Trading Up in El Dorado County, From Your First Home to the Next One

Sell one home and buy the next with a single plan for both, including whether to buy first or sell first.

Trading Up in El Dorado County Means Two Markets Moving at Different Speeds

Trading up in El Dorado County often means selling in one town and buying in another, and those towns do not move at the same pace. Resideline's October 2026 numbers show homes in El Dorado Hills going to contract in about 19 days. In Placerville the figure was about 42 days. If you are selling a Placerville home to buy in Serrano, your next house may sell faster than your current one.

That timing gap is the whole problem to solve. You want more room, a bigger lot or a shorter drive to Folsom, and you want to avoid carrying two mortgages for long or moving twice. The answer is a single plan for the sale, the purchase and the money between them.

What you get from Surroundings is that plan, built with your actual equity and loan options in front of you, so you decide buy-first or sell-first with real numbers.

Why Move-Up Buyers in the Foothills Choose Surroundings

A move-up purchase is two transactions sharing one set of numbers, which is where the convenience of one team pays off: one call, one plan for both homes and the loan. At Surroundings, Maggie B. Hopkins is the broker on both sides and the mortgage broker on the new loan, so your sale price, down payment and new payment come from one plan. Bridge and equity loans vary a lot between lenders, and she shops them side by side. Don't limit yourself to one bank's terms. Get a quote from us and compare it. Have a lender you already use? You are free to bring them.

Maggie has been licensed in real estate since 2006 and has 23 years in loans and real estate combined. She once helped buyers win against seven competing offers and then negotiated $20,000 off after inspection found a sewer problem. A move-up buyer competing in El Dorado Hills needs that combination: an offer strong enough to win and the discipline to use what inspection finds.

Rachel Dee Minyard, REALTOR® and Creative Director at Surroundings, can list your current home, price it and get it ready to show, so the sale side carries its weight in the plan.

Our Trade-Up Process in El Dorado County

  1. Equity first. We price your current home from real comparable sales in its own town. A home valuation in El Dorado County is where most trade-ups begin.
  2. Buy first or sell first. We lay out both paths: a contingent offer, a bridge or equity loan, or selling first with a rent-back. Each comes with its cost and its risk.
  3. Prepare and list. Your current home is readied and marketed on a schedule that matches the search.
  4. Search and offer. With your sale timeline known, you shop with a pre-approval that already accounts for the new taxes and HOA dues.
  5. Two escrows, one calendar. California escrow lets both closings be timed together when the plan calls for it.

See the search step of our buying process for how we narrow the list. This is our general process and not legal, tax or lending advice.

Serrano, Blackstone, The Promontory and the Rest of El Dorado Hills

Most trade-ups in this county end in El Dorado Hills, and the community's history explains its layout. It began in the early 1960s as a set of planned villages, with a master plan by architect Victor Gruen. Tony Mansour's El Dorado Hills Investors later acquired about 8,000 acres that became Serrano, Blackstone, Valley View and Town Center, and the county adopted the El Dorado Hills Specific Plan in 1988.

Serrano covers about 3,500 acres of gated neighborhoods, trails and a private country club whose course is a Robert Trent Jones Jr. design from 1996. It was named National Community of the Year in 1997 by the National Association of Home Builders' Sales and Marketing Council. Blackstone began as a gated Lennar community and later released custom lots. The Promontory offers gated custom and semi-custom homes near Folsom Lake.

Resideline's figures put the middle half of El Dorado Hills sales between $740,000 and $1.27 million in the six months to October 2026, at about $362 a square foot. Budget for HOA dues and Mello-Roos in many of these neighborhoods. Town Center gives you Milestone's lakeside patio and Vacanza Romana's handmade pasta, and Folsom's Harris Center for the Arts sits across the county line.

If you are leaving Cameron Park, you are trading older homes and more lot variety for newer planned streets and a shorter drive west. Compare other counties in trading up in Placer County and trading up in Sacramento County.

Life in El Dorado Hills Beyond the House

A trade-up into El Dorado Hills usually buys more than square footage. On the Folsom Lake shore, State Parks maps show the New York Creek Nature Trail near Brown's Ravine. Sacramento Audubon notes that the Falcon Crest Lane lot reaches the Monte Vista Trail, since parking along Salmon Falls Road is limited.

The El Dorado Hills Community Services District lists free summer concerts at Community Park on Harvard Way, 7 to 9:30 p.m., for 2026. Town Center adds The Mimosa House, Native + Nomad and Pete's Restaurant & Brewhouse to Milestone and Vacanza Romana. Serrano Country Club has been through a multi-phase renovation of about $9 million.

The trade-offs are real too. A moving guide notes morning and evening rush hours slow El Dorado Hills traffic, and the county and Caltrans are still designing the remaining ramp work at the Highway 50 interchange with El Dorado Hills Boulevard and Latrobe Road. HOA dues and Mello-Roos taxes vary by neighborhood, so two homes at the same price can carry different monthly costs.

The El Dorado Trail starts at Payen Road in El Dorado Hills and runs 35.8 miles to Camino. Elementary school districts here include Rescue Union, Buckeye Union and Latrobe, and high school is in the El Dorado Union High School District.

Frequently Asked Questions

Should I buy first or sell first when trading up in El Dorado County?

It depends on your equity, income and how fast your current home will sell. A Placerville home has recently taken about 42 days to go to contract, against about 19 in El Dorado Hills, so many sellers there plan a bridge or a contingent offer. We run both paths with your numbers.

Do Serrano and Blackstone homes have HOA dues?

Yes, both are gated communities with HOA dues, and many El Dorado Hills neighborhoods also carry Mello-Roos special taxes. Each home's amounts appear in its HOA documents and tax bill, which we review before you write.

Can I make an offer contingent on selling my current home?

Yes, though in a market where homes go to contract in a few weeks a contingent offer can be less competitive. A bridge loan or equity line can let you write without the contingency, and we compare the costs.

Loans are arranged by Maggie B. Hopkins, NMLS #349517, at Surroundings · DRE #02220140 · NMLS #2528307. All loans are subject to credit approval and underwriting, and this page is not a commitment to lend.
