Downsizing in Elk Grove Without Leaving the Places You Know

Move to something smaller on your schedule, with repairs, estate sales, movers and the money all coordinated for you.

What Downsizing in Elk Grove Looks Like With a Plan

Many people right-sizing in Elk Grove want less house, not a new town. Their doctors, their friends and their grocery store are already here. The question is how to trade a two-story with a big yard for something smaller without starting over somewhere unfamiliar.

The move is a sale, a purchase and a lifetime of belongings at once. You should never feel rushed into it. Staying put, with changes to the home you have, is a fair answer too.

Sometimes the call comes from a son or daughter managing a parent's move from out of town. The plan works the same way, and every decision stays with the person whose home it is.

Why Elk Grove Downsizers Choose Surroundings

Surroundings, a real estate and lending brokerage, is led by Maggie B. Hopkins, a Seniors Real Estate Specialist® (SRES®) and Certified Aging-in-Place Specialist (CAPS). She holds a B.S. in Health Care Administration, has completed the RCFE (Residential Care Facility for the Elderly) Certification Course and has been licensed in real estate since 2006.

We never take a placement fee from any community or care provider. Our only job is the right sale and the right next home.

We coordinate the pieces that usually land on you. That means the repairs and the estate sale, plus donations, staging and movers. We can arrange the financing on the next home too. Our full approach is on the downsizing page.

Our Downsizing Process in Elk Grove

  1. Talk first. We start with what the next chapter needs: one level, less yard, closer to doctors or closer to people you love.
  2. Know the number. We price your current home from sales in your own tract, starting with homes of the same floor plan.
  3. Check the tax side. Homeowners 55 and older may carry their current Prop 13 tax base to the next home under Prop 19. See Prop 19 in Sacramento. The next home's Mello-Roos tax is separate and goes into the budget too.
  4. Sort the belongings. We line up estate sale help, donations and movers so the house can show without you hauling boxes.
  5. Buy and sell on one timeline. We decide together whether to buy first or sell first. For some homeowners, a reverse mortgage for purchase is worth reviewing as a planning tool, with no promises.
  6. Close and move. Escrow runs on the contract's dates, and the move happens on the day you planned.

Local Context: Where Elk Grove Downsizers Land

Glenbrooke by Del Webb is Elk Grove's established age-restricted community. It has 631 single-story homes built from about 2007 to 2014, in eight floor plans of about 1,257 to 2,252 square feet. The Arbour Lodge at 7700 Del Webb Boulevard has a fitness center and a ballroom, with a lap pool and spa outside and four pickleball courts. It is not gated.

The costs at Glenbrooke run in two lines. A local community guide put 2026 HOA dues at about $190 to $214 a month. The same guide reported Mello-Roos of roughly $240 to $260 a month, a single source we confirm address by address.

Another 55+ option may come later. A developer has proposed Summer Villas at Sheldon, an active adult neighborhood of up to 499 single-story homes east of Waterman Road. As of October 2026 the city lists no hearings scheduled while staff reviews the environmental report, so it is a proposal only.

Health care and getting around matter in this move. Methodist Hospital of Sacramento sits about 4.7 miles from Glenbrooke, and Kaiser has medical offices in Elk Grove. Under a one-year city pilot that began March 30, 2026, Elk Grove residents 62 and over ride free on SacRT bus routes that begin or end in the city. Light rail is not included.

Sale, Next Elk Grove Home and Financing in One Place

With a one-stop shop, one call covers the sale, the next home and the financing. One team runs one plan. Nobody has to carry messages between three offices.

The money side has more choices than most people expect. Some pay cash from the sale, some keep a small mortgage to protect savings and some review a reverse mortgage for purchase. Maggie is a licensed mortgage broker who shops loans across a network of approved lenders, so you compare those paths with real numbers. Give yourself options. If you prefer your own lender or planner, bring them.

When comparing ways to pay for the next home, look at:

  • HOA dues and what they cover, such as Glenbrooke's front-yard landscaping.
  • The Mello-Roos tax on the new address.
  • Whether Prop 19 lets you carry your current tax base.
  • The APR next to any rate quoted, and the cost to close.

Any rate we quote comes with its APR, and approval depends on your full application.

Frequently Asked Questions

Is there a 55+ community in Elk Grove?

Yes. Glenbrooke by Del Webb is an age-restricted community with 631 single-story homes and the Arbour Lodge clubhouse. A second one, Summer Villas at Sheldon, has been proposed but not approved.

Does Glenbrooke have Mello-Roos?

Yes, according to a local community guide, at roughly $240 to $260 a month on top of HOA dues of about $190 to $214. The exact special tax depends on the address, and we confirm it before you offer.

Can I keep my low property tax if I downsize in Elk Grove?

You may be able to. Prop 19 lets homeowners 55 and older transfer the tax base of their main home to a new main home in California, up to three times, if both happen within two years. You file a claim with the county Assessor.

How do I help my parent downsize when they're overwhelmed?

Start with what the next home needs before anyone sorts a box. If one level matters, a single-story home at Glenbrooke or elsewhere in town is worth comparing with a smaller resale. We coordinate the estate sale, donations, repairs and movers, and the decisions stay with your parent.

Do you take placement fees from senior communities?

No. We never take a placement fee from any community or care provider.
