West Sacramento at a glance
West Sacramento sits across the Sacramento River from downtown, and Tower Bridge, opened in 1935, is the postcard that ties the two sides together.
So start with the question. Do you want streets with a century of history, newer neighborhoods with more room, or a walk to the river and the ballpark? The city grew from three small communities, Broderick, Bryte and West Sacramento, and incorporated on January 1, 1987. Let's find your corner.
Only in West Sacramento
A landmark you can cross by bike.
Tower Bridge is a vertical lift bridge over the Sacramento River. It opened December 15, 1935, carries cars, bikes and walkers between West Capitol Avenue and Capitol Mall, and was added to the National Register of Historic Places in 1982.
Bryte
A neighborhood with a plan from 1911.
In 1911 a developer, D.W. Hobson, began selling home sites on a 200-acre section as the town of Riverbank, planned for people working in Sacramento. It was renamed Bryte City in 1914, and by the end of 1912, 427 of 565 lots had been reported sold. A railway served the town from July 4, 1912. Bryte is now part of West Sacramento, in ZIP 95605, just south of the river.
Southport
Newer streets and more room to spread out.
Southport makes up about half of the city's land area. It started as rural homesteads and small neighborhoods in Arlington Oaks and Linden. Housing booms in the early 1990s and again in the early 2000s brought Bridgeway, Gateway, River Ranch and Newport.
The Bridge District
Walk to the river and the ballpark.
The Bridge District is the riverfront next to Tower Bridge, on former industrial and rail-yard land. The city's plan for it began as the Triangle Plan in 1993 and was updated in 2009. Sutter Health Park, formerly Raley Field, opened in 2000 at 400 Ballpark Drive and is home to the Sacramento River Cats. A streetcar from Sacramento Valley Station across Tower Bridge to the ballpark is planned but has not been built.
The older streets
An older house close to the river and downtown.
Many of the homes near the original town sites were built in the 1950s or earlier. Last year, 76 single-family homes built in 1960 or before sold in ZIPs 95605 and 95691, and the typical one was built in 1953, with about 1,152 square feet on a lot of about 5,800 square feet. Typically, these homes sell for about $420k (median across 76 sales, from about $248k to $1.37M, depending on condition, size and lot).
Larger lots and bigger homes
More land, or a newer home with more square feet.
West Sacramento has two smaller groups that sit above the rest. Typically, homes on lots of a quarter acre or more in ZIP 95691 sell for about $900k (median $902,500 across 16 sales, from about $370k to $2M, a small number). The typical one sits on about an acre. Homes of 3,000 square feet or more in ZIP 95691 sell for about $810k (median across 30 sales, from about $630k to $2M), and the typical one was built in 2005. River's Edge, off Marshall Road, is new single-story construction with homes of about 4,000 to 4,300 square feet, some with an additional dwelling unit.
Around West Sacramento
A yard just across the river from downtown, with Interstate 80 heading toward Davis.
The typical single-family lot here is about 5,660 square feet. The city sits across the Sacramento River from downtown, and Tower Bridge links West Capitol Avenue to Capitol Mall, while Interstate 80 crosses the Yolo Causeway toward Davis. A grocery chain has its headquarters here, and several big-box retailers sit along the freeway. The Clarksburg Branch Line Trail follows an old rail branch.
Close by
A ballpark, a college center and downtown within reach.
Sutter Health Park, home of the Sacramento River Cats, is in West Sacramento, as is a Sacramento City College center. The Port of West Sacramento opened to deep-sea traffic in 1963. Across the river in Sacramento, Sutter Medical Center is at 28th and L Streets in Midtown, UC Davis Medical Center is on Stockton Boulevard, and the State Capitol is at 10th and L Streets.
The numbers, in one breath
Every neighborhood has a median, and in Sacramento the median only tells part of the story. Lot sizes vary. Eras mix. Custom homes sit beside tract homes. So even where the median is $453,000, there are one-of-a-kind homes that sell for far more, and the street, the lot and the details move the number.
West Sacramento's two ZIP codes price differently, so here are both.
ZIP 95605 (Bryte, Broderick and the older streets): Last year, 81 single-family homes sold (October 1, 2025 to September 30, 2026). The typical home was built in 1976, with 3 bedrooms and about 1,428 square feet, on a lot of about 5,227 square feet. Half of the sales landed between $400k and $590k, depending on lot size, condition, square footage and more, and the median was $453,000.
ZIP 95691 (Southport and the newer neighborhoods): Last year, 252 single-family homes sold. The typical home was built in 2003, with 3 bedrooms and about 1,835 square feet, on a lot of about 6,000 square feet. Half of the sales landed between $490k and $675k, depending on lot size, condition, square footage and more, and the median was $580,100.

Good to know before you look
West Sacramento is protected by a levee system. In December 2018 the West Sacramento Area Flood Control Agency finished about 4 miles of new setback levee in Southport. Flood zone, special assessments and HOA status vary by parcel. We look these up for each address.
