Living in Yolo County
Yolo County neighborhoods start right across the Sacramento River from downtown Sacramento and run west through farm country to the hills of the Capay Valley. The county has four cities: West Sacramento, Davis, Woodland and Winters. Smaller places like Clarksburg, Esparto and Knights Landing fill in the rest of its roughly 1,024 square miles.
Most people who move to Yolo County come for one of three things. UC Davis is the county's largest employer, and the campus shapes everything about the city around it. West Sacramento puts you about 15 minutes by car from downtown Sacramento. I-80 runs through both cities on its way to the Bay Area.
Woodland is the county seat, and it still has a restored Victorian-era downtown with an opera house that reopened in 1896. The Census Bureau estimated Yolo County at 224,410 people as of July 2025, up about 3% since 2020. Yolo is a farm county first, and you feel it the moment you leave city limits.

How Surroundings Works in Yolo County
Surroundings is a Sacramento real estate and lending brokerage, and Yolo County sits right across the river from our home base. Maggie B. Hopkins is the real estate broker, and she is also a mortgage broker. She has been licensed in real estate since 2006 and has 23 years in real estate and loans combined. The benefit is convenience: one call, one team and one plan for the home and the loan. We are a one-stop shop for real estate and mortgage brokering. As a mortgage broker, Maggie shops your loan across a network of approved lenders, so you compare competitive options instead of taking one bank's offer. Get a quote from us and compare it. Give yourself options. Nothing gets lost in a handoff between offices. You are always free to bring your own lender, too.
Knowing how the loan side works matters more in Yolo County than in most places, for three local reasons.
- Flood insurance in West Sacramento. Most of the city is mapped Flood Zone X today, where federal rules do not require flood insurance. The city still strongly recommends it, so we put a flood policy into your monthly payment before you write an offer.
- Price gaps between towns. Resideline's October 2026 figures put the six-month median sale price near $820,000 in Davis and $505,000 in West Sacramento. We show you what each town does to your payment side by side.
- Tight supply in Davis. Measure J requires a citywide vote before land on the edge of Davis can be developed, which keeps new construction scarce. A Davis offer needs its financing settled the day you see the house.
Our specialties cross the river with us. Those include senior moves and right-sizing, probate and trust sales, VA loans and homes in any condition. Maggie is a Seniors Real Estate Specialist® (SRES®) and a Certified Probate & Trust Specialist. You can see everything we do on the Surroundings home page, or start with buying a home in Yolo County.
Yolo County Neighborhoods and Communities, Town by Town
West Sacramento. The city was incorporated in 1987 from Broderick, Bryte and the old town of West Sacramento. The Bridge District has riverfront condos and townhomes a short walk from Sutter Health Park and the Tower Bridge. Southport covers about half the city's land with 1990s-and-newer single-family homes in neighborhoods like Arlington Oaks, River Ranch and Bridgeway. The Rivers is a master-planned area on the river's west bank, built largely from the 2000s on. Broderick and Bryte hold the city's older bungalows and cottages near West Capitol Avenue.
Davis. Davis wraps around UC Davis and has held Platinum Bicycle Friendly Community status since 2005, the first U.S. city to earn it. Downtown centers on Central Park, where the farmers market sets up every Saturday. North Davis sits above Covell Boulevard, and Mace Ranch and Wildhorse are on the east side. Village Homes in West Davis is a solar-oriented development, and unincorporated El Macero sits south of I-80 around a country club founded in 1961.
Woodland. The county seat calls itself the City of Trees. Victorian, Greek Revival and Craftsman homes line the streets south of Main between College and Third. Woodland is about 15 miles northwest of Sacramento on I-5, with Highway 113 running south to Davis.
Winters, Esparto and the Capay Valley. Winters sits on Putah Creek along I-505, 11 miles from Vacaville, with a walkable downtown of restaurants and tasting rooms. Highway 16 runs from Esparto up the Capay Valley toward Brooks, past farms that Full Belly Farm counts at more than 50 organic operations.
Clarksburg. Clarksburg sits on the Sacramento River in the county's southeast corner, and the Freeport Bridge crosses from there into Sacramento County. Vineyards surround the town, and very few homes come up for sale.
Every one of these places carries its own trade-offs. We go through them on our pages for first-time buyers in Yolo County, relocating to Yolo County and selling your home in Yolo County.
Yolo County Housing Market and Home Types
Yolo County home prices split by town more sharply than most of the Sacramento region. Here are Resideline's six-month figures, updated October 3, 2026:
- Davis: a median sale price of about $820,000 across 281 closings, or about $478 per square foot.
- Woodland: about $550,000 across 283 closings, with the middle half selling between $475,000 and $675,000.
- West Sacramento: about $505,000 across 264 closings, with the middle half selling between $405,000 and $640,000.
Prices across the county ran flat to slightly down year over year in 2026. Zillow's August 2026 home value index for Davis was down 1.2% from a year earlier. Redfin had Woodland's median sale price down 2.0% as of November 2025.
Home types vary as much as prices do. A May 2026 JVM Lending guide put Bridge District condos from the low $400,000s and townhomes around $650,000. The same guide put Southport single-family homes between $500,000 and $700,000. Woodland's older core has Victorian and Craftsman homes, and the far edges of the county have farm parcels and large lots like those east of I-5 in Dunnigan.
We have no verified current prices for Winters, Esparto or Clarksburg, so we pull those from the MLS when you ask. If you own here already, start with what your Yolo County home is worth.
Neighborhood Tour and Local Lifestyle in Yolo County
Davis is built for bikes. The city counted about 63 miles of bike paths and 29 grade-separated crossings in 2021. A Davis resident writing on the Berkeley Parents Network in May 2025 said they rarely use a car in town. The UC Davis Arboretum covers about 100 acres along the old north channel of Putah Creek, and its paved loop of about 3.5 miles is free and open every day.
The Mondavi Center at UC Davis seats 1,800 in Jackson Hall. The Woodland Opera House is now a State Historic Park, and its 2025-26 season included Hadestown and Into the Woods. In West Sacramento, the Athletics are playing the 2026 season at Sutter Health Park. It is the second of three planned seasons there (2025 through 2027), with an option for 2028, before the team moves to Las Vegas.
The food here leans local. The Davis Farmers Market runs Saturday mornings year-round in Central Park and marked its 50th anniversary on August 1, 2026. West Sacramento's riverfront has Drake's: The Barn, a two-acre brewery and beer garden. Woodland's Main Street has Father Paddy's Pub and Savory Café. Down in Clarksburg, Bogle Family Vineyards added Chenin Blanc, the appellation's signature white, to its national lineup in March 2026.
The trade-offs are real. Davis averages a July high of 93°F, and most summers bring a few days over 100°F before the Delta breeze cools the nights. The I-80 Yolo Causeway between Davis and West Sacramento has narrow lanes and no shoulders, and Caltrans has been adding express and carpool lanes there since 2019. A March 2026 Abridged guide noted that Woodland mostly winds down by 10 p.m., even on weekends.
The Davis Guide
Davis has a guide of its own, with its own prices, home types and what to know about buying or selling in a university city: Davis homes, prices and neighborhoods.
