Buying a Home in El Dorado County, With the Whole Payment in View

Find the right home and write an offer that holds up, with lending help under the same roof if you want it.

Buying a Home in El Dorado County Starts With Choosing Your Elevation

Buying a home in El Dorado County means picking a spot on a 60-mile climb. El Dorado Hills sits at the Sacramento County line next to Folsom. Placerville sits near 1,867 feet, Camino around 3,000, and Pollock Pines near 3,980, where snow averages about 63 inches a year. The house you want may be on any of those exits, and the payment changes with each one.

Price is the first difference. Resideline's October 2026 numbers put the median closing price at $900,000 in El Dorado Hills over the past six months and $448,500 in Placerville over the past twelve. Taxes and insurance are the second difference. Many El Dorado Hills neighborhoods carry HOA dues and Mello-Roos special taxes. Homes farther up the hill draw more attention from fire insurers.

What you get from Surroundings is the whole monthly number for each home before you tour it: principal, interest, property tax, special taxes, HOA dues and an insurance estimate. Because the same team writes your offer and shops your loan, that number holds from the first showing to closing.

Why El Dorado County Buyers Choose Surroundings

Surroundings is a one-stop shop, and the payoff is convenience: one call, one team, one plan for the home and the loan. Maggie B. Hopkins is a licensed real estate broker and a licensed mortgage broker who shops your loan across a network of approved lenders, so you compare competitive offers side by side and one team carries the purchase from search to keys. Explore options, and shop us against anyone. Prefer a lender you already know? You can always bring your own. She has been licensed in real estate since 2006 and has 23 years in loans and real estate combined.

Lending knowledge earns its keep in this county. CBS Sacramento reported in April 2024 that El Dorado County residents were scrambling for home insurance. A Pollock Pines agent in that story said sales fall apart when a buyer cannot qualify for coverage, and that buyers now submit insurance bids as part of an offer. When you use Surroundings for both, nothing gets lost in a handoff, and the insurance quote, the loan approval and the offer are built together. With an outside lender, we coordinate those same pieces with them.

Inspections matter here too. Maggie once helped buyers beat seven competing offers on a home, then used a sewer problem found during inspection to negotiate $20,000 off the price. On an older Placerville house or a rural parcel in Rescue, what the inspector finds is part of the negotiation, never a reason to panic.

Clients put it this way: "Even when things get hairy, Maggie has it handled."

Our Home Buying Process in El Dorado County

  1. Get ready. Pre-approval comes first, built with the real tax and HOA numbers for the towns you like. The getting-ready step of our buying process covers what a lender looks at and what you sign before touring.
  2. Pick the town. We compare two or three areas side by side: El Dorado Hills against Cameron Park, or Placerville against Diamond Springs. Out-of-town buyers get video tours.
  3. Write the offer. Your offer goes out with a pre-approval our team arranged, and with an insurance quote when the home calls for one.
  4. Escrow. California purchases close through a neutral escrow holder and a title company. During your contingency period you complete inspections, the appraisal and the loan. On a rural property that can include the well, the septic system and the defensible space around the house.
  5. Close. You sign loan documents, the loan funds, the deed records with the county, and you get the keys.

Timing depends on the contract and the loan, and we lay out your dates before you write. Every step described here is our general process and is not legal, tax or lending advice.

Local Context for El Dorado County Buyers

Every town has its trade-off. El Dorado Hills gives the shortest drive west and Folsom Lake at its northern edge, with Brown's Ravine marina on that shore. Expect rush-hour delays, and the county and Caltrans are still designing ramp work at the Highway 50 and El Dorado Hills Boulevard interchange. Cameron Park, one exit east, offers older homes and more variety in lot size.

Placerville gives you a Gold Rush Main Street, Gold Bug Park's walk-in mine and the paved stretch of the El Dorado Trail. Camino puts you among the Apple Hill orchards, where a 30-minute weekday drive can stretch past an hour on an October weekend. Pollock Pines brings Sly Park and the forest, with a winter commute to match.

El Dorado Hills is served by the Rescue Union, Buckeye Union and Latrobe elementary school districts. Placerville is mostly in the Placerville Union School District, and Pollock Pines is mostly in the Pollock Pines School District. All three are in the El Dorado Union High School District. Confirm the assigned school with the district directly.

Weekends, Dining and Everyday Life Along Highway 50

Daily life changes with the exit you choose, so it helps to know what is close to each one. El Dorado Hills Town Center covers about 100 acres south of Highway 50, with Pete's Restaurant & Brewhouse, The Mimosa House for brunch and Native + Nomad, a restaurant run gluten-free and seed-oil-free. Cameron Park Lake has fishing and boat rentals, and Camerado Brewing pours nearby.

Placerville's Main Street has Bricks Eats & Drinks in an all-brick building, Amore Mio Italian Bistro and Old Town Grill. Red Hawk Casino, off the Red Hawk Parkway exit near Shingle Springs, adds Henry's Steakhouse and The Apex, with go-karts, bowling and an arcade.

Wine is part of the local routine rather than a special trip. Lava Cap Winery on Fruitridge Road planted its first vines in 1981. Madroña Vineyards pours in a Gold Rush-era homestead near 3,000 feet on High Hill Road. Holly's Hill Vineyards on Leisure Lane makes Rhône-style wines.

Farther up the hill, Sly Park Recreation Area at Jenkinson Lake has about 191 campsites in eight campgrounds and trails that circle the lake into Eldorado National Forest. The Placerville Ranger Station in Camino issues west-side permits for Desolation Wilderness, about 63,960 acres north of Highway 50. Buyers who live here use those places on ordinary weekends, and the town you pick decides how far each one is.

Frequently Asked Questions

How much does a home cost in El Dorado County?

It depends heavily on the town. Resideline's October 2026 numbers show a $900,000 median closing price in El Dorado Hills, $448,500 in Placerville and $636,750 in South Lake Tahoe. The Department of Finance put the 2024 countywide median at $684,000.

What is Mello-Roos and will I pay it in El Dorado Hills?

Mello-Roos is a special tax that funds infrastructure in certain newer neighborhoods, and many El Dorado Hills neighborhoods carry it along with HOA dues. Whether a specific home has it shows on its tax bill, which we pull before you write an offer.

When should I get a home insurance quote?

Before your contingencies come off, and ideally before you write the offer on a home farther up the hill. CBS Sacramento reported that buyers in the county now include insurance bids with their offers because sales fall apart when coverage cannot be found.

Can I buy in El Dorado County while I still live in the Bay Area?

Yes. You can get pre-approved, tour by video and sign most documents electronically. Many buyers make one trip up Highway 50 once the search is narrowed to a few homes.

Loans are arranged by Maggie B. Hopkins, NMLS #349517, at Surroundings · DRE #02220140 · NMLS #2528307. All loans are subject to credit approval and underwriting, and this page is not a commitment to lend.
