Downsizing in Sacramento Without Managing Five Vendors Alone
Move to something smaller on your schedule, with repairs, estate sales, movers and the money all coordinated for you.

What Downsizing in Sacramento Really Involves
Right-sizing in Sacramento is three jobs at once: selling a home, finding the next one and deciding what to do with decades of belongings. Each job has its own vendors and its own timeline. Running all three, often while helping a parent or adjusting to a loss, is when people tell us, "I don't know where to start."
Some people right-size because the stairs have become a problem or the yard is more than they want to keep up. Some want to be closer to family, to their doctors or to downtown. Some are adult children managing a parent's move, sometimes from another state. Whatever brought you here, the work is the same: a sale, a move and a next home that fits how you live now.

How Surroundings Runs a Downsizing Move
Surroundings specializes in senior moves and right-sizing. Maggie B. Hopkins is a Seniors Real Estate Specialist® (SRES®) and a Certified Aging-in-Place Specialist (CAPS), and she completed the RCFE (Residential Care Facility for the Elderly) Certification Course. She also holds a B.S. in Health Care Administration.
Our senior-move service is called Well MOVED™. We coordinate the pieces you'd otherwise manage alone: repairs, estate sales, donations, staging, movers and financing for the next home, all from one team. One call covers it, and that convenience is a relief when life is already full. We never take a placement fee from any community or care provider. Some senior placement services are paid a referral fee by the communities they recommend. We aren't, so our advice is about what fits you.
Joe, a client who sold his house in Elk Grove and moved to downtown Sacramento, described the result this way: "Grateful to be living close to the city and not having to spend 50 minutes a day commuting."

What You Get, From First Walk-Through to Moving Day
- One timeline. Your sale, your purchase and your move dates on one calendar.
- A repair list worth doing. What raises the price, what buyers will ask for and what to leave. Homes in any condition get a plan.
- Belongings handled. Estate sales, garage sales, donations and family pick-ups coordinated before the house goes on the market.
- Staging and launch. The home prepared, photographed and marketed. Our campaign step explains the launch.
- Financing options for the next home. We can arrange purchase loans and bridge options, and for homeowners 62 and older, a reverse mortgage for purchase is one planning tool among several. It has real costs and terms, and we walk through them in plain language. As a mortgage broker, Maggie compares options across a network of approved lenders. Explore options and compare our quote before you choose, and you're always free to use your own lender.
- Tax questions flagged early. Prop 19 may let homeowners 55 and older carry their property tax base to the next home. Capital gains questions go to your CPA.

Choosing the Next Home, or Staying Put
The next home matters as much as the sale. Some right-sizers want a single-story house with fewer rooms to clean. Others want a condo near restaurants and the river, or a home in an age-restricted 55+ community with a clubhouse and pool. We describe the homes and the amenities, and you decide what fits. Browse the options in our guide to 55+ communities around Sacramento.
Location matters as much as square footage. Some right-sizers want to stay near the gym, the doctor, the club or the people they already see each week. Others are ready for a different part of the region entirely. We map the drive to the places you go most before you tour, so the next home fits your week, not only your budget.
Aging in place is a real option too. As a Certified Aging-in-Place Specialist, Maggie can talk through whether changes to your current home make more sense than a move. If staying is the better plan, we'll say so.
Downsizing Across Our Four Counties
Right-sizing often means changing counties, so we work all four.
- Downsizing in Sacramento County, from downtown condos to single-story homes in Carmichael, Fair Oaks and Elk Grove.
- Downsizing in Placer County, where Roseville and Lincoln hold several of the region's larger 55+ communities.
- Downsizing in El Dorado County, from El Dorado Hills to Placerville.
- Downsizing in Yolo County, in West Sacramento, Davis and Woodland.
Moving into a newer community? Our property tax calculator shows how Mello-Roos and local assessments change the monthly cost.

Frequently Asked Questions
How do I help my parent downsize when they're overwhelmed?
Start with one conversation about what matters most to them, then let someone coordinate the rest. We build one timeline, handle the vendors and keep you updated, whether you're local or managing it from out of town.
Do you take placement fees from senior communities?
No. We never take a placement fee from any community or care provider. We're paid for the real estate and lending work we do, and you see those terms in writing.
What if my parent changes their mind or wants to age in place?
That's their decision, and we respect it. We'll walk through aging-in-place changes and the costs of staying alongside the costs of moving. No one is rushed into a move they don't want.
Should we sell first or buy the next home first?
It depends on your equity and income. Selling first gives you a firm budget. Buying first avoids moving twice but may need bridge financing or a rent-back. We run both options with your numbers.
