Buying a Home in Yolo County, Town by Town, With the Payment First
Find the right home and write an offer that holds up, with lending help under the same roof if you want it.

Buying a Home in Yolo County Starts With Choosing the Town
Buying a home in Yolo County is really four different purchases, depending on which city you choose. A Davis house, a West Sacramento condo and a Woodland Craftsman share a county and very little else. The price, the commute and even the insurance change when you cross from one city into the next.
What you want at the end is a home you can afford every month, in the town that fits your days. You also want an offer that holds up when the seller compares it with others. That is the outcome we plan around from the first call.
Most buyers start by touring. We start by showing you the payment in each town. As of October 3, 2026, Resideline put the six-month median sale price at about $820,000 in Davis, $550,000 in Woodland and $505,000 in West Sacramento. Those three numbers send most buyers to very different searches, and it is better to know that before you fall for a house.

Why Yolo County Buyers Choose Surroundings
At Surroundings, Maggie B. Hopkins is the real estate broker and also a mortgage broker. She has been licensed in real estate since 2006 and has 23 years in real estate and lending combined. Buying with us is about convenience. One call starts it, and your search, your offer and your mortgage run through one team on one plan. As a mortgage broker, Maggie shops your loan across a network of approved lenders for competitive pricing. Shop us against anyone, and explore options before you commit to one. Because the offer and the financing come from the same office, nothing gets lost in a handoff.
Either way, a broker who understands lending helps in Yolo County in a few specific ways:
- Davis moves on thin supply. Measure J requires a city vote before edge-of-town land is developed, so new homes rarely come up. A seller choosing between offers wants a buyer whose financing is already settled.
- West Sacramento has flood questions. Most of the city is Flood Zone X, where flood insurance is optional but strongly recommended by the city. We quote it into your payment up front.
- Woodland's historic homes need careful inspections. Victorian and Craftsman homes south of Main often carry older systems, and we use what the inspection finds in the negotiation.
One past purchase shows the point. Our buyers beat seven competing offers, then used a sewer problem found during inspection to negotiate $20,000 off the price. You can read more about our approach on the buying a home page.
Our Yolo County Home Buying Process, Step by Step
California is an escrow state, so your purchase closes through an escrow company and records with the Yolo County Recorder. Nobody meets at a settlement table. Here is how a Yolo County purchase runs with us, start to finish.
- Pre-approval and a payment plan. We review your income, credit and savings, then build a payment for each town you are considering. You see taxes, insurance and any HOA dues before you tour. Our buyer readiness step covers this in full.
- A written buyer agreement. You sign a buyer representation agreement before we tour. It spells out how Surroundings is paid, and that compensation is set by agreement between you and us.
- A focused search. We narrow to the neighborhoods that match your payment and your commute. A Southport single-family home and a Bridge District townhome can land near the same price, so we compare them side by side.
- The offer. We write terms the seller can trust, with your financing documented clearly, whichever lender you choose.
- Escrow and contingencies. Your deposit goes to escrow, and your inspection, appraisal and loan contingency periods start. You review seller disclosures, including the natural hazard report that shows flood zone status.
- Loan approval and closing. We order the appraisal, clear the loan conditions and schedule your final walk-through. Escrow closes when the deed records, and the keys are yours.
Timelines depend on the contract you sign, and we put every date on one calendar the day escrow opens.
Davis, West Sacramento, Woodland and Winters Compared
Davis carries the county's highest prices, about $478 per square foot in Resideline's October 2026 figures. In exchange you get a bike-everywhere town with about 63 miles of bike paths, the Mondavi Center and the UC Davis campus. Picnic Day, the university's open house, marked its 112th year on April 18, 2026. Davis Joint Unified is the school district.
West Sacramento puts you about 15 minutes from downtown Sacramento by car. The middle half of sales ran from $405,000 to $640,000 in the same report. Riverfront evenings mean places like Birdie's Social Club, with its patios and golf bays, and Athletics games at Sutter Health Park through the 2026 season. Washington Unified is the school district.
Woodland is about 15 miles northwest of Sacramento on I-5, with a middle half of sales between $475,000 and $675,000. First Fridays bring music and vendors to Main Street. The Yolo County Fair, held in Woodland each August, is free to enter.
Winters sits on Putah Creek and I-505 with a small walkable downtown. We have no verified current median price for Winters, so we pull fresh MLS numbers when you are ready to look there.

Frequently Asked Questions
What is the median home price in Yolo County?
There is no single useful number because the towns differ so much. As of October 3, 2026, Resideline's six-month medians were about $820,000 in Davis, $550,000 in Woodland and $505,000 in West Sacramento.
Do I need flood insurance to buy in West Sacramento?
Usually not by federal rule, because most of the city is mapped Flood Zone X. The city strongly recommends it anyway, and lenders require it if a property sits in a Special Flood Hazard Area. We quote it before you write an offer.
How long does it take to buy a home in Yolo County?
Escrow length is set by the contract you and the seller sign. We confirm every date with you before you write the offer, and the clock starts when escrow opens.
Do I have to use Surroundings for my loan to buy with you?
No. You can use us for both the home and the loan, or bring any lender you like. Most of our buyers use us for both because it is one team, one plan and loans shopped across a network of approved lenders. That combination helps in Davis, where sellers weigh how solid each buyer's financing looks.
Loans are arranged by Maggie B. Hopkins, NMLS #349517, at Surroundings · DRE #02220140 · NMLS #2528307. All loans are subject to credit approval and underwriting, and this page is not a commitment to lend.
