted community themselves. Lincoln has three: Sun City Lincoln Hills, Esplanade at Turkey Creek and Trilogy at Bickford Ranch. Our 55+ community guide covers each one.
