Trading Up in Placer County, Both Moves on One Timeline
Sell one home and buy the next with a single plan for both, including whether to buy first or sell first.

Two Transactions on One Timeline
Trading up in Placer County usually means selling a home in one part of the county and buying a bigger one in another. A Roseville or Lincoln starter becomes a Rocklin two-story, a Granite Bay lot or acreage in Loomis. Two transactions have to land on one timeline, and your equity has to end up where you need it.
At Surroundings, Maggie B. Hopkins handles the sale, the purchase and the mortgage in one place. That convenience matters when two transactions have to line up: one team, one plan and nothing lost in a handoff. You decide whether to buy first or sell first with your real equity and your loan options on the same page.
Why Placer County Move-Up Buyers Choose Surroundings
The hardest part of moving up is sequencing. Sell first and you may need somewhere to live in between. Buy first and you may carry two payments for a while. Maggie runs both sets of numbers and shows you what each path costs before you commit to one.
As a mortgage broker, Maggie shops your next loan across a network of approved lenders and shows what your current equity supports. Don't limit yourself to one bank's terms. Shop us against anyone. You are always free to bring your own lender. She can also tell you how an offer contingent on your sale will read to a seller. Maggie has been licensed in real estate since 2006 and is a two-time Sacramento Association of REALTORS® Masters Club honoree.
A Placer County move-up often involves a special tax on one side or both. Many newer Roseville neighborhoods sit inside Community Facilities Districts, and the tax on your next home can differ sharply from the one you pay now. We pull the actual parcel figures so the comparison is real.
The sale side gets full attention too. Rachel Dee Minyard, our REALTOR® and Creative Director, can list your current home, price it and get it ready to show at its best. You can read more on our trading up service.
Our Trading Up Process in Placer County
- We value your current home. You get a number based on real comparable sales, plus a short list of what to fix and what to leave.
- You see buy-first and sell-first side by side. Each path shows the cash needed, the payment overlap and the risk.
- We line up financing for the next home. The approval reflects your equity and any special tax or HOA dues on the homes you are targeting.
- We list and search in parallel. Timing gets coordinated so both escrows close in the order you planned.
- Both closings run through California escrow. Two escrow companies may be involved, one for each home. A neutral escrow company holds funds and documents on each side, and we track every contingency date on both contracts.
The research step of our buying process covers how we compare the next neighborhood.
Where Placer County Buyers Trade Up
Placer's price ladder is steep. Resideline's six-month closed-sale medians as of October 3, 2026 were $625,000 in Roseville and $690,950 in Rocklin. Granite Bay came in at $1,220,000. A move-up from Roseville to Rocklin is a modest step, while Granite Bay is a different budget entirely.
Weather and terrain change as you move east. Roseville and Rocklin sit on the valley floor with July highs averaging about 94 degrees, while Loomis and Granite Bay rise into the lower foothills. A trade-up that gains acreage often gains elevation along with it.
Rocklin appeals for its location at the junction of Interstate 80 and Highway 65, close to Sierra College and William Jessup University. Whitney Oaks Golf Club is a public Johnny Miller design set among live oaks and granite outcroppings.
Granite Bay is unincorporated and sits between Roseville and Folsom Lake. Douglas Boulevard runs east about 6 miles from Roseville to Auburn-Folsom Road and the lake's Granite Bay entrance. School districts split by address. The north side falls under the Loomis Union School District and the Placer Union High School District. The south side falls under the Eureka Union School District and the Roseville Joint Union High School District.
Loomis offers more room next to the freeway. The town incorporated in 1984 partly to keep its small-town character and avoid annexation by Rocklin. Its wineries include Secret Ravine and Casque on the 2026 Placer County Wine Trail map, and High-Hand Brewing runs weekly live music at the historic fruit-shed complex on Taylor Road.
New construction in Roseville's Sierra Vista plan is another route. Eight landowners build there on their own timelines, so a builder's completion date deserves the same scrutiny as your sale date.
