What Selling Your Home in Sacramento Comes Down To

Selling your home in Sacramento comes down to three decisions: the price you list at, the buyers who see it and the offer you accept. Most sellers think hard about the first two. The third is where sales quietly fall apart, because the highest number on paper means little if the buyer's financing can't close.

We built our approach around all three. Your price comes from real comparable sales and a walk through your home, not an online estimate. Your marketing is planned to reach buyers before the first weekend. And because we work in mortgage lending too, we can tell a strong buyer from a shaky one before you sign anything.

This page is for anyone selling a house, condo or townhome in the Sacramento region, whether it's move-in ready or needs real work. If you're selling a parent's home or an inherited property, our pages on probate and trust sales and downsizing go deeper.

How Surroundings Sells a Home

Surroundings is a Sacramento real estate and lending brokerage led by Maggie B. Hopkins, real estate and mortgage broker. She has been licensed in real estate since 2006 and is a two-time Sacramento Association of REALTORS® Masters Club honoree.

Her lending background changes how offers get reviewed. When several offers come in, Maggie reads each buyer's financing the way an underwriter would: the loan type, the down payment, the appraisal risk and how realistic the closing date is. A slightly lower offer from a buyer with solid financing can be worth more than a higher one likely to fall out of escrow. You see that comparison laid out before you choose, and the choice is yours.

Rachel Dee Minyard, our REALTOR® and Creative Director, lists and sells homes and leads the presentation of yours. She brings 25 years of sales and design to pricing conversations, staging, photo direction and the small fixes that change how a room reads on a screen.

What You Get When You List With Us

  • A pricing position. Real comparable sales, adjusted for your home's condition, lot and street. The equity step of our process shows how we price.
  • A prep plan. Which repairs pay off, which to skip and who can do them.
  • Presentation. Staging guidance, professional photos and video, and listing copy written for the buyer most likely to want your home. See the presentation step.
  • A launch, not a listing. Targeted online ads, neighbor invitations and open houses timed around the first weekend on market. The impact step explains the reach.
  • Disclosure guidance. California sellers provide forms such as the Transfer Disclosure Statement and a Natural Hazard Disclosure. We walk you through each one so nothing is missed.
  • Financing-checked offers. Every offer reviewed for loan strength, side by side, whichever lender the buyer uses.
  • Escrow managed to closing. Inspections, repair requests, the appraisal and contingency removals tracked for you.

This describes our general process and is not legal, tax, or lending advice.

Selling a Home in Any Condition

Not every home is ready for a magazine spread, and it doesn't need to be. Some homes deserve a full prep and an open-market launch. Others make more sense sold to a cash buyer without repairs. We keep a network of cash buyers for homes in any condition, so you can compare a direct cash offer with an open-market estimate before you decide. Sometimes the cash offer wins. Sometimes the open market wins by enough to justify the prep. You'll see both numbers.

Sellers moving to their next home get the convenience of one team for both sides. Maggie or Rachel can list this home, and Maggie can shop financing for the next one across a network of approved lenders, so your sale and your purchase run on one plan. You're welcome to use any lender for the purchase.

Are you selling and buying at the same time? Our guide to trading up in Sacramento explains how to line up both sides without moving twice.

Selling Your Home Across the Counties We Serve

The method stays the same in every county. Each county has its own comparable sales, its own buyers and its own streets that carry a premium.

Get Your Plan for Selling Your Home in Sacramento

Selling your home in Sacramento starts with knowing where you stand. Begin with a free home valuation, or book a listing consultation and we'll walk your home, price it from real sales and give you a written plan. There's no obligation, and you're free to interview other agents.

Two more ways to sell: Turnkey Home Prep if you want repairs, cleaning and staging coordinated for you, or selling without repairs if you would rather sell the home in its current condition.

Frequently Asked Questions

How do you decide what my home should list for?

We start with recent comparable sales, then walk your home and adjust for condition, lot, layout and street. You get a recommended list price with the reasoning behind it, plus what would change the number.

Do I have to fix everything before selling?

No. Some repairs return more than they cost and some don't. We sort them for you. If your home needs more than you want to take on, we can compare an open-market sale with an offer from our cash-buyer network.

What disclosures do California sellers have to provide?

Most residential sellers complete a Transfer Disclosure Statement, a Natural Hazard Disclosure and other required forms, plus anything they know that affects value. Some sales, such as many probate sales, are exempt from the Transfer Disclosure Statement. Legal questions go to your attorney.

Why does your lending background matter when I'm selling?

Because the highest offer only counts if it closes. Maggie reviews each buyer's financing the way an underwriter would, so you can weigh price against the likelihood of a smooth closing before you accept.
