Downsizing in Rocklin, From the Two-Story to Single-Story

Move to something smaller on your schedule, with repairs, estate sales, movers and the money all coordinated for you.

A Smaller Rocklin Home on Your Timeline

Right-sizing in Rocklin often means leaving a two-story in Stanford Ranch or Whitney Oaks for something on one level. Some people want to stay close to the same grocery store and doctor. Others look at Springfield at Whitney Oaks, Rocklin's age-restricted 55+ community. Either way, the first thing we hear is usually, "I don't know where to start."

Surroundings builds the plan around your calendar first. Repairs, the estate sale, donations, staging and the moving truck all run through one coordinator, so nobody in the family juggles vendors alone. No placement fee from any community or care provider is ever part of it.

Senior Move Credentials, Put to Work in Rocklin

Maggie B. Hopkins holds the Seniors Real Estate Specialist® and Certified Aging-in-Place Specialist designations. Her degree is a Bachelor of Science in Health Care Administration, and she finished the RCFE (Residential Care Facility for the Elderly) Certification Course. Sometimes a grab bar and a ramp beat a move, and she will tell you when.

Your next loan can come from the same office, which keeps two moves on one calendar. Maggie treats a reverse mortgage, or HECM, as one planning tool to discuss alongside a regular purchase or paying cash. Explore options with no promises attached. Any lender is fine with us. Many Rocklin moves are managed by an adult child who lives somewhere else. We send every update in writing, so a sibling in another state sees the same repair estimates and offers you do. When a parent asks, "What if I make the wrong call?" we walk through each choice, say what we would do and let the family decide.

Our Downsizing Process in Rocklin

  1. We set the timeline. We decide whether to buy first or sell first, and how much time you need between them.
  2. We find out what your home is worth now. You learn which preparation pays for itself.
  3. Belongings get sorted in stages. We decide what stays, what sells, what is donated and what is hauled.
  4. We prepare and list. Maggie or Rachel lists the home, and Rachel plans staging and photos.
  5. We tour single-story choices. We read each HOA's CC&Rs and dues with you.
  6. The two closings line up. Moving day lands after the new keys are in hand.

Our coordination step shows how the pieces fit.

Springfield at Whitney Oaks and Other Rocklin Options

Springfield at Whitney Oaks is a gated, age-restricted 55+ community that Pulte built from 1998 to 2003. It has 868 single-story homes in about 20 floor plans, with The Gables and The Oaks clubhouses and lighted pickleball courts. HOA dues ran about $271 to $305 a month as of September 2026, across two associations. Whitney Oaks Golf Club sits next door and operates separately.

Recent sales give a clear range. MetroList closed sales from April through September 2026 recorded 13 Springfield sales, from $398,000 to $880,000, with a median of $567,500. Five homes were active on October 4, 2026. Springfield is resale only, so homes come up one at a time.

Outside Springfield, we search the whole city for single-level homes, including the older streets of Sunset Whitney. That neighborhood took shape in the late 1950s and early 1960s. The city now runs about 184 acres of its former golf course as the Sunset Whitney Recreation Area.

Property tax can come with you. If you are 55 or older, Proposition 19 can carry your current tax base to a replacement home within limits. Claims go to the Placer County Assessor. See our Prop 19 guide for the details.
