Investment Property in El Dorado County, From Lake Tahoe to Foothill Acreage
Run the numbers on rent, financing and repairs before you write the offer, with a broker who also knows lending.

Investment Property in El Dorado County Is Two Different Markets
Investment property in El Dorado County splits at Echo Summit. On the lake side, South Lake Tahoe sits at about 6,237 feet on the Nevada line, with Heavenly at its east end and the Stateline casinos across the border. On the western slope, Placerville, Diamond Springs and the rural parcels around them run on a different calendar and a different price per square foot.
The numbers show the split. Resideline's October 2026 figures put South Lake Tahoe at a $636,750 median closing price over 238 closings in six months, about $469 a square foot, with homes going to contract in about 16 days. Placerville came in at $448,500 over twelve months, about $293 a square foot, and about 42 days to contract.
What you get from Surroundings is the full picture on a property before you write: financing, a realistic rent estimate, insurance, repairs and the local rules that affect how you can use it. If the numbers do not work, you hear that before you commit.
Run My Investment Numbers
Why Investors Buying in El Dorado County Choose Surroundings
An investment works or fails on numbers, and most of those numbers are lending numbers. Surroundings puts the purchase and the financing in one place for convenience: one call, one team, one plan. Maggie B. Hopkins is a real estate broker and a licensed mortgage broker, so your down payment, reserves and payment are modeled alongside the purchase price from the first conversation. Investment loan terms differ widely between lenders, and she shops many of them for you. Give yourself options, and shop us against anyone. Investors with their own lender are always welcome to use them.
Maggie has been licensed in real estate since 2006 with 23 years in loans and real estate combined. Surroundings looks at homes in any condition and keeps a network of cash buyers on the selling side, so a dated or damaged property gets an actual plan instead of a pass. We work with investors who intend to close, and every offer we write is one we expect to see through.
Investment loans usually call for a larger down payment and more cash in reserve than a primary home. Maggie will show you those requirements for your situation before you start shopping.
Our Investment Purchase Process in El Dorado County
- Define the strategy. Options include a long-term rental, a second home you rent part of the year, land held for later, or a fixer to renovate. Each one points to a different part of the county.
- Financing and reserves. We set the loan program, down payment and reserves before you tour.
- Underwrite each property. We review the rent estimate, taxes, HOA dues, insurance quote, likely repairs, and the city or county rules on how the property can be rented.
- Offer and escrow. California escrow gives you a contingency period for inspections, the appraisal and the loan. On rural parcels we add well, septic and defensible-space checks.
- Close and hand off. You close with the numbers you underwrote, not new ones.
The reality-check step of our buying process explains why we underwrite before you tour. Tax questions such as a 1031 exchange belong with your tax advisor, and this page is not legal, tax or lending advice.
What Draws Visitors and Renters Here, and What It Costs to Own
The county's visitor draws are real and well documented. The South Fork of the American River at Coloma sees about 120,000 rafters in most years, according to the San Francisco Chronicle. Apple Hill has about 50 member ranches, open from around Labor Day into November. Red Hawk Casino near Shingle Springs has a 156-room hotel. Marshall Gold Discovery State Historic Park covers 576 acres of historic Coloma, and Heavenly runs a gondola from Heavenly Village in South Lake Tahoe.
Rural and agricultural land is the other investment story. Rescue is mostly farmland, vineyards and ranches. The Fair Play AVA covers about 21,000 acres with roughly 350 planted. Camino's parcels sit among orchards and Christmas tree farms at about 3,000 to 3,500 feet.
Insurance is the cost to underwrite most carefully. The California Department of Insurance listed El Dorado among the 10 counties with the most homes in high or very high fire-risk areas. During the 2021 Caldor Fire the entire city of South Lake Tahoe was ordered to evacuate, and Sierra-at-Tahoe lost its 2021-22 season before reopening in December 2022. Short-term rental rules differ between the city and the unincorporated county, so we check current rules before you count on that income.
Compare markets in investment property in Sacramento County and investment property in Yolo County. Inherited homes sometimes become rentals too, which is covered in probate and trust sales in El Dorado County.
South Lake Tahoe, Meyers and the Foothills Up Close
South Lake Tahoe was incorporated on November 30, 1965, and had 21,330 people at the 2020 census. Heavenly Mountain Resort, owned by Vail Resorts since 2002, spans California and Nevada with a top elevation of 10,067 feet. The city is in the Lake Tahoe Unified School District, and Bijou and Tahoe Paradise give it nearby public golf.
Meyers, about 6 miles south on Highway 50, sits near 6,378 feet and had 2,163 people in 2020. Tahoe Paradise Golf Course is an executive course at 3021 Highway 50. Desolation Wilderness lies west of the lake and north of the highway, with permits required year round and overnight quotas from late May through September.
Back on the western slope, Placerville is an incorporated city of 10,747 people, while Diamond Springs, Camino and Pollock Pines are unincorporated. That distinction decides whose rules apply to how a property is used. Coloma, with 521 people at the 2020 census, is a National Historic Landmark District where rafting, agriculture and tourism carry the local economy.
Mountain property needs its own underwriting. Snow load, access in winter and the cost of insuring a home at elevation all belong in the numbers, and a lake-side purchase means crossing Echo Summit to reach it from Sacramento.
