Twelve Bridges, Lincoln: Neighborhood Guide

This is Lincoln's large east-side master plan, with 813 acres of city open space and the main library.

What is Twelve Bridges?

Twelve Bridges is the big master-planned side of east Lincoln, east of Highway 65. It holds the city's main library, a private golf club, and more city-maintained open space than any other part of Lincoln.

The City of Lincoln's open space table lists 1,136 acres for Twelve Bridges, split into 813 acres in Twelve Bridges proper and 300 acres in Verdera, with Highway 65 as the west boundary. That much open land is what gives the neighborhood its feel: homes on one side, open land and creek corridors on the other.

How did Twelve Bridges grow up?

The plan dates to the 1990s. A State Clearinghouse notice received in February 1997, titled for Sun City improvements and the Revised Twelve Bridges Specific Plan, describes comprehensive planning for more than 5,000 acres near Highway 65 and Highway 193. The City of Lincoln certified the environmental report for the revised plan in August 1997.

The Twelve Bridges Drive overcrossing of Highway 65 is listed as built in 2000, and neighborhoods filled in through the 2000s. Planning still continues. A 2019 filing for Twelve Bridges Village 25 amended the specific plan to add 49 low-density homes and an 18.5-acre park site.

What kind of homes are in Twelve Bridges?

Twelve Bridges is mostly single-family homes built from about 2000 on, in villages by different builders, so styles and lot sizes change from one village to the next. Catta Verdera, the gated golf community inside Twelve Bridges, has its own custom and semi-custom homes and its own guide.

New homes are still selling. Century Communities' Twelve Bridges page, read October 17, 2026, lists two collections, Rialto and Millau, on Bella Breeze Drive, with plans it says start in the low $500s and no HOA for that community. Builder prices change often, so treat that as a snapshot.

Like much of newer Lincoln, many Twelve Bridges parcels carry a Mello-Roos special tax, and most villages have an HOA. Get both numbers for the specific address before you compare homes.

How do you get around Twelve Bridges?

Twelve Bridges Drive and East Joiner Parkway are the main roads. Twelve Bridges Drive crosses Highway 65 on its own overpass, and Highway 65 is the route south to Rocklin and Roseville.

That commute is the trade-off. Maggie's Placer County research notes that Highway 65 between Roseville and Lincoln backs up at peak hours, and the regional transportation agency has a widening designed but not fully funded. Try the drive at the time you would actually make it.

Which school district serves Twelve Bridges?

Twelve Bridges is served by Western Placer Unified School District. Confirm the assigned school with the district directly.

What draws buyers to Twelve Bridges?

Buyers are drawn to the open space and the parks. Wilson Park at 2325 East Joiner Parkway is a 6.5-acre city park with softball fields, a play structure and a walking path through wetlands, according to the city. State environmental filings for Twelve Bridges describe trail crossings over creeks and work along the Orchard Creek channel, and the city maps the neighborhood's open space corridors for walking and biking.

The library is here too. The Lincoln Public Library at Twelve Bridges, 485 Twelve Bridges Drive, opened in 2007 to keep up with the city's growth, and it replaced the 1909 Carnegie library downtown as the main branch when that building closed in 2011.

Lincoln as a whole also costs less than Rocklin. MetroList closed sales for the whole 95648 ZIP code in August 2026 showed 93 sales at a $645,000 median, a ZIP-wide figure and not a Twelve Bridges price.

What should sellers in Twelve Bridges know?

New construction is your competition. When a builder nearby is selling with incentives, a resale home has to win on things a new home lacks: finished landscaping, window coverings, a settled lot, and no wait. Price against both recent resales and the builder's current base prices.
