Home Valuation in El Dorado County, From Real Sales in Your Own Town

You get a real number for your home, built from the sales on your street, with what to fix, what to leave and what you would walk away with.

Home Valuation in El Dorado County: Why Online Numbers Disagree

A home valuation in El Dorado County has to start with the right boundary, because the online numbers rarely agree. Redfin's Placerville guide showed a $547,500 median at one point. Resideline's report, updated October 3, 2026, put Placerville's median closing price at $448,500 over the past twelve months. The gap likely comes from different boundaries and periods: city limits against a ZIP code, and one season against another.

Your house is not a median. An algorithm cannot see your kitchen, your view across the canyon, the barn on your back acre or the sale two streets over that closed last week. A real valuation can.

What you get from Surroundings is a number you can act on: a price range built from comparable sales in your own town, plus a list of what to fix and what to leave. There is no obligation to list.

Who Will Value Your El Dorado County Home?

Rest assured that at Surroundings, we are a real estate and mortgage brokerage serving El Dorado County that handles your home and your loan questions under one roof, and our two agents bring two different specialties.

Maggie B. Hopkins specializes in the financial side of selling a home. She has been licensed in real estate since 2006 and is also a mortgage broker, so she knows how appraisers and lenders read a home and your price reflects what a buyer's appraisal is likely to support. As a Seniors Real Estate Specialist® (SRES®) and Certified Probate & Trust Specialist, she also guides right-sizing, inherited-home and trust sales.

Rachel Dee Minyard, our REALTOR® and Creative Director, specializes in positioning a home for the market. She lists and sells homes and understands the psychology of buyers and how a home should make them feel. She rearranges and edits what is already in your home so the rooms feel open and buyers can picture themselves there, often without renting a single piece, then plans the photos and marketing around what buyers in El Dorado County value most.

Whichever of us you work with, you get the same careful home valuation and a straight answer about what it means for you.

We walk the house room by room and look at the lot, the outbuildings and the systems before we look at a single comparable sale. Because we also handle lending, we can show what a buyer's payment looks like at your price, including taxes, HOA dues and insurance. That tells you how many buyers your number will actually reach.

How We Value a Home in El Dorado County

  1. Walk the property. We look at condition, updates, layout, lot, outbuildings, and systems such as a well or septic.
  2. Pick the right comparables. We use recent sales from your own town and your own type of property: acreage against acreage, planned neighborhood against planned neighborhood.
  3. Adjust for what moves price here. We account for elevation and snow, views, HOA and Mello-Roos costs, and insurability.
  4. Deliver a range and a plan. You get a price range, the repairs worth doing, and what buyers will ask about first.

The pricing step of our selling process explains how a valuation becomes a listing price. This is a custom home valuation, not an appraisal.

What Moves Value in El Dorado County

Price per square foot changes sharply with the town. Resideline's October 2026 reports show about $362 a square foot in El Dorado Hills, $293 in Placerville and $469 in South Lake Tahoe. In El Dorado Hills, the middle half of sales over six months fell between $740,000 and $1.27 million, so the neighborhood and the home inside it matter more than the town name.

Special features count here in ways an algorithm misses. Cameron Park Airpark homes have taxiway access to a 4,051-foot runway. Serrano and Blackstone are gated, and Serrano adds a private country club. Homes along the El Dorado Hills shore are near Folsom Lake. Rescue and Shingle Springs offer acreage, and what land is worth depends on its water, its access and its zoning.

Monthly costs move prices too. Many El Dorado Hills neighborhoods carry HOA dues and Mello-Roos special taxes, and a buyer's payment includes both. Insurance has become part of value since the California Department of Insurance listed El Dorado among the 10 counties with the most homes in high or very high fire-risk areas. A home in a recognized Firewise community may qualify for an insurer discount, according to the Placerville Fire Safe Council.

Valuing Homes Up the Hill, in Wine Country and by the River

Some of the county's homes have no close comparable sales, and those need the most care. Camino parcels sit among orchards, vineyards and Christmas tree farms at about 3,000 to 3,500 feet. Fair Play and Somerset are rural wine country, where the Fair Play AVA covers about 21,000 acres with roughly 350 planted, so a vineyard or a winery-adjacent parcel has to be compared with care.

Coloma sits at about 764 feet beside the South Fork of the American River, inside a National Historic Landmark District, and it is in the Gold Trail Union School District. North of the river, Georgetown, founded in 1849, and nearby Cool sit in the Black Oak Mine Unified School District and often lean toward Auburn and Interstate 80 rather than Highway 50.

Pollock Pines sits near 3,980 feet with about 63 inches of snow a year, 13 miles east of Placerville. It had no structural damage in the 2021 Caldor Fire, which started south of town, and a buyer will still ask about that history. Up at the lake, South Lake Tahoe ran a $636,750 median over 238 closings in Resideline's October 2026 report.

For any of these, the right comparable may sit two towns away, and the adjustment between them is where a broker earns the number.

Frequently Asked Questions

Who will value my El Dorado County home?

One of our agents walks your home in person and prices it from recent sales near you in El Dorado County. Maggie B. Hopkins, a real estate and mortgage broker, brings the appraisal, lending and estate view. Rachel Dee Minyard, our REALTOR® and Creative Director, brings expertise in positioning a home for today's buyers. The valuation is free, with no obligation to list.

Why is my online home estimate different from a custom home valuation?

Online estimates use broad data and cannot see condition, views, outbuildings or the newest sales. Even published medians disagree: Redfin once showed $547,500 for Placerville while Resideline's October 2026 report showed $448,500, because of different boundaries and periods.

What is the price per square foot in El Dorado Hills?

About $362 a square foot, according to Resideline's report updated October 3, 2026, covering the prior six months. Your home's value depends on its own neighborhood, condition and lot.

Is a custom home valuation the same as an appraisal?

No. A custom home valuation is based on comparable sales and a walk-through, and it guides pricing. An appraisal is a licensed appraiser's report, usually ordered by a lender or for an estate.
