Selling Your Home in El Dorado County to a Buyer Who Can Close
You get a clear pricing plan, real marketing, and a buyer whose loan we can check, so your sale closes on the date you planned.

Selling Your Home in El Dorado County Starts With the Buyer's Insurance
Selling your home in El Dorado County has a step most Sacramento sellers never think about: whether your buyer can insure the house. CBS Sacramento reported in April 2024 that county residents were scrambling for coverage. A Pollock Pines agent in that story said sales drop out when a buyer cannot qualify, and that buyers now submit insurance bids as part of their offers.
A strong sale here comes from three things working together. The price comes from real sales in your own town. The marketing reaches buyers who can close. The house arrives on the market with its insurance and disclosure questions already answered.
What you get from Surroundings is all three, plus a mortgage broker's read on every offer. Before you accept, we can tell you whether the buyer's loan and insurance are likely to hold.
Why El Dorado County Sellers Choose Surroundings
Most agents can read a pre-approval letter. Maggie B. Hopkins arranges them. As a real estate broker and licensed mortgage broker at Surroundings, she can call a buyer's lender, ask the right questions and tell you which offer is strongest on paper and which is strongest in fact.
Maggie has been licensed in real estate since 2006 and has 23 years in loans and real estate combined. Rachel Dee Minyard, REALTOR® and Creative Director, lists and sells homes and brings 25 years in sales and design to pricing, positioning and getting your home ready to show. Surroundings also sells homes in any condition and keeps a network of cash buyers, so a dated foothill house that needs work still gets a real plan and a real buyer.
Our Home Selling Process in El Dorado County
- Price. We pull sales from your own town and your own type of property, never a county average. The pricing step of our selling process explains how we set position.
- Prepare. We cover repairs worth doing, repairs to skip, and the paperwork buyers will ask for on a foothill home: roof age, defensible space and any Firewise community status.
- Present. We create photos, video and copy that show what the property and its setting offer.
- Launch. You get a timed release, with showings planned arund local traffic.
- Offers and escrow. We review each buyer's loan and insurance plan before you accept, then manage inspections, appraisal and disclosures through California escrow to closing.

Wildfire, Disclosure and Timing in El Dorado County
California sellers provide a natural hazard disclosure that reports, among other things, whether a property sits in a designated fire hazard severity zone. In this county that disclosure lands in front of buyers who know the area's history.
The Caldor Fire started August 14, 2021, south of Pollock Pines and burned 221,835 acres before full containment that October. It destroyed about 1,005 structures, and about two-thirds of Grizzly Flats was lost. Pollock Pines itself had no structural damage. The California Department of Insurance listed El Dorado among the 10 counties with the most homes in high or very high fire-risk areas. In those counties, insurer non-renewals passed 19,300 from 2015 to 2018, and FAIR Plan policies rose 177%.
Sellers can answer much of that up front. The Placerville Fire Safe Council notes most insurers honor a Firewise community designation with a discount, so if your neighborhood has one, say so in the listing.
Timing varies by town. Resideline's October 2026 figures show about 19 days to contract in El Dorado Hills, about 42 in Placerville and about 16 in South Lake Tahoe. In Camino, Apple Hill season turns a 30-minute weekday drive into an hour or more on October weekends, so weekday showings serve those listings better.

What Buyers Come to El Dorado County For
Good marketing here sells the setting along with the house. Buyers moving up Highway 50 are often choosing a way of living, and your listing should show them what is near it. The presentation step of our selling process explains how photos, video and copy are planned before anything goes public.
A Camino home sits among Apple Hill's orchards, open from about Labor Day into November. Boeger Winery, the county's first after Prohibition, pours on Carson Road in the historic Fossati-Lombardo house. Near Placerville, the paved El Dorado Trail crosses the Weber Creek Trestle about 100 feet above the creek.
An El Dorado Hills listing near Folsom Lake can point to Brown's Ravine marina and the lake trails. A Cameron Park home can point to Cameron Park Lake, and an Airpark home to its taxiway. In Fair Play and Somerset, the Fair Play AVA has the second-highest average elevation of any California wine region, and Skinner Vineyards, Gwinllan Estate and Saluti Cellars are neighbors.
Many buyers arrive from elsewhere. The county's 2018 profile, using IRS records, listed Sacramento, Placer, Santa Clara, Alameda and Contra Costa as leading sources of new residents. Video tours reach those buyers before they make the drive.

Frequently Asked Questions
Do I have to disclose wildfire risk when I sell in El Dorado County?
Yes. California sellers provide a natural hazard disclosure that reports whether the property is in a designated fire hazard severity zone, among other hazards. Your escrow and disclosure provider prepares the report, and we walk you through it.
How long does it take to sell a home in El Dorado County?
It depends on the town. Resideline's October 2026 figures show homes going to contract in about 19 days in El Dorado Hills, 42 days in Placerville and 16 days in South Lake Tahoe.
Can a buyer back out if they cannot get fire insurance?
If the contract gives them a contingency period, a buyer who cannot secure insurance may be able to cancel within it. We review each buyer's insurance plan before you accept, which lowers that risk.
Will you sell a house that needs a lot of work?
Yes. Surroundings sells homes in any condition, and we keep a network of cash buyers alongside the open market. You see both paths and choose.
