Old Granite Bay

Room to spread out near the lake.

The older part of Granite Bay sits near Folsom Lake. In MetroList closed sales, homes built in 1989 or earlier had a median lot of about 17,400 square feet, and 40 percent were half an acre or larger. The Douglas Boulevard open space

Open land with the road kept at a distance.

Placer County's Granite Bay Community Plan has a Rural Residential designation meant to preserve rural character, including the recreational use of horses. Rural Low Density parcels carry minimums of 0.9 to 2.3 acres, and a common zoning minimum is 40,000 square feet. Along Douglas Boulevard, one county report notes a 300-foot scenic setback, and the plan has a program to keep an open space buffer on the south side of the road.

The Park at Granite Bay

A smaller lot with a park of its own.

The Park at Granite Bay sits on Sierra College Boulevard, between Anabelle Avenue and Haskell Way, on about 16 acres. It has 56 single-family homes, a mix of one and two stories, on lots from 7,150 to 17,196 square feet. A 0.81-acre neighborhood park is open to the public from dawn to dusk. The county approved a rezone from the area's 40,000-square-foot minimum to make these lots possible.

The numbers, in one breath

Every neighborhood has a median, and in Sacramento the median only tells part of the story. Lot sizes vary. Eras mix. Custom homes sit beside tract homes. So even where the median is $1,225,000, there are one-of-a-kind homes that sell for far more, and the street, the lot and the details move the number.

Last year, 275 single-family homes sold in ZIP 95746 (October 1, 2025 to September 30, 2026). The typical home was built in 1994, with 4 bedrooms and about 2,991 square feet, on a lot of about 17,315 square feet. Half of the sales landed between $950k and $1.64M, depending on lot size, condition, square footage and more, and the median was $1,225,000. Condos and townhomes aren't included. Good to know before you look

Granite Bay is unincorporated, so Placer County and several special districts provide services. Zoning in parts of the community sets minimum lots of 40,000 square feet. FEMA flood zone status is mapped parcel by parcel. We look these up for each address.
