Carmichael Creek, Carmichael: Neighborhood Guide

This is a county preservation area of about 1,000 homes between Sutter Avenue and the American River, next to Ancil Hoffman Park.

What is Carmichael Creek?

Carmichael Creek is a neighborhood on the river side of Carmichael, and it is also one of Sacramento County's Neighborhood Preservation Areas. The Carmichael Creek Neighborhood Association describes its area along Sutter, San Juan, Stanley and California avenues south to the American River.

The association says the Carmichael Creek preservation area holds about 1,000 homes. Ancil Hoffman Park sits along the same stretch of river, and it shapes daily life here more than any shopping street does.

How did Carmichael Creek become a preservation area?

Neighbors formed the Carmichael Creek Neighborhood Association in 1986 to get a voice in development decisions. The association says it worked from the 1975 Carmichael Community Plan and ran house-to-house surveys.

The Board of Supervisors adopted the Carmichael Creek Neighborhood Preservation Area on April 6, 1988, through a county-initiated rezone. The ordinance states its purpose as protecting the neighborhood's "unique semi-rural residential character." It ties that goal to the community plan's aim of keeping as much semi-rural open space as possible.

Carmichael Creek is older than its zoning. It shares two edges, San Juan Avenue and the river, with the Colony No. 1 land Daniel Carmichael began selling in 1909. The association lists more than 130 member households today.

What kind of homes are in Carmichael Creek?

Carmichael Creek is mostly single-family homes, according to the county's findings for the preservation area. Lots can run large. A 2007 county filing for a 1,200-square-foot second unit on Edgehill Lane described a parcel of about 36,000 square feet. It was zoned RD-2 inside the preservation area.

The Carmichael Creek ordinance keeps the underlying zoning in place, so uses allowed by each parcel's base zone stay allowed. The association's stated goal is to guard against up-zoning and development it sees as incompatible. A proposal for more density here should expect neighbors to weigh in.

Census data is not published for Carmichael Creek alone. Carmichael as a whole has a median build year of 1970, per the Census Bureau's 2024 survey, and most of its homes predate 1990.

What is Ancil Hoffman Park like for Carmichael Creek?

Ancil Hoffman Park is Carmichael Creek's backyard. The park's address is 6700 Tarshes Drive. The American River Parkway Foundation lists the Effie Yeaw Nature Center, a horse staging area, a golf course and picnic areas there.

The park land beside Carmichael Creek has deep local roots. Sacramento County's biography of Charles W. Deterding Jr., the county's first County Executive from 1933 to 1955, says his family's Deterding Ranch is now Ancil Hoffman Park. His parents, Charles and Mary Deterding, were among Carmichael's first settlers.

The county repaved the park's roads and parking lots in 2025 and fully reopened Ancil Hoffman Park on August 17 of that year.

How do you get around Carmichael Creek?

California Avenue leads south toward Tarshes Drive and the park entrance. Sutter Avenue and San Juan Avenue connect Carmichael Creek to Fair Oaks Boulevard and the shopping along it.

The river forms Carmichael Creek's southern edge, so there is no bridge out of the neighborhood to the south. Drivers headed for U.S. 50 cross the river elsewhere, and a rush-hour test drive is worth doing before you commit.

Which school district serves Carmichael Creek?

Carmichael Creek is served by San Juan Unified School District, the only public school district in Carmichael. Confirm the assigned school with the district directly.

What should buyers and sellers in Carmichael Creek know?

Buyers drawn to a big Carmichael Creek lot should ask early what the zoning allows. A second unit, a lot split or keeping animals all depend on the base zone and the county's review. We look up the parcel before you write. See buying a home in Carmichael for how we work.

Sellers in Carmichael Creek often hand over a long-held house on a lot buyers rarely find elsewhere in the county. Pricing has to account for the land and the condition of the house separately. Surroundings builds that price from nearby sales. Read selling your home in Carmichael to see the plan.
