Downsizing in Sacramento County, on Your Schedule
Move to something smaller on your schedule, with repairs, estate sales, movers and the money all coordinated for you.

What Downsizing in Sacramento County Looks Like With a Plan
"I don't know where to start." We hear it in nearly every first call about a smaller home. Right-sizing in Sacramento County is a sale, a purchase and a lifetime of belongings all at once, often with stairs or a big yard pushing the timing.
The goal is to sell this home and land in the next one on one plan, on your schedule. You should never feel rushed into a move you are not ready for.
Sometimes the call comes from a son or daughter instead, often managing a parent's move from out of town. The plan is the same. The decisions stay with the person whose home it is.
Talk Through My Right-sizing Plan
Why Sacramento County Downsizers Choose Surroundings
Surroundings, a real estate and lending brokerage, is led by Maggie B. Hopkins, a Seniors Real Estate Specialist® (SRES®) and Certified Aging-in-Place Specialist (CAPS). She holds a B.S. in Health Care Administration and has completed the RCFE (Residential Care Facility for the Elderly) Certification Course. She has been licensed in real estate since 2006.
We never take a placement fee from any community or care provider, ever. Our only job is the right next home and the right sale.
We coordinate the pieces that usually land on you: repairs, the estate sale, donations, staging and movers. You are never managing five vendors alone. We can arrange the financing on the next home too, so the whole move runs on one plan.
Our full approach is on the downsizing page.
Our Downsizing Process in Sacramento County
- Talk first, list later. We start with what the next chapter needs: one level, less yard, closer to doctors or closer to people you love. Staying put is a fair answer too.
- Know the number. We value your current home from real comparable sales. Pricing is explained in how we price a home.
- Check the tax side. Homeowners 55 and older may be able to carry their current Prop 13 tax base to the next home under Prop 19. See Prop 19 in Sacramento for the rules and filing.
- Sort the belongings. We line up estate sale help, donations and movers, so the house is ready to show without you hauling boxes.
- Buy and sell on one timeline. We decide together whether to buy first or sell first. For some homeowners, a reverse mortgage for purchase is worth reviewing as a planning tool, never a pitch.
- Close and move. Escrow runs on the contract's dates, the deed records with the Sacramento County Recorder and the move happens on the day you planned.
Where Downsizers Land in Sacramento County
Sacramento County has several age-restricted 55+ communities with single-story homes, each with its own feel.
- Glenbrooke by Del Webb in Elk Grove has 631 single-story homes, the Arbour Lodge and four pickleball courts. It is not gated.
- Heritage Park in North Natomas has about 965 homes in three gated villages around a 25,000-square-foot clubhouse.
- Four Seasons at Westshore in Natomas is gated and built around a private lake.
- Regency at Folsom Ranch is a Toll Brothers community still being built, with seven lighted pickleball courts.
- Eskaton Village Carmichael is a life plan community on a 37-acre campus with more care available on site.
Not everyone wants a 55+ community. Midtown puts a Saturday farmers market, Sutter's Fort and the Crocker Art Museum within reach. One r/Sacramento commenter said Midtown residents rarely need to leave a 1.5-mile radius. Carmichael has a Sunday farmers market in Carmichael Park and the Effie Yeaw Nature Center along the river.
Health care is close across the county. UC Davis Health, Sutter Health and Kaiser Permanente are among the region's major employers. The arts are close too. Broadway At Music Circus now runs March through December. B Street Theatre is in its 40th anniversary season at The Sofia, and Folsom's Harris Center turned 15 in 2026. Golfers can play the 1932 Alister MacKenzie course at Haggin Oaks or nine holes at William Land, which opened in 1924.
Sale, Next Home and Financing in One Place
Right-sizing already has enough moving pieces. The convenience of a one-stop shop is that one call to Surroundings covers the sale, the next home and the financing, with one team and one plan. Nobody has to carry messages between three offices.
The money side has more choices than most people expect. Some homeowners pay cash from the sale, others keep a small mortgage to hold onto savings, and some review a reverse mortgage for purchase as a planning tool. Maggie is a licensed mortgage broker who shops loans across a network of approved lenders, so you compare those paths with real numbers and competitive pricing. Give yourself options. If you prefer your own lender or planner, you are free to bring them, and nobody gets a placement fee for steering you anywhere.
When comparing ways to pay for the next home, look at:
- HOA dues, which ran from about $190 to about $390 a month across the county's 55+ communities in 2026 published figures, depending on the community and the home.
- Mello-Roos in newer communities such as Regency at Folsom Ranch.
- Whether Prop 19 lets you carry your current tax base.
- The APR next to any rate quoted, and what each option costs to close.
Any rate we quote comes with its APR, and approval depends on your full application.
Right-sizing does not always mean a 55+ community. Some homeowners trade a two-story in Elk Grove for a smaller home near Land Park or Midtown. Others stay near the American River in Carmichael or Fair Oaks. We show you what each move costs to make and to live with, side by side.

Frequently Asked Questions
How do I help my parent downsize when they're overwhelmed?
Start with one conversation about what the next home needs, not with the boxes. We then coordinate the estate sale, donations, repairs and movers so your parent is never managing it alone, and every decision stays theirs.
Can I keep my low property tax if I downsize in Sacramento County?
Possibly. Prop 19 lets homeowners 55 and older transfer the taxable value of their main home to a new main home anywhere in California, up to three times, if both happen within two years. You must file a claim with the county Assessor.
Are 55+ communities in Sacramento County gated?
Some are. Heritage Park, Four Seasons at Westshore and Regency at Folsom Ranch are gated. Glenbrooke by Del Webb in Elk Grove is not.
Do you take placement fees from senior communities?
No. We have never taken a placement fee from any community or care provider, and we never will.
