Living in Sacramento County

Sacramento County neighborhoods run from Victorian blocks in Midtown to river-bend streets in the Pocket, from 1990s subdivisions in Elk Grove to the gold rush storefronts on Folsom's Sutter Street. The county covers about 994 square miles. It stretches from the Sacramento-San Joaquin River Delta in the southwest to the Sierra Nevada foothills in the east.

The California Department of Finance counted 1,616,991 residents on July 1, 2025. That makes Sacramento the eighth largest of California's 58 counties, and it added about 11,800 people over the prior year. The City of Sacramento is the county seat and the state capital.

Seven cities sit inside the county: Sacramento, Elk Grove, Folsom, Rancho Cordova, Citrus Heights, Galt and Isleton. Large unincorporated communities such as Arden-Arcade, Carmichael, Fair Oaks and Orangevale have no city hall of their own. The Board of Supervisors governs them, and the Sheriff's Office handles law enforcement.

Three rivers shape daily life here. The American and the Sacramento meet at Discovery Park, and the Cosumnes runs through the south county. Interstates 5 and 80, U.S. 50 and Highway 99 all cross the county, and Sacramento International Airport sits about 10.5 miles northwest of downtown.

How Surroundings Serves Sacramento County

Surroundings is a Sacramento real estate and lending brokerage, and Sacramento County is where most of our work happens. Maggie B. Hopkins has held a California real estate license since 2006 and has 23 years in real estate and lending combined. She has owned Surroundings since 2023.

Our home ground is Carmichael, Arden and Arden Park, East Sacramento, Land Park and Curtis Park, Fair Oaks, the Pocket and Greenhaven, and Elk Grove. We work the rest of the county too, from Natomas to Galt.

What sets the work apart is convenience. Surroundings is a one-stop shop for real estate and mortgage brokerage: one call, one team and one plan for the home and the loan. Maggie is a real estate broker and a licensed mortgage broker who shops loans across a network of approved lenders, so the financing is competitive. Get a quote from us and compare it. The offer, the loan and the closing date come from one plan, and nothing gets lost in a handoff. You are always free to bring your own lender. Sellers benefit too, because we know how to read a buyer's loan approval before anyone signs.

Our specialties follow the moves this county sees most. Maggie is a Seniors Real Estate Specialist® (SRES®), a Certified Probate & Trust Specialist and a Certified VA Loan Specialist. A parent's move out of a Carmichael ranch house or an inherited bungalow in Curtis Park gets a plan built around the people involved. We never take a placement fee from any community or care provider. Homes in any condition get a real plan and a real buyer, and that includes our network of cash buyers.

One client summed it up this way: "Even when things get hairy, Maggie has it handled."

Sacramento County Neighborhoods & Communities

Each part of the county has its own housing era, its own roads and its own trade-off. Here is how the places we work most compare.

  • East Sacramento. Development began in the 1890s, and the area joined the city in 1911. The Fabulous Forties, 38th to 47th Streets between J Street and Folsom Boulevard, carry large lots where remodels and second-story additions are common. McKinley Park adds 32 acres, a small lake and a library in the Clunie Clubhouse.
  • Land Park and Curtis Park. South Land Park Hills holds Eichler-designed homes from 1955 and 1956, made a city historic district in 2024. Curtis Park was built as Victorian, bungalow and 1920s revival subdivisions. Older homes like these sometimes come to us through an estate, and we handle probate and trust sales in Sacramento County start to finish.
  • Pocket and Greenhaven. This river bend started as the master-planned Greenhaven '70 in 1958 and filled in during a 1980s and early 1990s building boom. Lake Greenhaven is a former brickyard clay pit now ringed by private lakefront homes.
  • Natomas. South Natomas was mostly built from the 1950s to the 1980s, and North Natomas was farmland until the mid-1990s. It sits close to the airport, and it is a historical river floodplain, so flood zone and insurance get checked address by address. It is also home to two gated 55+ communities, which we cover on our downsizing in Sacramento County page.
  • Arden-Arcade and Arden Park. Almost everything here went up between 1945 and 1965. Arden Park and Sierra Oaks hold homes along the American River in the million-dollar range, and buyers trading up in Sacramento County often land here.
  • Carmichael and Fair Oaks. Carmichael began as Carmichael Colony in 1909 and is home to Ancil Hoffman Park and the Effie Yeaw Nature Center. Fair Oaks Village has the 1901 Fair Oaks Bridge, a September Chicken Festival and about 200 free-roaming chickens.
  • Folsom and Rancho Cordova. Folsom pairs a historic Sutter Street with the Folsom Ranch plan area south of U.S. 50, planned for 11,000 homes. Rancho Cordova became a city in 2003 and has six miles of American River frontage. The Gold Line light rail runs through both.
  • Elk Grove. Elk Grove grew from about 17,500 people in 1990 to 153,015 in 2010, so most of its homes date from the 1990s onward. It became a city in 2000 and is served by Elk Grove Unified School District.
  • Citrus Heights, Orangevale, Galt and the Delta. Citrus Heights runs along I-80, Orangevale borders Folsom, and Galt began as a Central Pacific Railroad town in 1869. Down the river, Locke's Main Street is a National Historic Landmark District.

Sacramento County Housing Market & Home Types

The median sold price for an existing single-family home in Sacramento County was $549,000 in August 2026, down 0.2% from a year earlier, according to the California Association of REALTORS®. The statewide median that month was $901,420. Neighboring counties ran higher: $648,000 in Yolo, $690,000 in El Dorado and $692,500 in Placer, from the same report.

Redfin's mid-2026 figures for the Sacramento market showed homes selling in a median of 33.1 days, with 28.4% selling over list price. Redfin counted 2.8 months of supply against 3.9 nationally. Redfin draws its market differently than C.A.R. does, so its numbers do not line up one to one with the county median.

Local appraiser Ryan Lundquist wrote in September 2026 that regional prices had gone "quite flat" year over year. That means pricing and condition matter more than they did a few years ago.

Housing types change with the decade each area was built. Midtown mixes old Victorians with infill lofts and apartments. Arden-Arcade is postwar construction. Elk Grove and North Natomas are mostly 1990s and newer, and Folsom Ranch is still being built. The Delta towns hold river homes, older town lots and farm parcels, with flood insurance questions attached.

Food, Music, Rivers and Game Nights

Sacramento calls itself America's Farm-to-Fork Capital, and the slogan is painted on the water tower. Visit Sacramento counts more than 40 farmers markets in the region. The biggest runs every Sunday morning, year-round, under the freeway at 8th and W Streets.

The Kitchen on Broadway earned Sacramento's first Michelin star in 2019 and kept it at the June 2026 ceremony. Canon in East Sacramento holds a Bib Gourmand. Frank Fat's on L Street marked 87 years in 2026 and is still known for its banana cream pie.

The Kings play at Golden 1 Center downtown. Sacramento Republic FC plays at Heart Health Park on the Cal Expo grounds, and the River Cats share Sutter Health Park across the river in West Sacramento.

The Jedediah Smith Memorial Trail runs 32 paved miles from Discovery Park to Folsom Lake. Summers are hot, with downtown averaging about 23 to 24 days a year at 100 degrees or more. A Delta breeze often cools the evenings.
