Relocating to Yolo County Without Learning the Hard Way

Relocating to Yolo County usually starts with a job, a campus or a commute. UC Davis is the county's largest employer. West Sacramento has its own job base, and I-80 links both cities to the Bay Area. Whatever brings you here, you are choosing a town you may have only seen from the freeway.

What you want is a home in the right town, bought from a distance with no costly surprises. Locals know which side of the Causeway they want to live on and what July feels like in Davis. A buyer moving in from elsewhere has to learn all of it fast, and touring houses on a weekend trip does not teach it.

We close that gap. You get a local broker who knows the four cities, with mortgage brokering in the same office.

Why Buyers Relocating to Yolo County Choose Surroundings

Moving from out of the area means coordinating a sale somewhere else, a move and a purchase here. At Surroundings, Maggie B. Hopkins is the real estate broker and also a mortgage broker. She has been licensed in real estate since 2006, with 23 years in real estate and loans combined. From a distance, convenience matters most. One call gets you one team and one plan for the home and the loan, because we are a one-stop shop. As a mortgage broker, Maggie shops your loan across a network of approved lenders for competitive pricing. Compare our quote with any other before you move. Give yourself options. Nothing gets lost in a handoff while you are still living hundreds of miles away. Bringing your own lender is always fine too.

Here is what that looks like for a Yolo County relocation:

  • Pre-approval before the trip. You arrive knowing your payment in Davis, West Sacramento and Woodland, so the tour days go to homes you can buy.
  • Video tours and remote signing. If you cannot fly in for every showing, we walk the home on video and point out what photos miss.
  • Straight talk on trade-offs. We tell you about summer heat, Causeway traffic and flood insurance in West Sacramento before you commit.

Our relocation service page covers how we handle moves into the wider Sacramento region. The guide to moving from the Bay Area covers the I-80 corridor that runs through Davis and West Sacramento.

Our Process for Relocating to Yolo County, What to Expect

  1. A planning call. We learn where you will work, how you will get there and what you need nearby. A UC Davis job and a downtown Sacramento job point to very different towns.
  2. Pre-approval. Maggie shops your loan across a network of approved lenders and plans how the sale of your current home fits in.
  3. A buyer agreement. You sign a written buyer representation agreement that states how Surroundings is paid, an amount set by agreement with you.
  4. A town shortlist. We narrow the county to two or three neighborhoods and send you listings with a payment estimate on each.
  5. The visit. One or two focused days of touring, or video tours if you cannot travel.
  6. Offer and escrow. California closes through escrow, so most paperwork is signed electronically or with a mobile notary. Inspections, appraisal and disclosures run on dates we set on one shared calendar.
  7. Closing and keys. Escrow closes when the deed records with the Yolo County Recorder. We coordinate key handoff around your moving truck.

Our buyer search step explains how we keep a long-distance search narrow.

What to Know About Yolo County Before You Move

The I-80 Yolo Causeway. The 3.2-mile I-80 bridge over the Yolo Bypass links Davis and West Sacramento. An August 2026 Abridged report described narrow lanes, no shoulders and stop-and-go traffic with no exit once you are on it. Caltrans has been building a roughly $465 million project there since 2019 that adds a tolled express lane and a carpool and bus lane in each direction. If your job is in Sacramento, living in West Sacramento keeps you off the Causeway entirely.

The Bay Area link. I-80 runs straight from the Bay Area through Davis and West Sacramento. Davis also has an Amtrak station on the Capitol Corridor line. Winters reaches I-80 by way of I-505.

The jobs. UC Davis tops every county employer chart. West Sacramento's 2025 report listed the state Department of General Services at 3,000 employees and CalSTRS at 1,401, plus Raley's headquarters and IKEA. In Woodland, the Target Distribution Center and Pacific Coast Producers were among the largest employers in 2020.

The climate. NOAA normals put Davis's average July high at 93°F, with a few 100°F days most summers. Summer humidity usually stays under 25%, and the Delta breeze cools evenings off.

The weekends. UC Davis Aggies athletics joined the Mountain West Conference in most sports on July 1, 2026. Football plays Sacramento State each year in the Causeway Classic, for a trophy made from Yolo Causeway cement. The Athletics are playing 2026 at Sutter Health Park, the second of three planned seasons (2025 through 2027) with an option for 2028. Downtown Davis has Osteria Fasulo and The Mustard Seed, and Hikari Sushi & Omakase serves omakase near Central Park.

Frequently Asked Questions

Is Davis or West Sacramento better for a Sacramento commute?

West Sacramento sits directly across the river from downtown Sacramento, about 15 minutes by car, and avoids the Yolo Causeway. Davis commuters cross the 3.2-mile Causeway on I-80, where Caltrans has been adding lanes since 2019.

Can I buy a home in Yolo County without visiting first?

Yes. We do video tours, and California escrow allows electronic signing for most documents with a notary for the deed paperwork. Most buyers still visit once before they write an offer, and we plan that trip around homes already pre-screened for your budget.

How hot does it get in Davis in summer?

NOAA's 1991-2020 normals put the average July high in Davis at 93°F, and most summers include a few days over 100°F. Humidity is usually under 25% on hot days, and the Delta breeze cools the nights.

What does it cost to live in Yolo County compared with the Bay Area?

We can speak to Yolo prices: Resideline's October 3, 2026 six-month medians were about $820,000 in Davis, $550,000 in Woodland and $505,000 in West Sacramento. Compare those with recent sales where you live now to see the gap.
