Investment Property in Yolo County, From Campus Rentals to Farm Towns
Run the numbers on rent, financing and repairs before you write the offer, with a broker who also knows lending.

Investment Property in Yolo County Starts With the Numbers
Investment property in Yolo County works or fails on three numbers: the price, the financing and the rent. The county gives you very different combinations of those three. Davis rentals sit in one of the tightest rental markets in the region. West Sacramento and Woodland buy in at lower prices with different tenant demand and different risks.
What you want is a property whose numbers hold up before you commit. That means a realistic rent, a loan you can carry with reserves and a repair budget based on the actual house. We put all three in front of you before you write the offer.
Why Yolo County Investors Choose Surroundings
Every investor needs one question answered: does this property pencil? At Surroundings, Maggie B. Hopkins is the real estate broker and also a mortgage broker, with 23 years in real estate and loans combined. Investors use us for the convenience of a one-stop shop: one call, one team and one plan for the property and the loan. As a mortgage broker, she shops investment loans across a network of approved lenders, and their terms vary more than most buyers expect. Shop us against anyone. Give yourself options. Bringing your own lender is fine too. Investment loans usually carry different down payment and reserve requirements than a home you live in, and we help you see those terms while you are still deciding.
Here are a few things we bring to a Yolo County investment purchase:
- Homes in any condition. Older stock in Broderick and Bryte or a dated Woodland house can work as a rental with the right repair plan. We look at those homes seriously and price the work.
- Offers you intend to close. We work with buyers who mean to close, and we write offers that show the seller your financing is real.
- Flood insurance in the math. Most of West Sacramento is Flood Zone X, where flood insurance is optional but strongly recommended by the city. It belongs in any rental pro forma there.

Our Investment Property Process in Yolo County
- Your goal. Cash flow, long-term appreciation or a 1031 exchange out of another property each point to different towns. A 1031 exchange has strict IRS deadlines, so loop in your tax advisor and exchange accommodator before you list the old property.
- Financing first. Maggie shops investment loans across a network of approved lenders and shows your down payment, reserves and payment side by side.
- Buyer agreement. You sign a written buyer representation agreement that states how Surroundings is paid, an amount set by agreement with you.
- Underwriting each property. For every candidate we estimate rent from comparable rentals, budget repairs and run the payment, taxes and insurance.
- Offer and escrow. California closes through escrow. We use the inspection period to confirm the repair budget and the disclosures to confirm flood zone and any known issues.
- Closing and handoff. The purchase closes when the deed records with the Yolo County Recorder, and we connect you with local resources for repairs and management.
We do not give tax or legal advice. Rental rules and exchange rules change, and your CPA and attorney should review your plan.
Yolo County Rental Markets, Town by Town
Davis rental demand. UC Davis is the county's largest employer and the anchor of the Davis rental market. A 2019 report credited the campus with $6.8 billion in economic impact across Yolo, Sacramento and Solano counties. Rental vacancy in Davis has run extremely low for years: a 2017 California Aggie piece cited 0.2%, and a 2022 Davis Vanguard commentary put the 2014 to 2019 average at 0.5%. The UC Davis housing guide notes that most Davis rentals run on 12-month leases.
Measure J. Davis voters must approve development on land at the edge of the city, and that rule has been used to turn down major housing proposals over two decades. Limited new supply supports rents, and it also keeps purchase prices high. Resideline put Davis at about $820,000, or $478 per square foot, on October 3, 2026. A recent Davis Vanguard op-ed says Measure J is on a collision course with state housing law, so the supply picture could change.
West Sacramento. The city's six-month median ran about $505,000 in the same Resideline report. It is a jobs center in its own right, with the state Department of General Services, CalSTRS and Raley's headquarters among its top employers. Broderick and Bryte offer the city's lowest entry points, about $400,000 to $550,000 in a May 2026 JVM Lending guide.
Woodland. Woodland sat around $550,000, with a middle half between $475,000 and $675,000. Employers in 2020 included the Target Distribution Center, Yolo County government and Pacific Coast Producers.

Frequently Asked Questions
Is Davis a good place to buy a rental property?
Davis has very low rental vacancy, cited at 0.2% in 2017 and averaging 0.5% from 2014 to 2019, and Measure J limits new supply. Purchase prices are also the county's highest, about $820,000 as of October 2026, so the cash flow depends on the specific property and your financing.
What is Measure J in Davis?
Measure J is the Davis rule requiring voter approval to develop land on the edge of the city. It has been used to turn down major housing proposals, which keeps new supply limited.
How much do I need down on an investment property loan?
Investment loans usually need a larger down payment and more cash reserves than a home you live in. The exact amount depends on the loan program and your file, and we show you the terms before you make an offer.
Can I do a 1031 exchange into Yolo County?
Yes, a 1031 exchange can move proceeds from a property you sell into a Yolo County investment property. The IRS deadlines are strict, so plan the exchange with your tax advisor and a qualified intermediary before you sell.
