Catta Verdera, Lincoln: Neighborhood Guide
This is a gated golf neighborhood inside Twelve Bridges, built around the private Catta Verdera Country Club, with custom and semi-custom homes.

What is Catta Verdera?
Catta Verdera is the gated golf neighborhood inside Twelve Bridges, on the east side of Lincoln. Locals and listings often call the residential side simply Verdera. At its center is Catta Verdera Country Club, a private 18-hole club, and around it are custom and semi-custom homes on curving streets with Spanish and Italian names.
The City of Lincoln's open space table lists 300 acres of open space in Verdera as part of the larger Twelve Bridges open space, and notes that the Verdera Community Association maintains some of those areas.
How did Catta Verdera grow up?
The golf course came first. Course directories list a 1996 opening, designed by Dick Phelps, and Phelps Golf Design says Brad Bell renovated the course in 2003. Country Club Magazine places the club's founding in the late 1990s as a private, members-only club.
Homes followed in phases, called villages. Listings name subdivisions such as Verdera Village 18 and Verdera Village 20, and show homes built from the mid-2000s into the 2020s, including one finished in 2023. That 2023 home shows custom building has continued recently, so buyers may see both resales and newer builds.
What kind of homes are in Catta Verdera?
Catta Verdera is mostly large custom and semi-custom homes, many with Mediterranean and Tuscan-inspired designs, according to current listings. Some sit directly on the golf course; one recent listing describes a backyard gate onto the first hole. Others back onto the open space that rings the neighborhood.
The Verdera Community Association reviews architecture, so new building and big exterior changes go through design approval. Current listings show HOA dues of about $230 to $237 a month, and amenities including a clubhouse, putting greens and a recreation room. Club membership is separate from the HOA. As in the rest of Twelve Bridges, check for a Mello-Roos special tax on the parcel's tax bill.
What is Catta Verdera Country Club like?
The club at 1111 Catta Verdera is private, with golf, dining, a golf shop, a massage area and wedding facilities, according to Visit Placer. Phelps Golf Design lists the course at par 71. Non-members can play on a limited basis on certain days, and Visit Placer says to call the golf shop to confirm. Membership terms come from the club, not the HOA.
Lincoln has two other golf choices nearby: the public Turkey Creek Golf Club on Highway 193 and Lincoln Hills Golf Club inside Sun City Lincoln Hills.
How do you get around Catta Verdera?
Catta Verdera is reached through Twelve Bridges, with Twelve Bridges Drive leading west to its own Highway 65 overpass. From there, Highway 65 runs south to Rocklin and Roseville.
Which school district serves Catta Verdera?
Catta Verdera is served by Western Placer Unified School District. Confirm the assigned school with the district directly.
What draws buyers to Catta Verdera?
Catta Verdera offers a gate, a golf course and a custom home in one place. Buyers who want a large home with design review protecting the streets around it, inside a city with its own services, put Catta Verdera near the top of the list in Lincoln.
The open space helps too. With 300 acres of Verdera open space on the city's books, many lots look out on oaks and grassland rather than the house behind.
What should buyers check before an offer in Catta Verdera?
Separate the HOA from the club. Verdera Community Association dues cover the neighborhood, while golf and social membership at Catta Verdera Country Club are their own decision with their own terms. Ask the club directly what membership costs before you count it in your budget.
For a custom home, ask for the architectural approvals behind any additions, pools or exterior changes, and read the association's design rules if you plan to remodel. On a larger loan amount, compare more than one lender's terms, because pricing on bigger loans can differ more from lender to lender.
What should sellers in Catta Verdera know?
Custom homes are hard to price because no two are alike. Comparable sales may need to come from a longer window or from similar gated golf neighborhoods, and the ZIP-wide median for 95648 says little about a Catta Verdera estate. Expect a smaller buyer pool and plan for it: better photos, a clear story about the design, and pricing that leaves the home room to sell.
Have the HOA documents, the architectural approvals for past work and any club membership details ready. Our guide to selling your home in Lincoln covers the rest.
