Move-Up Buyers in Yolo County: Sell the Starter Home, Buy the Next One

Sell one home and buy the next with a single plan for both, including whether to buy first or sell first.

What Move-Up Buyers in Yolo County Need From One Plan

Move-up buyers in Yolo County are running two transactions at once. You are selling the condo, townhome or starter house you have outgrown, and buying something bigger with the equity. The hard part is the order. Sell first and you may have nowhere to live. Buy first and you may carry two payments.

What you want is to land in the next home without a scramble in between. That means knowing your real equity, your loan options and the timing before you list or write an offer. We put all three on one page so you decide with numbers, not nerves.

Why Yolo County Move-Up Buyers Choose Surroundings

Trading up is where timing and financing collide. At Surroundings, Maggie B. Hopkins can handle both sides of your move as real estate broker, and she is also a mortgage broker. She has been licensed since 2006 and has 23 years in real estate and lending combined, licensed in real estate since 2006. Trading up with us comes down to convenience. One call covers both sales, the financing and the timeline, with one team on one plan. As a mortgage broker, she compares bridge loans, equity lines and purchase loans across a network of approved lenders. Get our quote and put it next to your bank's. Don't limit yourself to whatever your current bank offers. You are free to bring your own lender, too.

Here is what that means for a Yolo County move-up:

  • Buy-first financing reviewed early. We look at whether a bridge loan, a home equity line or a contingent offer fits your numbers before you shop.
  • Contingent offers that hold up. Davis homes move on tight supply because Measure J limits new building at the city's edge. A sale-contingent offer is harder to win there, so we prepare your current home to sell first or line up buy-first financing.
  • One timeline. Your sale and your purchase sit on the same calendar, coordinated by our office.

Our Move-Up Process in Yolo County, From Listing to Keys

  1. An equity check. We price your current home from recent comparable sales and estimate your net after costs. See what your Yolo County home is worth for how we do it.
  2. Buy first or sell first. With your equity and loan options side by side, we recommend an order. The choice stays yours.
  3. Prepare and list. We decide which repairs pay for themselves and which do not, then market your home. Our presentation step explains how we prepare a listing.
  4. Search with a ready loan. Maggie shops your purchase loan across a network of approved lenders, including how your sale proceeds or bridge financing fit.
  5. Two escrows, one calendar. California closes through escrow on each side. We line up the dates so your sale funds your purchase, or so a rent-back gives you time to move.
  6. Closing. Both deeds record with the county recorder, and you move once.

Where Yolo County Buyers Trade Up

From the Bridge District to Southport or The Rivers. West Sacramento owners often start in a riverfront condo or townhome, which ran from the low $400,000s to around $650,000 in a May 2026 JVM Lending guide. The same guide put Southport single-family homes at $500,000 to $700,000 and The Rivers at $550,000 to $750,000. The Rivers is master-planned along the river's west bank and built largely from the 2000s on. Southport sits behind the levee section the city identified as its weakest, now planned for a setback levee aimed at 200-year protection.

Into east Davis. Mace Ranch and Wildhorse are subdivisions on the east side of Davis. Wildhorse wraps around the public Wildhorse Golf Club, an 18-hole par 72 course. Davis prices ran about $478 per square foot in Resideline's October 2026 figures.

Toward El Macero. El Macero is unincorporated and sits south of I-80, outside Davis city limits. It is built around El Macero Country Club, a private club founded in 1961 on a former almond grove, with a pool and tennis.

Within Woodland. Woodland's Victorian, Greek Revival and Craftsman homes sit south of Main between College and Third. Woodland's middle half of sales ran $475,000 to $675,000 in the same Resideline report. The private Yolo Fliers Club, opened in 1919, has played 18 holes since 1958.

Costs Yolo County Move-Up Buyers Should Plan For

Trading up costs more than the difference between two prices. Selling costs, moving costs and a higher monthly payment all arrive in the same season, so we put them on one sheet before you list.

The jump between towns is the biggest variable. Moving from a Woodland home near the $550,000 median into Davis, where Resideline's October 2026 median was about $820,000, changes the loan size far more than a move within Woodland. A move from a West Sacramento condo into a Southport house changes something else: you trade HOA dues for yard upkeep, and you may add a flood insurance policy the city strongly recommends.

Master-planned areas bring their own line items. The Rivers was built largely from the 2000s on with private parks and pools, so we confirm the association dues and what they cover before you write an offer.

Timing has a cost too. Prices across the county ran flat to slightly down year over year in 2026, which means your current home may take longer to sell than it would have a few years ago. We plan for that in the buy-first versus sell-first decision rather than hoping it goes our way.

Frequently Asked Questions

Should I sell first or buy first in Yolo County?

It depends on your equity, your loan options and how competitive the town is. In Davis, where supply is tight, buyers often need to sell first or arrange buy-first financing because sale-contingent offers are harder to win. We run both scenarios with your numbers.

What is a bridge loan?

A bridge loan is short-term financing that lets you use equity in your current home toward the next one before your sale closes. Whether it fits depends on your full file, and we compare it with a home equity line and a contingent offer.

Can I stay in my home after it sells while I wait for my purchase to close?

Often, yes, through a rent-back written into your sale contract. The buyer has to agree to it, and we negotiate the length and terms.
