What Is My Yolo County Home Worth? A Custom Home Valuation, Not a Guess
You get a real number for your home, built from the sales on your street, with what to fix, what to leave and what you would walk away with.

Your Yolo County Home Value, Read From Real Sales
Your Yolo County home value depends on things an online estimate cannot see: your kitchen, your lot, your flood zone and the sale down the street that closed last week. A real valuation starts with your actual house and the closed sales around it.
What you want is a number you can act on, whether you plan to sell now, next year or never. You also want to know what to fix and what to leave alone. We give you both, with no obligation.

Who Will Value Your Yolo County Home?
Rest assured that at Surroundings, we are a real estate and mortgage brokerage serving Yolo County that handles your home and your loan questions under one roof, and our two agents bring two different specialties.
Maggie B. Hopkins specializes in the financial side of selling a home. She has been licensed in real estate since 2006 and is also a mortgage broker, so she knows how appraisers and lenders read a home and your price reflects what a buyer's appraisal is likely to support. As a Seniors Real Estate Specialist® (SRES®) and Certified Probate & Trust Specialist, she also guides right-sizing, inherited-home and trust sales.
Rachel Dee Minyard, our REALTOR® and Creative Director, specializes in positioning a home for the market. She lists and sells homes and understands the psychology of buyers and how a home should make them feel. She rearranges and edits what is already in your home so the rooms feel open and buyers can picture themselves there, often without renting a single piece, then plans the photos and marketing around what buyers in Yolo County value most.
Whichever of us you work with, you get the same careful home valuation and a straight answer about what it means for you.
A local agent's valuation adds what an algorithm misses:
- Condition and updates. A remodeled kitchen and a 1950s kitchen look the same to a database.
- Lot and setting. A Southport yard, a Bridge District view or a Capay Valley acreage each change value in ways a ZIP-code average misses.
- What to fix. We tell you which repairs return more than they cost and which do not.

How We Value a Yolo County Home
- A short call. You tell us about the home, any updates and your timing.
- A walk-through. Your agent sees the home in person, or by video if you live out of the area.
- Comparable sales. We pull recent closed sales from the MLS that match your home's size, age, lot and location.
- Adjustments. We account for condition, upgrades, lot, HOA and flood zone.
- Your valuation. You get a price range, the sales behind it and a short list of what to fix and what to leave. Our pricing step explains how that number becomes a listing strategy.
There is no cost and no obligation to list.
Why Online Estimates Disagree in Yolo County
Three sources, three Davis numbers. Resideline put the Davis six-month median sale price at $820,000 on October 3, 2026. Zillow's home value index for Davis was $837,982 in August 2026. TopHap had the 95616 ZIP code's median sale at $814,000 as of August 10, 2026. Each one measures something different, and the gap between the highest and lowest is about $24,000. Your home's value is not any of them.
West Sacramento's range is wide. Resideline's median was about $505,000, but the middle half of sales ran from $405,000 to $640,000. A Bridge District condo and a Southport single-family home sit in the same city but in very different price ranges. Zillow's index for West Sacramento was $532,493 as of June 30, 2026, which shows how much method matters.
Woodland's historic homes are hard to model. Woodland's median was about $550,000 in Resideline's report, with a middle half from $475,000 to $675,000. Victorian and Craftsman homes south of Main vary so much in condition that the nearest comparable may not be close at all.
Small towns have few sales. We found no verified current median for Winters, Clarksburg, Esparto or Knights Landing. Clarksburg had a 2020 population of 402, so recent sales are rare. Those homes need a hand-built valuation.

What Moves Value Inside Yolo County
Square footage sets the starting point. Resideline put Davis at about $478 per square foot in October 2026, but two Davis homes the same size can land far apart once location and condition are counted.
- Golf and greenbelt settings. Wildhorse wraps around the public Wildhorse Golf Club, and El Macero sits around a private country club founded in 1961. Homes on or near those courses need comparables from the same setting.
- Product type in West Sacramento. A May 2026 JVM Lending guide put Bridge District condos from the low $400,000s and townhomes around $650,000. A condo is valued against condos, with HOA dues in the picture.
- Association amenities. The Rivers has private parks and pools, so its dues and what they cover shape what buyers will pay.
- Flood zone. A West Sacramento buyer adding a recommended flood policy has less room in the monthly budget for the price.
- Supply. Measure J limits new building at the edge of Davis, which keeps resale homes the main choice for Davis buyers.
We weigh each of these against the closed sales nearest your home, not a countywide average. Then we tell you which two or three factors matter most for your house, so you know where your number came from and what could move it.

Frequently Asked Questions
Who will value my Yolo County home?
One of our agents walks your home in person and prices it from recent sales near you in Yolo County. Maggie B. Hopkins, a real estate and mortgage broker, brings the appraisal, lending and estate view. Rachel Dee Minyard, our REALTOR® and Creative Director, brings expertise in positioning a home for today's buyers. The valuation is free, with no obligation to list.
Why is my Zillow estimate different from what an agent says?
Online estimates use models built on area data and cannot see your home's condition. In Davis, three data sources gave figures from $814,000 to $837,982 in August through October 2026. A custom home valuation uses the closed sales most like your home.
Is a home valuation the same as an appraisal?
No. An appraisal is done by a licensed appraiser, usually for a lender. A custom home valuation is a market opinion based on comparable sales, used to plan a sale or make a decision.
Does a flood zone affect my West Sacramento home's value?
It can affect a buyer's monthly cost. Most of West Sacramento is Flood Zone X, where insurance is optional but strongly recommended by the city, so we factor flood insurance into how buyers will see your home.
How often should I check my Yolo County home's value?
Once a year is enough for most owners, and again before any big decision like a sale, a refinance or a major remodel. Prices across the county ran flat to slightly down in 2026, so a number from two years ago may no longer hold.
Is the valuation really free?
Yes. There is no cost and no obligation to list with us.
